Bedingfield House at Bedingfield

You know you're somewhere special when you turn into the 300 metre tree-lined drive way, with the impressive Bedingfield House, complete with expansive parking and turning area at the front of the house, boarded by large areas of lawn, flower-beds, mature trees and a moat garden. The imposing entrance hall, complete with sky-light give the impression of just how grand this house is. With a large kitchen with centre island, separate utility room and pantry, two sitting rooms, and separate spacious dining room make this the perfect house for entertaining with loved ones.

The uniqueness of this property is the exciting leisure and entertaining space. The entertainment room features a large flat screen TV, perfect for watching those important sports games and full-size bar. In an adjoining space is the expansive fully heated indoor swimming pool complete with a diving board, a space you will be sure to not want to leave.

Ground Floor
Guests are welcomed through an impressive oak front door that leads into a spacious hallway with beautiful parquet flooring with skylight creating a light and spacious space.

Kitchen with adjoining Utility Room and Pantry
This room includes a traditional styled beamed kitchen with painted units and a beautiful granite worktop, the perfect space for cooking for a large number of guests with original AGA and seperate oven. The large centre island has stools for you to sit and enjoy the space. The separate utility room and pantry offer additional space for all of your kitchen needs, with full size fridge and seperate freezer. The utility room offers access into the garden so also doubles as a space perfect for bringing your dog, or muddy boots into, there is also a washing machine and tumble dryer for guests use.

Sitting Room
The owners have cleverly designed the two sitting rooms to suit the whole family's needs. This sitting room is perfect for those looking for a space to watch TV, play board games and just relax as a family. The large inglenook fire place with grand wood-burning stove make it a cosy space to enjoy in the winter, but also light in the summer with french doors offering views across the gardens, and opening up onto a BBQ space.

Drawing Room
With views across the front of the property, through the large sash windows, is the perfect formal living space for those looking for some peace and quiet whilst reading a good book, or those looking to enjoy a conversation. This room will not feature a television, it is a space for those looking for some tranquillity.

Dining Room
The dining room is the perfect space for entertaining, with an extendable table that can extend and seat between 8-14 people, perfect for any size of groups looking to stay. The room is perfect for those looking to enjoy wonderful food in the company of your family and friends, Best of Suffolk can suggest some great local caterers to help you relax and enjoy any occasion.

Bedroom Six
This bedroom offers sleeping accommodation on the ground floor, with large window looking out across the garden space. There is a super-king zip/link giving the option of a super-king or twin beds. This room has two low beams offering some restricted head height, with two steps down from the kitchen area.

Shower Room
Well located for use during the day, and for guests sleeping in the ground floor bedroom. This room will have a shower cubical, WC, washbasin and heated towel rail, this room has a step down into the utility room/shower room area.

Entertainment Room
The entertainment room is the ideal space for the whole family to enjoy with a built-in bar complete with a fridge, separate sink, and a large variety of glasses. Bar stools are private to give you that real bar feeling! There is a 62'' flat-screen TV on the wall with a large corner sofa, seperate arm chairs and large footstool, double sliding doors open up into the pool room. A fantastic space for special occasions with the whole family, in the comfort of your holiday home!

Swimming Pool
At the end of the property is a fully heated swimming pool, complete with a shallow and deep end, there is also a small diving board at the end of the pool. There are two changing rooms and a shower cubical for guests use. The room is fully heated, and also has double sliding doors leading out onto the decking area, perfect for the adults to sit and enjoy the sunshine with a glass of wine whilst the children splash around in the pool. There are two sun lounges positioned to enjoy along the side of the pool, with double doors behind opening up onto the beautiful external decking. There is an exercise bike and yoga matts provided to create a perfect workout space, along with a table tennis table for extra fun.

First Floor
The first floor has a light and airy landing which lead onto 5 bedrooms and two bath/shower rooms.

Bedroom One
This large and light bedroom with sash window over looking the entrance of Bedingfield House has a super-king bed, bedside tables and lamps. There is a double door wardrobe and chest of drawers provided for you to store your belongings.

