At the hub of the ground floor is a light and airy open plan kitchen/dining room, which is being well-equipped with everything you could need to cater for family and friends at home, and the family room will be a comfortable space for relaxing times with loved ones. The bedroom on the ground floor will have a super king zip and link bed with luxury en-suite shower room; guests upstairs will wake to views to the river through folding doors, with a classy en-suite bathroom. Catch the sun in the front garden in the morning or enclosed courtyard in the afternoon; and explore Orford, a pretty fishing village with quay, excellent shops and eateries, literally around the corner.

The Dunns at Orford

The Dunns will be furnished in a similar fashion as its 'sister' property The Curious Oyster which you can see here.

You're welcomed into a small porch taking you through to the wonderful dining/kitchen, sure to be the hub of your holiday, which has doors to the courtyard garden at the back, stairs rising to the first floor and a door to the cosy family room to your left. One of the bedrooms sits quietly at the back of the ground floor, making it suitable for guests with a mobility problem, with an en-suite shower room. The second superb bedroom, with sleek en-suite bathroom, is on the first floor with views over fields to the river through sliding doors in the dormer window, or to the village from the Juliette balcony.

You’ll be spoilt for choice outside with an enclosed patio/garden at the front catching the morning sun, furnished for outside dining with gate to the parking for two cars on the drive. At the back there’ll be an enclosed courtyard which catches the afternoon and evening sun; again furnished casually for guests to relax. Parking for two cars s on the drive beside the garden fence, with extra on nearby roads if needed.

External Porch
Ideal space to leave footwear and hooks for coats.

Kitchen/Dining Room
The porch takes you into the lovely light open plan kitchen/dining area which will have a solid dining table with six dining chairs waiting for you to do some entertaining. A stylish contemporary kitchen runs along two sides of the top part of the room with French doors opening onto the rear courtyard. Units housing integrated appliances will include a fridge/freezer, electric oven with induction hob and extractor, dishwasher and a washer/dryer.

Family Room
Super sunny south facing room with box bay window making the most of the daylight, and a wood burner to keep it cosy in cooler months. Stylish furnishings are being purchased for this room with comfy sofas, occasional tables etc. and a TV for your entertainment.

Ground Floor Bedroom
Sitting quietly at the back, this room will be furnished with a super king zip and link bed so you can choose between twin nor double configuration, with bedside tables and a unit for clothes.

En-Suite Shower Room
A lovely new suite is being installed with large shower, WC, wash basin, heated towel rail and natural light.

Cloakroom
Tucked under the stairs, convenient for guests during the day, simply with WC and washbasin.

First Floor
Stairs will rise near the kitchen up to the first-floor landing, with a skylight giving views of the river and a window on the stairs framing the castle. Doors open to the bedroom and bathroom from the landing.

Master Bedroom
This will be a stunning bedroom with a massive dormer with doors giving views over farmland to the river beyond, as well as an east facing Juliette balcony looking to the village. A super king bed will take pride of place, with bedside tables and seating so you can make the most of the view.

En-Suite Bathroom
A gorgeous bathroom is being installed into this bright space with skylight and window. The bath will have a shower over and there’ll be a WC, wash basin and heated towel rail.

Outside
You’ll be spoilt for choice with an enclosed patio/garden at the front, furnished for outside dining with gate to the parking for two cars on the drive. At the back there’ll be an enclosed courtyard which catches the afternoon and evening sun; again furnished casually for guests to relax.

Whats Included?

The owner of The Dunns leaves a very generous welcome gift consisting of a bottle of wine, biscuits, two bottles of Adams dry hop larger, small pack of pump street chocolate, 114g pack Pinney's smoked salmon, selection of Stokes sauces in sachets (ketchup, mayo and brown sauce) and a pack of Union ground coffee. There is also a selection of Pukka herbal teas, English breakfast tea and Hillfarm rapeseed oil in the cupboard.

All prices include 100% cotton bed linen, towels, heating and electricity.

This detached self-catering holiday cottage is equipped with central heating and appliances include a TV with FreeSat, Sky and Wifi. The kitchen is well equipped with integrated appliances will include a fridge/freezer, electric oven with induction hob and extractor, dishwasher, microwave and a washer/dryer. There will also be BBQ for use in the courtyard.

A travel cot and high chair are available from the property owners on request at the time of booking.

The Dunns is a stunning contemporary detached home on a quiet road at the bottom of the pretty fishing village of Orford, not far from the Crown and Castle Hotel, shops, Pump Street Bakery, quay and other amenities.

The village has a fantastic choice of places to eat and drink, including The Trinity at the Crown and Castle, the Kings Head pub, the Butley Oysterage, the Jolly Sailor and a café by the quay with lovely views over the river. If you are eating in, good food can be purchased in the village from an award-winning butcher, the Pump Street bakery, Pinneys and also the Village Stores.

Orford is on the River Or and boasts a working river quay that serves sailors, fishermen and sightseers. Across the river is the National Trust’s Orford Ness, the site of mysterious research projects in the 1950’s and 60’s but now a nature reserve, Havergate Island, managed by the RSPB and river trips to visit it can be booked from Orford Quay.

A well-behaved dog is welcome. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
