We had a stroke victim with us and the master bedroom with en-suite was perfect. There was a problem with the heating but we were advised before hand and an alternative was provided promptly and it did not spoil our stay.

“Lovely bungalow in a very peaceful setting although there are villages and towns close by.”

Spacious kitchen/dining/lounge and some lovely luxury touches, one being the goodies left for you. I have never had such a good selection, also lovely luxury bath sheets, far bigger than mine at home. The main bedroom is spacious with a lovely big bed although the bed did creak a lot when one turned over so not so good if you are a light sleeper. The only niggle was we had a problem opening the wooden patio doors. The bolts were quite stiff to open and closing it took two of us as we had difficulty lining the bolts up to fit into their sockets. It didn’t affect us too much as we just got our dog to go out through the front door. Thank you Chris and Kirsty for understanding our dogs needs.

It’s as lovely as always with everything we needed for a comfortable stay. The kitchen is so well equipped so we could make a variety of meals with ease. The peace and quiet is amazing, perfect for a week of relaxation and unwinding. We saw hares in the field next to the cottage with was a real treat. The local walks are beautiful with lots of public footpaths and quiet lanes so perfect for our greyhound. We will definitely be returning and recommending the Mulberry to family and friends. “One of the best Cottages we have stayed in, and we’ve stayed in a few.”

Gardens not fully enclosed, but not near a main road. The space outside is amazing, the photos don’t do it justice. Inside, is everything you could possibly need for a fantastic stay. Beds are comfy. Plenty of hanging space and storage. Short drive away from Bungay and Beccles. We found a lovely private swimming pool within a few minutes drive too. We have already been talking about returning, and have recommended to anybody who would listen to us talk about it

Cottage clean and tidy and all as the photographs on the website. The welcome gifts were appreciated. The only thing I would point out is that the lovely large garden surrounding the property is not enclosed, and I think this should be mentioned on the website as if you have a dog prone to wandering off you might have an issue! No problem in recommending The Mulberry if you're after a lovely peaceful week away. We will definitely return!

“We were absolutely delighted by The Mulberry.”

We've hired a fair few cottages over the years and this has been without doubt the best equipped. The small things really do add up - like providing enough dishwasher tablets for the duration of our stay (and we have three small children, that's no small feat). The location was perfect too, rural but only 5 minutes from all the shops that you'll need. One more thing - for anyone wondering about internet speeds (as I was before we booked) - it was around 20Mbs, so perfectly fine for any work call or streaming. Please send our thanks to the owners for providing such a great cottage.

“We had an amazing second stay at the Mulberry!”

It’s a fantastic cottage and has everything you will need for a comfortable stay. The main open plan sitting room and kitchen diner is beautiful and spacious and the fairy lights on the beams make it extra cozy! It is situated in a quiet and peaceful location which is perfect for dog walks and exploring. The scenic beaches of Dunwich and Walberswick are less than thirty minutes away and are dog friendly. The Big Dog Ferry river trips depart from Beccles Lido and is also well worth a visit, we saw Kingfishers and an otter! Thank you very much Chris and Kirsty, we look forward to returning!

Charming couple who take much pride in overseeing that our comforts are to a high standard and be on hand to provide us with any further information which we were most pleased to receive. “We thoroughly enjoyed our stay at The Mulberry.”

A beautiful property with lovely well kept grounds in a remote part of Bungay. I could see that a lot of thought had been put in. We particularly appreciated the goodies on arrival (beers, cake and milk) and the dog toys and accessories left for our dog. The kitchen was one of the best stocked facilities that we have used when staying at a holiday let. The beds all very comfy. Minor cosmetic work perhaps needs to be done to most of the internal window sills as I can see that they are quite badly marked and need re-varnishing. We also wanted to raise a complaint with the cleaning company that you use. We found them to be rude and heavy handed - it felt like the bailiffs had turned up to chuck us out! It was a little intimidating to have them on the driveway waiting to go at 9:45am (checkout time is 10am) and they were promptly in the house as soon as it hit 10am, whilst we were vacating - something I have never encountered before. The male colleague was particularly rude to us (including my elderly disabled mother in law) and it put a dampener on what was otherwise a lovely stay. I would suggest you consider reviewing your cleaning suppliers!

Didn’t expect it to be as lovely as the photos but it is in fact better. So lovely and serene, just what our family needed for a few days away. “It was ok.”

Owner took a long time to reply, master bed was uncomfortable with a bumpy mattress. Cleanliness could’ve been improved with dust/cobwebs, dirt/built up bathroom scum round basin/bath frames and staining on blinds. Front room door is very sticky and tricky to get open. Would benefit from enclosing the garden at the back. Tea bags and coffee but no sugar. Hand wash in kitchen was left empty. We left around 9:45am on Monday due to a family emergency which we emptied all bins, hoovered, cleaned the kitchen sides, disposed of our own rubbish and put all used towels in the bath before we left. We made sure everything was left how we found it. Didn’t get much back from Owner which we were slightly disappointed in.

The property

All rooms open off a long hallway with three equally charming bedrooms, one with a modern shower room plus a family bathroom. The open plan living space is a great place to socialise with living space overlooking the patio, dining area and well equipped kitchen. In good weather the sunny patio, furnished with table and chairs, is the perfect place for long lazy lunches or a BBQ after a day in one of the nearby market towns or on the beach at nearby Southwold. There’s plenty of parking in the huge gravel driveway and ample space for kids and dogs to run around. Ground floor: The Mulberry’s very well designed so all rooms face south, opening off the long hallway with wooden floor running through and carpet in the bedrooms. Living Space A super light and airy living space combining well equipped kitchen, dining and living areas – ideal for socialising with family and friends. Two large sofas are positioned next to the wall of windows overlooking the surrounding countryside with double doors opening onto the sunny south facing patio The room features gorgeous artwork, large statement mirror, and modern LED lamps. Entertainment’s provided with flat screen TV. A sturdy table and six chairs sits next to the stylish kitchen which is well equipped with integrated appliances including an electric oven, induction hob and extractor, Integrated fridge with four drawer freezer beneath; dishwasher, washing machine, free standing microwave and Nespresso coffee machine. Master bedroom Elegant double aspect bedroom with super king size bed and matching bedside tables plus a built in wardrobe. En-suite shower room A good sized modern en suite with shower, WC, wash basin, heated towel rail and south facing window. Guest Bedroom Another sunny bedroom overlooking the garden and fields, with king size bed, matching bedside tables and chest of drawers. Twin bedroom A stylish south facing room with twin beds, bedside tables and a chest of drawers. Family Bathroom Conveniently located for guests in the guest and twin bedrooms as well as the living room, with bath, shower, wash basin, WC, heated towel rail and natural light. Outside The Mulberry is a detached single-storey holiday home sitting down a long drive on Highfields Farm with only the owner's house nearby (not too close for comfort though!). There's a large lawned garden (perfect for a game of catch or ball game) with lovely furnished south facing patio for long lazy lunches or starlit suppers with virtually no light pollution. There's a gravel drive with ample space for three cars. There is now a new shed adjacent to The Muberry, for secure bike storage.

Bungay is a historic town resting between Norwich and Halesworth.