En-suite Shower Room
There is a walk-in shower cubical, WC, and washbasin.

Bedroom Two
This bright and spacious bedroom with sash window overlooking the manicured gardens has been furnished with a Super-king bed, bedside tables and lamps. There is a built in cupboard with a hanging rail, plus a chest of drawers for your items. Please note there is a step down from the landing into this bedroom.

En-suite Shower Room
There is a walk-in shower cubical, WC, and washbasin.

Bedroom Three
With views across the sweeping driveway, this room has been designed to feature a Super-King Zip/Link to offer a Super-King bed or twin beds. Storage is provided in the chest of drawers.

Bedroom Four
Stepping down three steps from the main landing you have this beautiful room with views across the garden, with a fire exit door leading down into the side garden area. There is a Super-King Zip/Link giving you the option of a Super-King bed or twin beds. This room features a dressing table with a chair, separate armchair and wardrobe for your items.

Bedroom Five
This room has been cleverly furnished to offer a fun and exciting space for up to 4 children to share a room, or for a family of 2 adults and 2 children to enjoy. There will be one Super-King bed giving the option of a Super-King bed or twins, along with additional twin beds. All beds are suitable for adults.

Bathroom
With a large bath and separate shower cubical, WC, washbasin and towel rail.

With shower cubical, WC, washbasin and heated towel rail.

Outside
The well-kept moated garden offers the perfect space for tranquillity, enjoying those summer days and also family fun. The extensive grounds wrap around three sides of the property, shielded by matured trees, moat and hedging. The gardens are both south and east facing. Outside the kitchen and living room is an expansive patio area which will feature a large outdoor table seating 14, complete with a charcoal BBQ, a perfect space for entertaining alfresco. Outside the swimming pool is a large decked area with beautiful plants surrounding, this area will have additional outside seating so that you can sit and enjoy the sun whilst the rest of the family are enjoying the pool. There is substantial parking available at the front of the house.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a bottle of wine and biscuits to help you get your break off to a relaxing start.

A travel cot and high chair are available from the property owners on request at the time of booking.
Bedingfield House is located in a rural part of the Suffolk countryside. The large village of Debenham is located just 3 miles to the south and can cater for all of those everyday shopping requirements.

Just 20 minutes from the property is the historic market town of Framlingham, with its vibrant central square providing an excellent range of local facilities , number of shops, restaurants, pubs and markets on a Tuesday and Saturday. The impressive English Heritage Norman castle at the top of the hill is a wonderful place to explore.

Another close location is Eye, an attractive market town with many unusual and interesting buildings, perfect for exploring the countryside in and around the town, shopping, playgrounds, local eateries and historical exploration.

Bedingfield House is only 45 minutes in the car to some of Suffolks' best known beaches, including Aldeburgh, Southwold and Dunwich, all very different to each other and well worth a day trip to the Suffolk coast.
One well-behaved dog is welcome downstairs only. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking. Please note that the grounds are open so, whilst there’s plenty of space for dogs to run around, you do need to supervise them so they don’t run onto the road or neighbouring woodland.

Please note there are a number of steps in this property, including utility room, bedroom 2, bedroom 4, bedroom 4 and dining room.

Please note part of the garden has a moat surrounding it, the moat is open so please do supervise children and dogs.

NB Guests are required to bring there own alcohol for the bar.

Swimming Pool Rules -
I. Depth of water –Shallow end -.75m
Deep end -2.5m
II. Pool use by any person under fifteen years of age has to be supervised by an adult
III. Activities including for example running, dive-bombing and diving from the edge of the pool are prohibited.
IV. The pool edge must be kept clear of unnecessary obstructions including for example balls toys and other items to be used in the pool
V. No alcohol is to be consumed whilst using the swimming pool or in the pool area
VI. No glass or other breakables are used in the swimming pool or in the pool area
VII. First aid kit is located in the utility room (next to the kitchen)
