Outside
Spexhall Barns are two self-contained self-catering cottages surrounded by countryside with an abundance of wildlife including muntjac deer, bats, badgers, squirrels and many birds for you to identify. Both properties have private decks and the one outside Red Poll Barn, overlooking the moat has sufficient space and outdoor furniture for six guests to enjoy eating al fresco, perhaps enjoying a BBQ.

The owners are happy for you to wander around almost two acres of their stunning moated gardens and grounds. For the ultimate in relaxation, guests can bring their rods and fish for rudd and perch in the pond.

There’s a drive from the main road to the Rookyards Estate with ample parking for three cars and a path leads to the doors of your accommodation. There's an additional holiday cottage opposite, great for extra friends and family, although the living areas aren't big enough for ten people to socialise comfortably. The surrounding countryside lends itself to cycling and you can store bikes undercover in one of the cart sheds.

RED POLL BARN

The stylish Living/Kitchen/Dining room is light and airy. A bespoke well-equipped kitchen sits at one end, next to the dining area furnished with table and six chairs, with the comfortable sitting area next to the doors so you can make the most of the fresh air in the summer. Both bedrooms are beautifully furnished, one twin and the other king with the modern bathroom sitting between the two.

Ground floor
You’re welcomed into a hall with all the rooms opening off it and a limed oak flooring running throughout, other than the bathroom which is tiled.

Kitchen/Living/Dining Room
A wonderful open plan space stretching to double doors opening onto the deck which sits over the moat with adjacent pond with bi-fold windows along the side where you can sit and watch the wildlife; kingfishers, squirrels and muntjac enjoying the moat.

The bespoke and well-equipped kitchen sits at one end with integrated Bosch electric oven, induction hob, extractor, under counter fridge with ice compartment, dishwasher and free standing microwave. A solid oak table with six chairs sits between the kitchen and living space which is furnished with a three seater leather Chesterfield sofa with matching arm chair and an Ercol rocking chair, plus occasional tables with lamps and a wall mounted TV.

Master Bedroom
Wake to the dawn chorus with bi-fold windows opening onto the moat and woodland beyond. The bed is king size with two bedside tables, single wardrobe with drawers and a ladder desk/dressing table with mirror and light.

Guest Bedroom
Again sitting quietly at the back of the property with windows over the moat; furnished with twin beds with under bed storage and handsome metal drawer unit.

Bathroom
Conveniently sitting between the two bedrooms, this modern fully tiled bathroom has a bath with rain shower, WC, wash basin, heated towel rail and a velux window giving natural light.

MILK PARLOUR

You’re welcomed into a light and airy L-shaped living space with bespoke kitchen, dining area and comfortable sitting space with big double doors opening onto the deck. The bedroom has a zip and link bed so you can choose between double or twin configuration with modern bathroom adjacent.

Milk Parlour has ample parking on the shared gravel drive with a courtyard at the front of this semi-detached holiday home, however the wonderful private deck at the back overlooking the pond is idyllic for some relaxation.

Ground floor:
Milk Parlour is a single storey property with oak flooring in the bedroom and living area, Italian designer tiles in the kitchen and bathroom and designer rads throughout.

Kitchen/Living Room
The original stable door opens into the light and airy L-shaped open plan living space with high ceilings, beams and double doors to the patio giving stunning views of the moat and woods behind.

The stylish kitchen has bespoke units with integrated Bosch electric oven, induction hob with extractor fan; under counter fridge with ice box; slimline dishwasher and free standing microwave.

A beautiful two seater sofa will take pride of place in the living area, together with an arm chair, Eames rocking chair and wall mounted flat screen TV. The dining area has a round oak table with matching chairs.

Bedroom
The king size zip and link bed can be made into double or twin (2 x 2’6” singles) and sits with bedside tables. There’s also a ladder dressing table with mirror and chair.

Bathroom
Light modern bathroom with velux window allowing natural light. There’s a bath with rain shower over with hand shower, wash basin, WC and heated towel rail.

Spexhall Barns lie in the village of Spexhall, surrounded by idyllic Suffolk countryside offering country walks or cycling, and easy access to the old market towns of Bungay, Beccles and Halesworth with an excellent array of local shop and eateries.

The 500 year old ‘Huntsman and Hounds’ pub is approximately a ten minute walk away and, as well as offering good cuisine by the fire or in the mature gardens.

The Suffolk Heritage Coast to the east includes the popular Georgian seafront town of Southwold, home to the Adnams Sole Bay brewery.

There are excellent sporting and leisure facilities in the area including a number of golf courses, sailing and water sports on the river estuaries as well as fishing, horse-riding and bird-watching.
Please note that Spexhall Barns are adjacent and not interconnecting and there needs to be an adult sleeping in each barn for security reasons. There is an open air courtyard between the two, with a low wall giving easy access between them.

A well-behaved dog is welcome. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking. If your dog’s a swimmer please make sure it’s dry before going back into the barn and obviously supervise it in the water. The garden is also not fully fenced and the main road is about 200 metres down the drive.

A cot and high chair are available from the owners if requested at the time of booking. There is a lot of unfenced water around in the pond and moat so ‘little guests’ will need to be supervised at all times.

The accommodation is single storey so suitable for guests with a mobility problem, however please note that the shower is over the bath and the entrance is too tight for a wheelchair to turn.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
