A spacious kitchen/dining room with French doors opening onto the patio is at the rear of the house, a living room with real flame gas fire and west facing bay window at the front with a porch to the front door and there’s a WC/utility room off the hall in between. Three bedrooms are located on the first floor, together with an en suite shower room off the bedroom with a super king bed which can also be made into twins. The luxurious master bedroom on the second floor has a view of the nature reserve in the distance and an exceptionally luxurious en suite bathroom with extra large bath, as well as the walk in shower.

This semi-detached holiday home is set back from the road behind a small garden with low wall separating it from the road and a sunny east facing garden at the back – a great place to enjoy the wonderful sea air. There is off road parking for one car down a communal drive to the back which gives access to the garden and kitchen door; plus secure outside storage for bikes.

Ground floor
The front door opens into a storm porch with second door opening into the living room.

Living Room
This comfortable room is carpeted and has a large bay window overlooking the green at Church Farm Rise. The room's furnished in a New Engalnd style with two sofas, arm chairs, a blanket chest and occasional tables, plus a flat screen TV with FreeSat, FreeTime, Radio and CD player for use with your own iPod or phone. There's a real flame gas fire to keep off the sea breezes in cooler months and there are doors to the front porch and to the inner hallway.

Hallway
With tiled floor and wide carpeted stairs leading to the first floor. Doors give access to the living room, kitchen/dining room and the WC/Utility room.

Kitchen/Dining room
The large bright kitchen with tiled floor with under floor heating and painted wooden units faces east and has French doors opening into the garden to catch the morning sun and a central isaland - great to prepping and chatting at the same time! The kitchen area is a good size and well equipped with Neff appliances including integrated under counter fridge and separate freezer, plus extra larder fridge, dishwasher, electric oven with five ring gas hob and extractor; plus a microwave, Kenwood chef mixer, Dualit toaster and kettle. There's also a Pure digital clock radio with bluetooth and earphone jack so that you can enjoy your own music or brilliant radio reception.

A long table with eight chairs makes this a great room for meals with friends and family. There’s a corner cupboard with shelves stacked with crockery, glassware and cookery books for you to use.

Utility Room
Ideal for dumping the beach gear the utility room’s off the inner hallway and has a Bosch Washer/Dryer, WC and washbasin.

First Floor
Wide carpeted stairs lead to a landing with all carpeted bedrooms and the family bathroom with tiled floor opening off it.

Bedroom 1
A large room at the front of Nutmeg, overlooking North Warren nature reserve in the distance. The super king size bed can also be made into twins and there’s a large wardrobe with plenty of hanging and shelf space, plus bediside tables, stool, TV with DVD player and an Eames style rocking chair.

Ensuite shower room
A walk in shower, WC and washbasin.

Bedroom 2
East facing with window over the garden; again with super king size bed which can be made into twins if you prefer. This charming room also has bedside drawers and a console table for your bits and bobs! There's wardrobe space conveniently located adjacent to the bathroom, which can be shared with bedroom three.

Bedroom 3
This is a good sized single room with east facing window catching the morning sun and a desk for those needing to do a spot of work or studying.

Family bathroom
Conveniently located close to the single and bedroom 2, with bath, washbasin, WC and heated towel rail.

Second Floor
Wide carpeted stairs rise from the first to second floor landings.

Master Bedroom
This is an exceptionally big bedroom with west facing window looking down onto the green with view of the nearby nature reserve. The zip and link beds again give the option of twin or super king bed. There's a large wardrobe with shelf, bedside drawers, chest of drawers and a super armchair to sit and chat in whilst sharing your morning tea/breakfast in bed!

En suite bathroom
Relax and enjoy this luxurious bathroom with huge bath, walk in shower, WC, washbasin set in a vanity unit and sky light giving natural light.

Outside
Nutmeg has a small front garden with low wall separating it from Church Farm Rise.

A drive leads to the parking. A private path leads to the back gate opening into the beautifully landscaped and enclosed east facing garden with upper and lower sections. Well established borders are stocked with traditional cottage garden shrubs and plants; there's a curved bench on the lower section, plus a table with sun brolly and eight chairs plus a Weber charcoal BBQ on the upper level; making this a wonderful spot to relax and enjoy a meal with family and friends.

There’s off road parking for one car in a communal drive at the side of the house and unrestricted roadside parking close by; guests are requested to respect the neighbours when parking. Bikes can be stored in a shed in the garden.

This comfortable semi-detached self-catering house has Superfast broadband and is equipped with gas central heating and appliances include a smart TV with FreeSat, FreeTime and DVD player in the living room, plus an additiional TV in Bedroom 1. There are 5 Pure digital clock radios - medium sized in every bedroom and a large one in the kitchen which will connect with bluetooth to anything; leads plug into an earphone jack, allowing them to be used as speakers with great sound and auto time setting on the clocks, plus brilliant radio reception.

The kitchen is well equipped with undercounter Neff fridge, under counter freezer, extra larder fridge, dishwasher, electric oven with five ring gas hob and extractor, plus a microwave, Kenwood chef mixer and Dualit kettle and toaster. There is a Bosch washer/dryer in the utility room. A Weber charcoal BBQ is provided for summer dining.

A travel cot, high chair and two stair gates are available from the property owners on request at the time of booking.
This lovely Suffolk holiday home is located within a short walk of the beach with fishermen’s huts where you can buy fresh fish, and the North Warren nature reserve which attracts thousands of migrating wildfowl in the winter months. The heart of the picturesque town of Aldeburgh, with it’s excellent restaurants, pubs, cafes and wide range of independent shops, convenience stores, art galleries and independent cinema is about 10 minutes walk

The area is excellent for cycling, sailing on the rivers Alde and Ore and fine golfing on Aldeburgh’s maritime heathland golf course. There are many interesting places to visit including the picture-postcard village of Thorpeness, reached by a lovely walk along the beach past the renowned Scallop Shell sculpture and the House in the Clouds; the world renowned Snape Maltings, home to the annual Aldeburgh Music festival and town of Southwold with its iconic Pier.

A well-behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking. The owners have provided a pet hoover so you can, kindly, keep on top of any pet hairs!

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
