Bedingfield House, nr Debenham

This was our families 5th year visiting and as always it was a perfect place for a relaxing get a way.

There was everything we needed and more. A wonderful place to make memories. The staff were so helpful and we can't wait to return for year 6. Thanks Beddingfield House you did not disappoint.

We tyed t bedingfield house for a week 8 adults and 5 children , everyone had such a great time smaller children were crying because they didn't want to leave, the pool and games/bar room were amazing, the bedrooms big and comfortable, and there were two sitting rooms to chill out, overall it was exceptional and we will be going back

A beautiful property for our family holiday of 12.

Everything was perfect. Great indoor swimming pool, extensive grounds and gardens (which our dogs loved). Very well equipped kitchen. The owner, Diane, was very responsive to any questions we had. It was such a lovely touch that the bar was stocked with a case of beer and bottles of wine and a very tasty cake awaited us on our arrival. We have been on numerous large group family holidays but we all agreed that Bedingfield House was the property in which we have stayed.

A lovely stay, from the moment you walk in it feels welcoming and some lovely touches, the accommodation is well equipped with everything you need, daughter loved the piano room, the bar and games rooms was the place to be, and grandkids loved the pool which was nicely heated, inflatables were a bonus.

Overall a great break.

A fabulous property, fully equipped with everything that you need.

Lovely touches like nice pictures, quality fixtures and fitting. Excellent 15m pool, games lounge was brilliant. Everything is provided, including swimming towels. The extensive grounds are well kept and lovely. The owners have put a lot into this property. Nearby villages just a few minutes away with pubs and Indian takeaways etc.

A fantastic property for our family celebration with three generations all having a great stay.

The grandchildren loved the pool and cycling on the driveway without worrying about obstacles in their way. A truly wonderful week!

Wonderful house, well presented, extremely well appointed and equipped with a fantastic pool and entertainment area.

We were a group of 13, including 5 children aged between 6 and 13 years old, and we all had a fantastic weekend break. We would highly recommend the property and will definitely return!

We travelled just 4.

6 miles from home, but felt a world away. We are holiday let owners and can see how much thought and work has gone into the property. It is beautifully equipped, stylish and very comfortable. We were a family party of 3 generations & it suited us all. We rarely have time to spend time altogether. Being local we didn't come to explore Suffolk- we spent the time in the pool, playing games and catching up. There was plenty of space in the fridge/ freezer for the meals we had prepared.Thank you Diane for such a memorable stay.

We had a fantastic weekend at this amazing house.

Three generations celebrating my sons 40th birthday. My kids and grandkids had so much fun in the pool and we were blessed with wonderful weather and so made full use of the beautiful grounds surrounding the property. Very well equiped and maintained house. We will definitely return.

Wow what an amazing way to celebrate my 60th birthday with my family.

The house is lovely and it has everything you need. It’s very clean and spacious. There was a delicious Victoria sponge cake and fresh flowers for us on arrival, which is a lovely welcoming touch.The most impressive part of the house is the games room and swimming pool. My grandchildren loved the pool and the owner had floats to use if you didn’t take any. We used the games room all of the time, it was so big for the children to play and the sofas were comfortable. The bar area was great fun and looked very impressive. The dining room has a lovely big table so we were able to have a delicious afternoon tea around the table and play board games. The bedrooms are big and the beds are comfortable. The kitchen has everything you need, but we couldn’t find any oven gloves. We found the aga hard to use as it cooks so quickly it would burn the outside of the food before the middle was cooked. There is another oven to use but not very big. The 2 livings rooms are lovely but we didn’t really use them. The grounds are beautiful and my grandchildren were able to play on their bikes and play football. There is ample room for parking. We had 5 vehicles and could park easily. We did have problems with a food order from Tesco’s that was being delivered on the Friday evening and we ended up having to pick it up as they said it wasn’t normally in there delivery area. Luckily we had taken some food for our tea, but it was very inconvenient to go and collect it on a Friday evening as the store was half an hour away. So please check if you are doing an online food order. We absolutely loved the house, it was perfect and we will definitely be staying again but we will take all of the food next time. We enjoyed a Sunday roast at The Lion, Debenham. IP14 6QJ. We also visited the Owl sanctuary at Stonham Barns, IP14 6AT. Thank you to the owners for a wonderful weekend.

