All rooms open off a long hallway with three equally charming bedrooms, one with a modern shower room plus a family bathroom. The open plan living space is a great place to socialise with living space overlooking the patio, dining area and well equipped kitchen.
In good weather the sunny patio, furnished with table and chairs, is the perfect place for long lazy lunches or a BBQ after a day in one of the nearby market towns or on the beach at nearby Southwold. There’s plenty of parking in the huge gravel driveway and ample space for kids and dogs to run around.

The Mulberry’s very well designed so all rooms face south, opening off the long hallway with wooden floor running through and carpet in the bedrooms.

A sturdy table and six chairs sits next to the stylish kitchen which is well equipped with integrated appliances including an electric oven, induction hob and extractor, Integrated fridge with four drawer freezer beneath; dishwasher, washing machine, free standing microwave and Nespresso coffee machine.

Elegant double aspect bedroom with super king size bed and matching bedside tables plus a built in wardrobe.

Outside
The Mulberry is a detached single-storey holiday home sitting down a long drive on Highfields Farm with only the owner's house nearby (not too close for comfort though!). There's a large lawned garden (perfect for a game of catch or ball game) with lovely furnished south facing patio for long lazy lunches or starlit suppers with virtually no light pollution. There's a gravel drive with ample space for three cars.
There is now a new shed adjacent to The Muberry, for secure bike storage.

This stylish detached self-catering holiday home is equipped with a TV with Freesat, iPod docking station and Wifi with 12megs of download. Appliances include a dishwasher, electric oven with induction hob and extractor fan, free standing microwave, washing machine and fridge with four drawer freezer.
A travel cot and high chair are available from the property owners on request at the time of booking.
The Mulberry sits in a rural spot close to the village of Ilketshall St Margaret in the Waveney district of East Suffolk where guests of all ages will find plenty to keep them amused, including the Bressingham Steam and Gardens, the Norfolk Broads, an award winning Cottage Nursery, majestic Somerleyton Hall and Gardens and Beccles Lido and Big Dog Ferry. A footpath runs through the land so it's a great place for guests (including four legged ones) to walk.
The closest town, Bungay, is just three miles away, a bustling market town with variety of shops and eateries plus a town trail where visitors can learn the history of the town and see how modern life has interacted with days gone by and canoe hire available for the more adventurous!
St Peters Brewery, just five minutes away in South Elmham is an interesting place to visit between Easter and Christmas; built in 1996 in an attractive range of traditional former agricultural buildings it is now produces a selection of 'traditional' beers as well as some unusual beers such as fruit beer and has a Restaurant with picturesque moat, outside terrace and lawned garden open at specific times of the year.
For the beach lovers, the picturesque and popular town of Southwold is half an hour away with it’s sandy beach, iconic pier, lighthouse and great range of eateries and independent shops.
The Mulberry is well suited to guests with a mobility issue as there are no steps, only a small threshold between doors and into the shower cubicle and the front door is 2'9" wide with double doors onto the patio at the back. There's a shallow paved ramp to the front door, floors are wood other than the bedrooms which are carpeted.
The owners will accept up to three well-behaved, small/medium sized dogs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking, particularly not allowing dogs on the furniture and cleaning up after them.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
