A shingled and walled patio area runs along the side of the property, accessed from both the open plan living area and master bedroom which has an en-suite shower room; a separate shower room serves the guest bedroom and there's an additional cloakroom and utility room.

There's a lovely feeling of space at The Hive with a wide entrance hall at the heart giving ample space for storage, with doors opening to the living area, both bedrooms, cloakroom and additional shower room. Light streams into the open plan living area which combines an L shaped kitchen, dining area and seating, with door opening to the patio and Tibbys Green beyond. The master bedroom, with king size bed, also has a double glazed door so you can enjoy your morning coffee outside.

An allocated parking space close to the apartment is a huge advantage in Southwold, particularly as you'll be staying within walking distance of the bustling high street, Adnams Cellar and Kitchen, iconic Southwold Pier and promenade. The entrance is off Simons Path with the apartment overlooking Tibbys Green and the beautiful St Edmunds Church, and a strip of shingle patio with low wall and just enough space for you enjoy a coffee or something stronger!

Ground Floor
Enter through the honeycomb patterned glass door into the spacious hall which runs through the heart of the apartment, a great place for storing beach gear and giving access to the living room, master bedroom, guest bedroom, shower room and cloakroom. There's under floor heating throughout and natural timber flooring with the exception of tiles in the shower rooms. There is a two drawer console table with large circular mirror above as you walk into The Hive and also a wooden seat with storage for shoes under to keep things tidy.

Open Plan Living Space
A lovely light and airy room with big windows overlooking the green. A range of kitchen units with granite worksurfaces run in an L shape at one side with a full range of appliances, including a Neff five ring gas hob with Wok burner and oven, integrated fridge/freezer and dishwasher. Enjoy meals at the extendable wooden table and four chairs and two further chairs in the apartment. Relax by the patio door in the sunshine on the comfy two seater couch and there's a funky swivel chair with footstool too.

A great addition with built in Hotpoint washer/dryer, freestanding microwave and storage cupboards.

Master Bedroom

This self-catering holiday apartment is equipped with underfloor heating and appliances include a TV with Freeview and Wifi. The kitchen is equipped with a built-in Neff five ring gas hob with Wok burner and oven under, Neff integrated fridge/freezer, dishwasher and microwave; there's also a built-in Hotpoint washer/dryer in the utility room.

Property Floor Plan

The address for The Hive is 9 Tibby's Way, part of the Tibby's Triangle development sitting in the heart of Southwold with easy access to both the bustling town centre and the lovely seafront with the long sandy beach adorned with a string of colourful beach huts and the fun-filled Pier.

Adnams Wine & Cellar Kitchen Shop, literally round the corner, is a great place to buy local goods or simply relax and unwind in the café or courtyard where you can enjoy tempting hand-made sandwiches, hot meals and freshly-baked cakes. Just a short walk from there is Southwold high street which has a host of award-winning pubs, restaurants and cafes, plus a strong local retail offering with fashion favourites and food outlets including bakeries, delicatessens, butchers and convenience stores. There's also a brilliant play area around the corner for guests with children.

There is a pretty walk from the harbour over a footbridge to the picture-postcard village of Walberswick, home to two good pubs (The Anchor and The Bell) and a long sandy beach. Fresh fish can be bought from the fishermen’s huts along the harbour.

The area boasts a wide variety of attractions, amongst which are the renowned RSPB bird sanctuary Minsmere, many countryside and coastal walks and the internationally renowned Aldeburgh Music Festival.

Whilst the apartment is all on the ground floor not all doorways are large enough for wheelchair access.

Outside, the patio space is five feet wide and 30 feet in length. There is a bench outside the living area patio door, facing the park and church.
