A beautiful period beamed property located in idyllic, manicured grounds in the village of Rougham Green, close to Bury St Edmunds. Rectory Farm Cottage is a spacious property, perfect for families or groups of friends looking for a tranquil retreat. The perfect position to explore Suffolk.

Ground Floor

Utility Room
Entering into the spacious utility room, with space for muddy boots, coats, and your four-legged furry friends. This room has a butler sink, with views across the manicured garden, with a washing machine, tumble dryer and storage space.

The open plan kitchen, dining, and living room areas all flow through each section to make it the perfect entertaining space. The country style kitchen is well equipped with a 3 door AGA, large integrated 4 shelves fridge, 3 draw freezer, and integrated full-sized dishwasher. The large butler sink, with window above looking out across the pond. There is a large island with a breakfast bar with two bar stools for you to be able to sit and enjoy breakfast at.

Dining Area
Between the kitchen and living room areas sits the dining room section. There is a beautiful large wooden decorative table with 8 chairs, with a stunning chandelier above, this is a wonderful space to enjoy those quality mealtimes together.

Living Room
The cosy living room features a large decorative 3 seater sofa with a large footstool in front and a separate armchair, with a large TV within the corner. There is a large wood-burning stove with brick surround, perfect for those chilly winters evenings.

Conservatory/Garden Room
This light and airy room is the perfect place to sit and enjoy a book, with the double doors which open out to the garden. There is a large luxurious two-seater sofa and footstool.

Bedroom One
This main bedroom has a luxurious super-king bed, with wall side lights above the bed. There is a large shelved walk-in wardrobe, perfect for storing your belongings. The windows give views of the beautiful gardens.

En-Suite Bathroom
This well designed en-suite has not only a bath but also a walk-in shower cubical. There is also a WC, basin and heated towel rail.

First Floor
With stairs leading up to a spacious landing area, with bedroom 2 on your right, bathroom in front of you, and to your left a third bedroom.

Bedroom Two
This spacious king-size bedroom is beautifully decorated with period furniture, including a large chest of drawers with vanity mirror, bedside tables, and a large rocking chair. This room also has the added luxury of a shelved walk-in wardrobe.

Family Bathroom
This luxurious family bathroom has a stunning roll-top bath, perfect for enjoying those peaceful times with a good book. There is a separate shower cubical, heated towel rail, WC and basin.

Bedroom Three
This room will have a super-king zip and link bed, giving you the option of having it set up as a super-king or full-size twin beds.

There is parking available for two cars adjacent to the property. The manicured garden is perfect for you to enjoy quality outdoor times. Please note there are a number of ponds within the grounds that attract a variety of wildlife for you to see, these are not fenced so please take care around these. The garden is shared with the owner's properties, guests are welcome to use the garden areas at the front and rear of the property.

Whats Included?

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This detached self-catering holiday cottage is equipped with central heating and appliances include a large TV with DVD player. The ground floor is equipped with a fridge, freezer, dishwasher, AGA, washing machine, tumble dryer, microwave and kettle.

A travel cot and high chair are available from the property owners on request at the time of booking.
1 well-behaved dog is welcome, If you wish to bring a dog it must be mentioned at the time of booking on the booking form and are subject to our conditions of booking. Please note the property owner does have two dogs who live on the grounds.

Sorry, no smoking or unaccompanied teenagers. – children are welcome.

Please note there are a number of ponds around the property which are not fenced, these can be enjoyed by guests but at your own risk.

The cottage stands in the grounds of the owners main residence, and the gardens are constantly maintained by the gardener. Occasional noise might be heard during your stay.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
