    “We had a glorious week, thank you for everything done to make the cottage comfy and welcoming.”

    We struggled initially with the digital appliances, cooker, tv, heating etc but soon got sorted using the appliance manuals as needed (we are old school folk). Welcome goodies, tea and coffee were much appreciated. Good off road dog walking from cottage to woods and park was pleasing to find. Our week included Woodbridge’s excellent riverside path walks for stunning views across the Deben, and further away walking along the river Orwell path and Suffolk coastal path. The property

You’re welcomed into the living area which leads through the light and airy dining area to the stylish kitchen with useful utility room and cloakroom off it. Both bedrooms are on the first floor with the modern bathroom sitting between the two. This semi-detached holiday cottage sits down a private track off the Melton Road, within easy reach of the town centre, and has a fully enclosed garden where you can relax at the end of a day exploring the area. Ground Floor You’re welcomed directly into the open plan living space at Pine Cottage, with stairs to the first floor ahead of you and a door to the enclosed garden at the back. Hard flooring runs throughout with contemporary rugs. Living Area This cosy area is effectively divided into two with a couple of chairs and attractive antique sofa as you enter, and an additional comfy sofa with two generous armchairs positioned so you can watch the TV (with Sky channels and a DVD player) and enjoy the real flame effect fire. There are a couple of handsome bureaus and occasional tables. Dining Area This light and airy space sits conveniently between the living area and kitchen, with an extendable table and four chairs under a domed roof where the light streams in. Kitchen Guests are sure to enjoy preparing meals in the stylish modern kitchen with door to the garden for alfresco dining. Units wrap around two sides with two built-in ovens at waist height, one dual purpose as a microwave; a dishwasher and there’s a large free-standing fridge/freezer with three drawers. An island sits in the middle of the kitchen, housing drawers full of crockery and cutlery, plus shelves heaving with books for you to enjoy and the all-important wine fridge! Adjacent, through an opening, is a convenient utility room with a washing machine, dryer and bags of storage. Cloakroom Off the utility room, with WC and washbasin. First Floor Carpeted stairs rise to the long first-floor landing with both bedrooms (also carpeted) and bathroom opening off. Master Bedroom A good-sized room sitting at the front of the cottage, furnished with a king-size bed, bedside drawers, a couple of chairs and row of hooks for your clothes. The big desk is an asset for those wanting to do a spot of work, but is also ideal for doing makeup and has a TV on it so you can watch in bed. Guest Bedroom A long light bedroom with two sturdy single beds, chests of drawers and a chair. Bathroom Super modern bathroom sitting between the two bedrooms, with P shaped bath, rain and hand showers with screen, wash basin set in a vanity unit, WC, heated towel rail and window giving natural light. Outside A real sun trap, this fully enclosed courtyard style garden with artificial grass, is furnished with a table and four chairs, plus a BBQ so you can cook up a storm! This semi-detached holiday cottage sits down a private track off the Melton Road; you can pull up outside to offload and park on the main road which is unrestricted.

Woodbridge is a historic riverside market town boasting an outstanding selection of independent shops, restaurants and pubs. The town has been famous for boatbuilding, rope and sail making since the Middle Ages. The working tide mill is a major attraction and a must visit for anyone staying in the area. The River Deben runs alongside the town and is popular for boating, walking and wildlife with wonderful views over to the National Trust site of Sutton Hoo. The town hosts a number of events throughout the year and is a wonderful place to visit.
