Light streams into the double height living space which incorporates a comfortable seating area, dining area and open plan kitchen with additional chairs perched on a gallery above – wonderful for a family celebration*! As you can see from the floor plan, bedrooms are spread out to give you a degree of privacy with two twins and a double off the first floor landing with modern shower room; a totally separate wonderful master suite with chic bathroom and its own staircase and, on the ground floor, two twin rooms and a single with big modern bathroom.

The location of Quill Farm Barn is exceptional; surrounded by private land with views over a lake where ducks and Greylag geese live in the summer months, yet close to popular tourist destinations such as Aldeburgh, Orford and Snape. Guests have a choice of outdoor spaces – a raised terrace with table and chairs making it ideal for eating in the fresh air; another furnished seating area tucked at the side of the house and a third with shelter close to the tennis court for mid-match snacks. The private drive leads to a huge parking area with ample space for six/seven cars and manicured lawns wrap around the house, surrounded by well-established shrubs, hedges and magnificent old trees.

Ground floor
You’re welcomed into an entrance hall with the ground floor bedrooms, bathroom and cloakroom off to your right and access to the wonderful open plan living space with double doors to the terrace running round in front of you. Open tread stairs rise from the living space to the galleried seating area and corridor to three bedrooms to one side and a second staircase with door from the dining area rises to the master suite. All bedrooms are carpeted with hard flooring in the living areas and bathrooms.

Kitchen/Living/Dining Space
Light streams into this double height living space at the heart of Quill Farm Barn which has been cleverly converted with a generous sofa and comfy chairs and occasional tables for guests wanting to sit back and relax, plus a long table with eight dining chairs and an additional five folding chairs for larger groups dining together. We market this house as sleeping 10 + 3 as this living area, whilst spacious, is more suited to ten adults. An additional galleried seating area is perched above the open plan space with a couple of arm chairs, bean bag and foot stool.

The open plan kitchen to one end is equipped with integrated appliances including an under counter fridge, freezer with three drawers, dishwasher, electric oven with ceramic hob and extractor, plus a free standing microwave and Nespresso machine. Entertainment’s provided with a TV with Netflix and Bush docking station. There's also a washing machine and dryer in a laundry room below the house and additional food storage in a fridge/freezer in the store room downstairs.

Conveniently located for the living space, just off the entrance hall; also close to bedrooms 1, 2 and 3.

Bedroom 1
One of three ground floor bedrooms, simply furnished with a double bed, bedside unit, tallboy and ornate hanging rail.

Bedroom 2
With window to the side, this room also has a double bed, bedside unit, tallboy and hanging rail with space for suitcases.

Bedroom 3
Overlooking the gardens, furnished with a single bed, bedside drawers and additional storage in a tallboy.

Family Bathroom
This lovely large and modern bathroom is well positioned for guests in bedrooms 1, 2 and 3. There’s a bath, large shower cubicle, washbasin, WC and heated towel rail.

First floor
The first floor’s divided into two with a door next to the dining area opening onto carpeted stairs rising to the master suite. A second staircase rises from the living area to a galleried seating area and corridor leading to three carpeted bedrooms and family shower room.

Carpeted stairs rise to this fabulous galleried bedroom furnished with a king size bed, bedside unit, tall boy and built in wardrobe.

En Suite Bathroom

Sitting at the front of the house on the first floor with twin beds and chest of drawers between them, plus a mirror with hanging space behind.

Pretty double room with far reaching view of the beautiful rolling gardens, furnished with a double bed, tallboy, bedside unit and hanging rail with space for shoes and suitcases.

Family Shower Room
Conveniently located for guests in bedrooms 5, 6 and 7, this lovely modern room has a double shower cubicle, washbasin set in a vanity unit, WC and heated towel rail.

A gas BBQ is provided and there's a fridge/freezer in the storeroom which is easily accessible for eating and drinking outdoors. This big detached self-catering holiday house is equipped with central heating and appliances include a TV with FreeSat, unlimited Wifi and iPod docking station. The kitchen is equipped with integrated appliances including an under counter fridge, freezer with three drawers, dishwasher, electric oven with ceramic hob and extractor, plus a free standing microwave and Nespresso machine. There’s a washing machine and dryer in a utility room under the house near the tennis court.

A travel cot and high chair are available from the property owners on request at the time of booking.

Property Floor Plan

Quill Farm Barn, Campsea Ashe is a village in the Suffolk Coast and Heaths Area of Outstanding Natural Beauty, making it an an ideal spot for exploring the region with the picturesque coastal towns of Aldeburgh and Orford twenty minutes drive and, closer to home, the Snape Maltings with its world-renowned Concert Hall in addition to a superb food hall, independent shops and farmers markets. An added bonus is Cafe 46 serving freshly made cakes and a great place for breakfast, located at Campsea Ashe train station less than a mile away, also making it ideal for guests wishing to travel by train.

As you’d expect the area is wonderful for cycling and walking with miles of tracks in Tunstall Forest just five minutes away, along the River Alde in Snape and coastal walks.

Complimentary bottle of wine – The Dog and Duck is less than a mile from the house and the owners have arranged for groups of six or more to enjoy a complimentary bottle of wine. This is a traditional family run ale and eating house focusing on great food and good times with playing field and play apparatus next to the beer garden making it perfect for children too.

For groceries and other shopping, the market town of Saxmundham is 13 minutes away with a Waitrose and Tesco; Wickham Market is just five minutes with a Co-Op Superstore and famous family butcher with award winning sausages and the larger market town of Woodbridge is just a 15 minute drive with interesting Tide Mill Museum as well as lots of shops, cinema and restaurants.

Quill Farm Barn sits on a large private estate with only the owners’ farmhouse in view, cleverly separated to give you total privacy and allowing you to overlook their lake which is home to plenty of wildlife. Please note that, for safety reasons, you cannot access the lake, however, your accommodation is surrounded by over an acre of grounds for your use exclusively, as well as the tennis court for unlimited use.

Less able guests – There are three bedrooms and a large family bathroom on the ground floor.

Sleeping 10 + 3 – You'll see that we market this house as sleeping 10 + 3; sleeping accommodation is ample for thirteen guests however the living/dining and kitchen areas, whilst spacious, is more suited to ten adults.

Low Occupancy – Eight guests – Please note that, if benefiting from the 'low occupancy' discount of 10% for eight guests all the bedrooms will be made up and sufficient towels will be left for you, however please respect that you are enjoying a discount and only use four bedrooms, choosing between the twins and doubles to meet your requirements.

Low Occupancy – Six guests – If you're benefiting from the low occupancy discount of 15% the bedrooms on the first floor, other than the master bedroom, will not be made up for you. You will, therefore, have use of bedrooms 1, 2, 3 & 4 with a king size, two doubles, a single, an en suite bathroom, a large family bathroom with walk in shower, and a cloakroom.

Two well-behaved dogs are welcome. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.
