Holmleigh is a delightful terraced cottage within five minutes walk of Aldeburgh high street with it’s excellent restaurants, cafes, pubs, shops, art galleries and independent cinema. Ideal for a family or friends all year round, the cottage has a pretty pebbled garden, great for dining in the fresh area, and an open fire for the winter months.

The owners have introduced charming seaside touches throughout Holmleigh to remind you of it’s wonderful location, close to Aldeburgh’s popular shingle beach.

The front door opens into a comfortable living room, leading through to a dining room with the fully equipped kitchen beyond and a downstairs cloakroom. Upstairs there is a lovely sunny double bedroom, a second bedroom with bunk beds and spacious bathroom at the back of the house.

Ground floor

Living room
From the front door guests are welcomed into the charming living room with wooden floor, east facing windows with attractive stained glass panels at the top and shutters giving privacy at the bottom. The door has a curtain to keep out any drafts! The original fireplace has cupboards on either side to store DVDs and games, with the TV and DVD player conveniently sitting on the top. The room is furnished with two comfortable leather armchairs, a sofa and occasional table. An opening with step down leads to the dining room.

Dining room
The opening from the living room to dining room with opening to the kitchen gives a sociable open plan feel to the cottage. A west facing window allows the sun to stream in and the room's furnished with a handsome dining table, four upholstered chairs and a sofa and storage cabinet. A door opens directly onto carpeted stairs rising to the first floor.

Kitchen
Opening directly from the dining room with a step down; there are also doors to the cloakroom and a back door to the path leading to the garden. The floor is tiled and the kitchen is well equipped with a small electric oven and separate grill, four gas rings, electric extractor fan, slimline dishwasher, under counter integrated fridge with separate freezer, a microwave and Nespresso coffee machine. The kitchen has a lovely butler’s sink with window above.

Cloakroom/utility room
Accessed from the kitchen there is a WC, small wash basin with frosted glass window above and a washing machine.

First Floor
A door opens from the dining room directly onto the carpeted stairs which lead to a small landing with doors to both bedrooms

Master bedroom
This bright bedroom has a lovely cottage feel to it and catches the morning sun with shuttered east facing windows. The room is furnished with an attractive double wrought iron bed, bedside tables with lamps, chest of drawers, chair and built in wardrobe. The floor is carpeted and the original fireplace, although not is use, adds character.

Bedroom Two
This room has bunk beds with a sturdy ladder. The room has a west facing window with shutters; a chest of drawers below and screen which can be used with Wifi, as well as a feature fireplace. This floor is also an attractive wood effect, giving a seaside feel, which runs through the door and down two steps into the bathroom

Family bathroom
A lovely spacious, bright and modern bathroom with west facing window, the partially boarded walls and lime washed effect floor give the room a beach hut feel! There is a bath with shower over and shower screen, wash basin, WC, heated towel rail and lovely wall mirror. There's also a dryer in the cupboard.

Outside
Holmleigh is a mid terraced holiday cottage with un-restricted on road parking at the front. Access is through a gate in the picket fence, with steps down to the small front garden with bench facing east to catch the morning sun.

Guests can enjoy dining in the fresh air in the sunny private garden which is located through a gate at the back of Holmleigh, across a path which leads to other properties in the terrace. Attractively laid with shingle and plats, there is a wooden deck with wrought iron table, four chairs and a BBQ – great for outside dining!

Whats Included?

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This comfortable mid terraced self-catering holiday cottage is equipped with gas central heating and appliances include a TV in the living room with FreeSat and a DVD player. The kitchen is well equipped with a small electric oven, separate grill, gas hob, microwave, free standing slimline dishwasher and under counter fridge with separate freezer. There is also a washing machine in the utility room and dryer in the bathroom cupboard.

A travel cot, stair gate and high chair are available from the property owners on request at the time of booking.

Property Floor Plan

This typical Suffolk holiday cottage is located within a short walk of the beach and the heart of the picturesque town of Aldeburgh with it’s excellent restaurants, pubs, cafes and wide range of independent shops, convenience stores, art galleries and huts along the beach where local fishermen sell their wares.

The area is excellent for cycling, sailing or golf and there are many interesting walks and places to visit, including the nearby Aldeburgh Marshes, picture-postcard village of Thorpeness and world renowned Snape Maltings.

Please note that the bathroom is reached through the second bedroom, down two steps, however there is a separate cloakroom downstairs.