My review is in two halves.

Most importantly the property was outstanding in every way and made the perfect venue for a multi generation family celebration. I wish I could have contacted the properly caretaker/owner directly to find more details prior to arrival. It would have left me feeling much happier about the booking rather than anxious. However, Sykes Cottages were totally unhelpful and I will not use them or recommend them to anyone. In particular - making contact was a nightmare involving waits of over 24hours and then very inadequate responses. If you are investing serious amounts in a short stay I would have expected a half decent level of customer service.

We had a wonderful weekend it was lovely .

The cottage was amazing nice and clean everything we needed . The pool was amazing we had a lot of fun in it .

The house was even more spacious than it looked in the pictures.

It was perfect for 4 couples as there was plenty of space to spread out and not be on top of each other. The pool was amazing as was the games room. All the bedrooms were spacious and comfortable. Every amenity was catered for and the fabulous views and walks from the property was the icing on the cake

The house exceeded our expectations, it absorbed our mixed aged three generation family from 21 months to 70 years very well and was very well equipped.

The bar/family room with access to the pool was fantastic and then two other cosy rooms for people to have a quiet time if needed. We had an amazing Christmas and the house was decorated for Christmas including 3 Christmas trees, would definitely book again for another family gathering

We had the best stay at Bedingfield House.

It was a great lay out and perfect for a large family celebration. Great that we could all be together. The only one thing we all struggled with is finding the house, as the sat nav took us to the farm at the back. In the dark we couldn’t find the entrance with the black gate, as this was not lit up

This was my second time staying at this property, first with girlfriends and this recent time was to celebrate my Husbands 40th, each time this house gets more special it is the perfect house for hosting friends and family.

The house is so well equipped. The pool is absolutely amazing. So many memories made & I cant wait to come back again.

We had an amazing time at Bedingfield House.

It exceeded even our wildest expectations. With 9 adults and 4 children we had ample space in a comfortable environment. There was plenty to keep everyone occupied but the 'winner' was the diving board at the swimming pool.

We were a party of 10 adults, 3 children and 2 dogs and were so excited for our weekend away together, and this house exceeded our expectations.

So well equipped, comfortable beds, the games room/bar and swimming pool were the highlight and so well used, beautiful gardens, completely secluded and the perfect place to shut off and enjoy time as a family. We loved it so much we booked again for next year while we were still there. Cannot fault this house at all, amazing

Wow.

The house is huge, clean and provides everything that you need. The bedrooms are huge and a travel cot can fit in any of them. The pool is lovely and warm and no worries about the temperature for my 9 month old Granddaughter. Lots and lots of space inside and out. 4 generations of our family stayed and we all loved it. Diane is a lovely lady who responds quickly if messaged. Nothing was too much trouble for her.

Bedingfield House is absolutely perfect for a stay with friends or family.

The grounds are beautiful and we had warm sunny weather so the outside decking and patio area for a BBQ were wonderful. It is so peaceful. We loved inside the house. The bedrooms were very comfortable and the number of bathrooms suited our group of 11 girls. The downstairs party room was fabulous. A wonderful bar, generous seating and a pool table. Plenty of room for dancing!! There are two lounges, both of which give room to be quiet and relax. The kitchen has everything you need and more! A separate utility room and pantry. What can I say about the pool? It’s warm and a generous size for lengths or just having fun. Perfect area with sun lounges that can be taken outside onto the large decking. There’s table tennis here too. Highly recommend a stay here.

What an amazing house ,,was so clean and well kept and provided everything we needed for the perfect weekend away to celebrate a 70th birthday ,,the pool was bigger than l imagined and the outside space and comfortable seating areas were ideal ,,the bar area and pool table made socialising great ,, can’t fault anything ,, will definitely return thank you

This was our second stay at Bedingfield House and it was as good as the first time.

The house was immaculate and there was everything there that you could possibly need. We made good use of the pool and predominantly used the games room, however we had a week this time so did make more use of the 2 sitting rooms which were lovely. We would definitely look to stay again.

We now come back every year to this wonderful house!

