You’re welcomed into an entrance hall with the ground floor bedrooms, bathroom and cloakroom off to your right and access to the wonderful open plan living space with double doors to the terrace running round in front of you. Open tread stairs rise from the living space to the galleried seating area and corridor to three bedrooms to one side and a second staircase with door from the dining area rises to the master suite. All bedrooms are carpeted with hard flooring in the living areas and bathrooms.

Quill Farm Barn, Campsea Ashe is a village in the Suffolk Coast and Heaths Area of Outstanding Natural Beauty, making it an an ideal spot for exploring the region with the picturesque coastal towns of Aldeburgh and Orford twenty minutes drive and, closer to home, the Snape Maltings with its world-renowned Concert Hall in addition to a superb food hall, independent shops and farmers markets. An added bonus is Cafe 46 serving freshly made cakes and a great place for breakfast, located at Campsea Ashe train station less than a mile away, also making it ideal for guests wishing to travel by train.
As you’d expect the area is wonderful for cycling and walking with miles of tracks in Tunstall Forest just five minutes away, along the River Alde in Snape and coastal walks.

The Duck is less than a mile from the house and the owners have arranged for groups of six or more to enjoy a complimentary bottle of wine
. This is a traditional family run ale and eating house focusing on great food and good times with playing field and play apparatus next to the beer garden making it perfect for children too.
For groceries and other shopping, the market town of Saxmundham is 13 minutes away with a Waitrose and Tesco; Wickham Market is just five minutes with a Co-Op Superstore and famous family butcher with award winning sausages and the larger market town of Woodbridge is just a 15 minute drive with interesting Tide Mill Museum as well as lots of shops, cinema and restaurants.
Quill Farm Barn sits on a large private estate with only the owners’ farmhouse in view, cleverly separated to give you total privacy and allowing you to overlook their lake which is home to plenty of wildlife. Please note that, for safety reasons, you cannot access the lake, however, your accommodation is surrounded by over an acre of grounds for your use exclusively, as well as the tennis court for unlimited use.

sleeping accommodation is ample for thirteen guests however the living/dining and kitchen areas, whilst spacious, is more suited to ten adults.

Please note that, if benefiting from the 'low occupancy' discount of 10% for eight guests all the bedrooms will be made up and sufficient towels will be left for you, however please respect that you are enjoying a discount and only use four bedrooms, choosing between the twins and doubles to meet your requirements.
Low Occupancy - Six guests -
If you're benefiting from the low occupancy discount of 15% the bedrooms on the first floor, other than the master bedroom, will not be made up for you. You will, therefore, have use of bedrooms 1, 2, 3 & 4 with a king size, two doubles, a single, an en suite bathroom, a large family bathroom with walk in shower, and a cloakroom.
Two well-behaved dogs are welcome. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.
