Rush House at Eastbridge

Built to Passivhaus principles, this exceptional low-energy passive house has a balanced ventilation system creating an exceptional internal living environment throughout the house all year round. Three generous sized bedrooms are located on the ground floor; the master bedroom with en-suite shower room which has a king size bed, the other lovely light bedrooms are king and twin configuration and there's a family bathroom plus additional cloakroom. A large staircase climbs to the stunning open plan living area with a contemporary kitchen at one end with a balcony overlooking Minsmere marshes, dining area and a sitting area with double doors leading to a deck with outstanding views over the surrounding farmland. An additional TV/sitting room is a great place for some quiet time or for the kids to chill in front of the TV!

Rush House is a unique upside-down house offering a lovely south-facing garden, accessed from both the hallway and through the double doors of the rear bedroom. The garden is a tranquil setting to sit back and relax, enjoying the great outdoor and quietness. Outdoor seating provides a space to dine alfresco and make the most of the days and evenings.

Rush House sits on the edge of Eastbridge, a quiet village with local pub, just two miles from the RSPB Nature Reserve at Minsmere, Dunwich Forest and the sea with numerous walks and cycle rides to enjoy. There's a gravel drive with parking for two cars and gently sloping footpath to the front door. The garden wraps around the house, surrounded by fields to two sides and has a private south facing terrace as well as the wonderful deck from the living area and smaller balcony off the kitchen.

Ground Floor
From the moment you arrive you know you are somewhere special. You're welcomed into a spacious hall in this 'upside down' house with three bedrooms, the family bathroom and utility room opening off; straight stairs rise to the open plan living space and there's a door to the garden at the back.

Master Bedroom
Wake to the view of the rolling countryside from the king-size bed, in this spacious room with bedside tables with lamps, a console table and a large walk-in wardrobe with bags of hanging space, shelves, and drawers. An ample size room to retreat to at the end of a busy day exploring all that is on offer from this properties doorstep.

En-Suite Shower Room
A modern suite awaits, with a Large walk in shower (with small lip), WC and washbasin.

Twin Bedroom
A lovely light room with wonderful views, twin beds, bedside tables and lamps, a canvas wardrobe and three drawer chest of drawers.

Family Bathroom
This super modern bathroom has a bath, walk-in shower, his and hers basins, WC and natural light. Why not run a bath, grab a good book and simply relax.

Guest Room
Enjoy your morning coffee on the deck directly outside the double doors in this bedroom which is furnished with a king-size bed, bedside tables with a central table and lamp, a canvas wardrobe and three drawer chest of drawers.

Featuring a washer/dryer.

Effectively giving each bedroom their own toilet, with a WC and basin.

First Floor
An attractively lit flight of stairs with handrail rise directly to the first-floor living space with cork floor throughout.

Kitchen/Living/Dining Room
This stunning room is a great space for friends and family to enjoy a holiday and make the most of the beautiful surroundings with a wall of windows overlooking the fields and doors giving access to the balcony where you can do a spot of bird watching.

Furnished with two comfy sofas, a swivel chair and coffee table, the sitting area is at the far end of the room with the elegant dining area in the middle where there's a table with eight chairs. The well-equipped L-shaped kitchen with central island and a couple of bar stools has a Smeg fridge with three drawer freezer, integrated dishwasher, Range oven and free standing microwave.

TV Room
A great room for the kids to chill, featuring a pull out double bed. Large flat screen TV with FreeSat box, BlueRay DVD player and Sonos speakers that can be programmed from your tablet or iPhone.

With WC and basin plus a large cupboard housing the iron, ironing board and travel cot.

There's a large gravel drive, shared with two other properties, with space for up to three cars. A path, bordered by plants to one side and lawn to the other, leads up to the front door of this semi-detached house The lawn wraps round to the back of Rush House where there's a wooden deck furnished with casual table, chairs and sofa so you can make the most of the idyllic location. An ideal location for dining alfresco as a family taking in this truly tranquil setting on offer.

Doors open from the twin room and the hall to the garden which is a good size for kids to run around although not enclosed so please supervise!

There's also a lovely balcony off the living space, a perfect spot for a morning cup of coffee, or evening glass of wine. Be sure to pack your binoculars and camera as you never know what wildlife will grace you with its presence.

Entertainment's provided in a large flat screen TV with Freesat box, BlueRay DVD player and Sonos speakers that can be programmed from your tablet or iPhone.

A travel cot and high chair are available from the property owners on request at the time of booking.

Rush House sits on the edge of Eastbridge, a delightful quiet village with local pub, The Eels Foot serving seasonal ales traditional food within walking distance. The RSPB Nature Reserve at Minsmere is just two miles away, together with Dunwich Forest and the sea with numerous walks and cycle rides to enjoy in and around the area.

The neighbouring picturesque village of Westleton has two pubs, including the award-winning Crown, as well as a village shop for your morning papers and pastries, plus a high-quality farm shop. Aldeburgh is approximately eight miles away and the pretty coastal town of Southwold is a little further to the north; both have a great range of independent shops, restaurants, cafes plus leisure activities.

A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