Everything you could possibly need to make your stay really special. We had a lovely weekend celebrating my 60th birthday which was made even better with the pool and bar/party room. Everything was perfect, thank you ☺️

A beautiful home, we spent 5 days there with our newly wedded daughter, my parents celebrating their 60th anniversary, our son celebrating his 10th anniversary, the children loved the pool, plenty of space however we all hung out mainly in the games room.

We did not want to leave, there is absolutely nothing negative to say!

Fabulous property and grounds.

.. and the swimming pool loved by all. Almost every provision thoughtfully supplied, much appreciated attention to detail. Pool table a great addition to this years stay! 'Bedhouse' as we call it, caters for our three generations, to enjoy some precious family time away together. I would mention another large sofa in the lounge may be an idea, as 14 of us but only 9 can be comfortably seated together. Also, no clothes hanging space in downstairs bedroom. Only complaint was Aga unexpectedly not working on arrival, and we brought convenience food for our first evening, of 14 fresh pizzas and sides... impossible to cook in one conventional oven, so our first meal was a disaster! :( Also, there was a problem with the heating, and we were cold much of the time, as almost October and temperatures had dropped.

A great property, ideal for our team who were the area for training and team building, highly recommend for families, something for everyone, great facilities with the added bonus of the pool.

The pool is brilliant and the garden beautiful. Great attention to detail with generous treats included and fabulous fully equipped kitchen. Many thanks for the Prosecco and beer which certainly contributed to our enjoyment.

Wonderful property which was loved by us all.

Would have liked a small wardrobe or hanging rail in downstairs bedroom. I am somewhat disabled so the ability to grab things from a standing position would have been helpful in the shower. Overall no complaints especially from the grandchildren who of course loved the swimming and the men who had a great time at the pool table. Thank you for a great stay.

An excellent house, it was an amazing week

2nd-9th August 2024 A 4 generation family holiday a beautifully clean and well equipped spacious home with everything we could wished for included.

A personal favourite was the bar room and the pool which was a huge hit. The beds were super comfortable for all we honestly can’t complain about anything. A 5 star stay and we will definitely love to return, thank you so much from the Astons and Knights family xxx

Generally excellent and the pool is wonderful, as is the games room with its bar and drinks fridge, pool table and other games.

Lot's of space, inside and out, with enough for different members of our party to be together or apart (2 TV's). A bit remote, with the nearest shops in Debenham 10 - 15 minutes away by car, and no walkable pubs etc. but a great base for exploring the treasures of Suffolk, and North Essex, eg Framlingham, Aldeburgh, Lavenham, and Bury St Edmunds, although the latter is about an hour away. (Don't bother with Southwold - it's mobbed out in peak season and not that great.)

We booked Bedingfield House for a family get together for our Golden Wedding Anniversary and two birthdays, on arrival we were pleasantly surprised at the size of the property especially the pool which the grandkids couldn’t wait to get into, facilities are great and luxurious which is what we were expecting.

Has a wonderful week, weather was good for a change but we spent most of the week swimming and Barbecuing. Met the lady owner who was very helpful in directing us through the farm yard when we were leaving as the main road was closed. We all thought that the photos of Bedingfield House don’t give it justice so maybe a revisit to your advertising would be an idea. Young granddaughters cried when we left, says it all,

Fabulous property, all the little touches made for a lovely stay.

Owners made us feel welcome and relaxed. The house is brilliant for a large party loads to do. Comfy beds/sofas , beautiful setting. Couldn’t ask for more.

Wonderful house, very, very comfortable.

We had a water leak dripping from the ceiling and the owner was there very soon to deal with it (Sunday am) and a plumber came the next morning. The gardens are lovely. We chose this house to have a big family party and there was room for everyone. It's a huge house with plenty to do, We would love to go back. As it's an old house there's steps at some of the doors.

Bedingfield house far exceeded our expectations with the added touch of welcome chocolates and drinks.

Clean and spacious rooms in beautiful gardens with great social spaces, we particularly loved the bar/pool area with a pool table and table tennis too. During our stay we had great weather so enjoyed lots of al fresco dining and put on a birthday afternoon tea so the very well equipped kitchen came in handy. There are a couple of public footpaths directly from the property that we used for dog walks and we also had a few day trips to nearby towns.

