There’s a kitchen/dining room, which is open to a large sitting room and a hallway to the ground floor bedroom and WC beyond. Upstairs, there is a landing leading to the master bedroom, bathroom and twin bedroom – all with views over the grounds.
GROUND FLOOR: Guests enter into The Cart Lodge through a large stable door into the kitchen.
KITCHEN/DINER: A fully equipped kitchen with a dining area seating six, the kitchen has a Neff four-ring electric hob, an integrated Neff electric oven, a Bosch dishwasher, tall fridge-freezer and washing machine, and plenty of cupboard space.
SITTING ROOM: The features of this room are the wood burner with three large sofas positioned around it as well as the full wall of three glass panes – one being a sliding glass door – letting an immense amount of light into the living space. The sitting room is open plan with the kitchen/diner and has a flat screen TV with FreeView channels, a DVD player and a CD player with an iPod docking station.
CLOAKROOM: A hand basin and a W.C.
TWIN BEDROOM: A cosy twin with bedside tables. This room is classed as the +2* on the description as we feel that the house is more suited to four guests, however you're welcome to use the room if you wish and please let us know when you make your booking so we can ensure it's made up.
FIRST FLOOR: The angled stairs rise from the sitting room to a first floor landing.
MASTER BEDROOM: A spacious bedroom with a king size bed, large windows looking over the beautiful countryside and Alde River with a bistro table and chairs in front of them. There are matching bedside tables, a chest of drawers and two built-in wardrobes.
BEDROOM 3: A twin room with two full size single beds; there are two bedside tables and two chests of drawers.
BATHROOM: A bath with shower overhead, a hand basin and a W.C.
OUTSIDE: Plenty of off road parking and lots of space to explore. This property benefits from a grass tennis count and a natural eco swimming hole.

This quiet countryside self-catering Suffolk holiday cottage is set in Sudbourne and close to the small seaside village of Orford which is on the River Ore and boasts an 'English Heritage' Norman castle and a working river quay that serves sailors, fishermen and sightseers. The village has a fantastic choice of places to eat and drink including The Trinity at the Crown and Castle and Kings Head pub, the Butley Oysterage, The Jolly Sailor and a café by the quay with lovely views over the river. Across the river is the National Trust's Orford Ness, the site of mysterious research projects in the 1950s and 60s but now a nature reserve.
River trips can be booked from Orford Quay down the river to see the area's famous avocets at the RSPB's Havergate Island. If you are eating in, good food can be purchased in the village from the award-winning butchers, Richardson's Smokery, Pinney's and also the Village Stores.

There are unfenced ponds and pools near the property and supervision of small children is advised when outside. The owners house is opposite The Cart Lodge however their garden is on the far side and there's ample space to enjoy privacy and seclusion.
WiFi internet is available but can only be accessed in the kitchen.
