You are welcomed into a shared entrance hall with the apartment above, Osprey. A door opens to the sitting room which features a open fire and large bay sash window. Beyond that there is a modern kitchen with double doors opening to the garden and a lobby leading to the double bedroom, twin bedroom and family bathroom.

To the front of the property there is unrestricted on-road parking. To the rear there is a fully enclosed landscaped patio garden with sun terrace and garden store.

ENTRANCE Hall: Shared with the apartment above, Osprey, this has slate flooring and a private door to Kestrel.

Sitting room: Large bay sash window offering views over the front aspect and glimpses of the sea. There is a open fire, two 2 seater sofas, armchair, open fire, polished wood flooring, flat screen TV with Netflix and DVD player. Opening to:

Kitchen: Range of wall and base units with granite work surfaces, stainless steel sink unit, Smeg 4 ring gas hob/oven, dishwasher, Bosch fridge/ freezer, washing machine and table and 4 chairs. There are part glazed double doors opening to the rear landscaped patio garden.

Lobby: Slate flooring and doors leading to the bedrooms and bathroom.

Bedroom 1: Sash window offering views over the rear garden. There is a king sized double bed with side tables and lamps and a free standing wardrobe with drawers below.

Bedroom 2: Window offering views over the side garden. Twin beds that can be made up as a super king with side table, and chest of drawers.

Family bathroom: Timber fronted panel bath with overhead shower. W.C. Wall mounted wash basin.

Outside: At the front of the property is unrestricted on-road parking. accessed through the kitchen. Beautifully landscaped garden with a fully paved sun terrace with table and 4 chairs. At the foot of the garden their is a useful garden store suitable for bicycles and beach equipment. A gate open to a shared pathway which provides access to the end of Chester Road.

Whats Included?

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating and includes an open fire, a flat screen TV with Netflix (access to a large library of free movies, award winning TV series and documentaries), DVD player, fridge/freezer, 4 ring gas hob/oven, washing machine, BBQ and dishwasher. WIfi is available.

Experiences with their own two young boys in Southwold have led the owners to go to great lengths to ensure Kestrel is very baby/child friendly. An extensive list of baby equipment can be made available on request at time of booking, allowing parents to pack light. The list includes: books, safety gates, travel cot, high chair, baby bath, steriliser, baby monitor, childrens' step, childrens' cutlery and crockery.

This self catering holiday cottage in Southwold is located in a terrace of houses, a short walk from the town's popular shops, cafes and delis.

The sandy beach at Southwold is adorned with a string of colourful beach huts that lead along to Southwold Pier at one end and towards Southwold Harbour at the other end the town boasts several excellent pubs and restaurants as well as a range of independent shops and galleries.

There is a pretty walk through the harbour and over a footbridge to the picture-postcard village of Walberswick, home to two good pubs (The Anchor and The Bell) and a long sandy beach. Fresh fish can be bought from the fish huts along the harbour. Southwold is home to the Adnams Brewery and the town's excellent pubs include one of our personal favourites, The Lord Nelson where you can try a range of Adnams bitters.

A well-behaved dog can be accommodated on request at the time of booking, must be restricted to the ground floor and is subject to our terms and conditions.

A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