Warm. Pool amazing. Facilities excellent. A couple of house guests who cook commented knives needed sharpening if that's useful feedback! But we were really happy with everything. Thank you so much. And the weather was fabulous too! On my birthday they organised a chef to cook for us. Maybe you could offer as an idea??

We had the most amazing time at Bedingfield House.

The pictures don't do it justice. The pool is incredible, great size, deep enough for diving, warm and clean. The rooms were all a decent size. The house is well equipped with everything you need. We enjoyed it more than some holidays abroad and plan on visiting again!

The best holiday property we have rented.

Very spacious and accommodates all age groups. The swimming pool and entertainment room were in constant use.

The photos on the website do not do it justice, looking to book again. The swimming pool was great with all the inflatables and furniture around the pool. The games room with bar and pool table were a huge hit. My only suggestion would be some plastic crockery for around the pool.

This house was absolutely incredible.

We thought that it was a very comfortable place to stay.

The kitchen was well equipped which made life easier. Lots of space and great to have the piano to play. The pool was fantastic with the added extras of inflatables etc. Great to have a pool table, giant jenga and connect 4. Lovely added extras like eggs and home made shortbread as well as milk in the fridge. Felt very homely and welcoming.

The house is stunning and just perfect for larger families and groups.

The swimming pool is like a bath and is a real treat. This is the second time we have stayed at Bedingfield House and we plan to come again next year! The addition of the pool table was an absolute winner! The only thing I think could be improved would be another sofa in the bar/games room as there is not quite enough seats for everyone to sit comfortably. However, I would highly recommend this house as a wonderful place to make memories.

The house was remarkably clean, I wish I could take your cleaning team home! The pool was amazing, probably could do with another dehumidifier in the room with the bar, but what an amazing space for the family to hang out, even got Nana in the swimming pool and playing in a pool tournament- the kids were amazed!

The perfect house for a family group, our ages ranged from 11 to 76.

This was our second visit and just as fantastic as the first visit. The facilities are exceptional and the addition of a pool table was excellent. Lovely to see the standard has remained high. The ‘welcome surprises’ were very gratefully received by us all. A very memorable weekend celebrating a 70th and 75th Birthday. Thank You.

What a special property,we were Boone over by it. I’ve got to say the pics do it no justice at all, but I understand sone things you have to see yourself. It was so comfortable and so well stocked. We so enjoyed all of it . We were there for my dads 80 th. From 6 months to 80 and in between . We would love to come back from jayne

Everything we needed was there, the indoor swimming pool and entertainment room was the main event for us. We would definitely return!

We had a wonderful holiday.

The facilities were fantastic. Equipment also first class. We had wonderful weather so it enhanced are stay. If I could make one suggestion some form of storage in the family bedroom would be helpful. Also perhaps only having the electric cooker in the summer cooking for 14 is quite difficult, particularly hob wise. We loved the house and the situation and would love to return.

Bedingfield House was clean, comfortable and well maintained.

Lots of space outdoors and the pool was fab. The kitchen had lots of equipment which we found useful. Gardens are gorgeous and the ground floor spaces were very comfortable and it's good to have a choice of TV rooms when your with multi generational families. The good weather meant we could really enjoy the outside for relaxing and dining too. We visited a pub in Eye and had food delivered which was easy to organise. No problems with WiFi. Had a thoroughly restful holiday. Lack of storage in the family bedroom could be improved along with coat hangers in wardrobes.

Great property for a three generation celebration, something for everyone!

The "party" room and swimming pool were a huge hit! Lovely comfortable beds and the outside space was amazing! We all felt at home and relaxed. Some areas are a little tired and could do with a bit of TLC but overall we had a great week and would recommend the property.

Pool fantastic and certainly the wow factor for a family get together.

However took quite a bit of "sweeping" the poolside of puddles. Not alot to be done about unless larger area of discharge easily visible. Again, not alot to be done,but the condensation causing issues in the changing rooms, even when well ventilated, puddles on seats and walls makes clothes and towels very wet. Car charging at £35 seems excessive in relation to the amount of electricity needed for tumble dryer.

This is the best holiday property we have stayed in, my party of 12 all loved it.

The large swimming pool was fantastic and well used by all of us. The house is spacious and so well equipped, we wanted for nothing. The garden is beautiful, now I understand what was meant by a moated garden, I certainly did not expect it to be surrounded by water, lovely! We had breakfast out on the terrace every morning which was a great start to the day. None of us knew Suffolk at all and had great days out investigating the area, I will always remember the soft colours of the cottages in the villages. My family always share preparing the evening meals, so it is one night for each couple, then relax and enjoy the rest of the week, the kitchen is so well equipped it was easy. In all we had a fantastic week, thank you so much!

We are a family of 4 generations who had a fabulous holiday at Bedingfield house.

The house had great accommodation and the pool was amazing and the 2 babies had their first swim. The garden was lovely and private and we had an amazing barbecue. Perhaps needs to be identified as a few steps at the property for the older members and could benefit from hand rails in the showers.

The property is beautiful and everything is there that you want.

We had a wonderful stay. The only thing that I think that would improve it, there was a lot of flies coming into the kitchen so the only suggestion to improve the stay and this is really being picky is either fly screens on the door ( like beads etc) or to have zappers in the kitchen. This was a minor irritation. It was the best property we have ever stayed at.

Well what can I say !

The most amazing long weekend ever for 3 generations of family .. house is superb ! Fantastic pool /bar / bedrooms / lounges .. loads of kitchen equipment for all kinds of cooking etc .. only moan is the postcode doesn’t send you to the right place so ask for directions possibly.. no one was on top of each other unless you wanted to , the pool kept all kids/adult occupied , going back asap .. so sad we had to leave , best house to share with all ages of family

Bedingfield House was an amazing very welcoming house with all the little extras provided for us , on arrival we had sweets in the hallway a beer stocked fridge plus bottles of presecco in the bar area and lovely homemade shortbread biscuits such a lovely touch.

High-quality towels and linen were used. Everything was very clean. we really couldn't find anything that hadn't been thought of or provided for us. It is an amazing place for a large family to stay with plenty of space and rooms to chill out in with lots of different areas. The pool was absolutely perfect for our little water babies, too. I would highly recommend this place

The house was everything we had hoped for and more - the heated pool providing hours of enjoyment for everyone from 9 months to those in our 60s and all the extra thoughtful touches were very much appreciated. A perfect location for exploring this part of Suffolk, Bedingfield had everything needed to prepare and enjoy eating in together, relaxing, games in the large gardens and super comfy beds to end the days. We were all sad to leave and really hope we come back to do it all again

Everywhere was spotlessly clean, the heated pool is huge and the games room/bar is fantastic! The kitchen is really well equipped, with everything you could possibly need. There were some homemade cookies, local fresh eggs, milk and some beers ready and waiting for us when we arrived (thank you) Everyone had an amazing time. We will definitely be booking again. P.s Satnav doesn’t send you to the entrance of the property…..put Bedingfield house driveway gates into Google maps and it will get you there.

This was the perfect house for me to celebrate my birthday with friends and family.

We all had the best time ever. It was home from home, such a lovey house with every home comfort provided. Would strongly recommend. Perfect !

Bedingfield House exceeded our expectations as the ideal venue for a family celebration in the February half term week.

The house has a wonderfully warm, welcoming atmosphere and we all instantly felt at home. When we were able to prise the children out of the heated swimming pool, the TV games room/bar area provided a great fun space for us all. We did have a drive out each day but everyone was always eager to get back to the perfect holiday house!

We had such a wonderful pre Xmas family weekend there. The pool and bar room were a definite hit with the kids! We turned off the heating in the games room by accident and the owner (sorry didn't take your name) came immediately to sort our mistake ! We loved it so much we have already booked for next year x

The pool was fantastic and provided hours of fun. The house was so well equipped it wanted for nothing. One tiny tiny criticidm. Full length mirrors in bedrooms would be great for us ladies

Fantastic property.

We were a family gathering of 13 between the ages of 10 and 75. Everything was spectacular. We stayed there all weekend without the need to go out of the house and grounds. The property was well maintained, spotless and there was absolutely everything you needed. The pool was wonderful for the five youngest and the bar area very popular. We had a really memorable family weekend in a really memorable property.

Property was very well equipped.

The family enjoyed the pool and games. There were plenty of rooms downstairs to Allie people to have quiet time. The bedding and towels were of a good quality. We thoroughly enjoyed our weekend away and would visit again.
