    “Beautiful property, spotlessly clean with very well equipped kitchen.”

    Comfortable beds. Thorpeness is a really interesting place, and we enjoyed days out at Southwold, Aldeborough, Sutton Hoo, Dunwich, and the Maltings at Snape is well worth a visit. Really can't think of anything negative to say!

The property

Guests are welcomed into a spacious living room leading through to the modern kitchen/dining room which has bi-fold doors onto the decked dining area, making it easy to enjoy meals in the sea air! There’s also a snug/TV room on the ground floor and shower room next to the back door – convenient for trips from the beach! Four of the rooms on the first floor have a glimpse of the sea with a king size bed in the master bedrooms, two twins and a double, plus two super new family bathrooms. The front garden is a great spot to relax and watch the world go by, with an additional table and chairs. The rear garden giving more privacy and access from the parking bay where there’s space for one car. Ground floor The front door opens into a porch with space to leave your coats and shoes before going into the living room. There’s a back door opening from the drive into a hallway which leads to the snug, cloak/shower room, stairs to the first floor, and a cupboard housing the washing machine. Living Room A sunny south-facing room with opening into the kitchen/dining room making the reception areas ideal for socialising with family and friends. The wood burner is a focal point and great for cooler months with two comfy sofas and an armchair positioned to enjoy the heat or the wall-mounted TV! Kitchen/Dining Room This double aspect room overlooks The Dunes at the front and the garden at the back of the house where bi-fold doors open onto the patio garden, ideal for enjoying meals in the sea air! The kitchen’s well equipped with electric oven, hob with extractor, dishwasher, free-standing fridge/freezer, and microwave. A pantry gives extra storage for groceries and a washing machine is housed in a cupboard off the hallway. The dining area’s nicely divided by a breakfast bar with two stools and has a table with six chairs and bench seating for eight guests. Snug At the back of the house with an L shaped sofa and large flat-screen TV plus a desk, this is a great place to work or chill! Cloakroom/Shower Room Ideally positioned next to the back door giving easy access to the shower when you come home from the beach! There’s a corner shower, WC and wash basin. First floor Stairs rise from the inner hall to the first-floor landing with doors opening to the four bedrooms and both bathrooms. 1st Family Bathroom With a glimpse of the sea, this bathroom’s ideally placed for guests using bedrooms one and two; equipped with a bath with hand shower, WC, wash basin and heated towel rail. Bedroom One A sunny bedroom facing south and a view of the sea, furnished with simply with a double bed and chest of drawers. Bedroom Two Sit in bed and enjoy the views from the bay window of the sea to the east and the iconic Meare to the west. There are twin beds with a cabinet between plus a chest of drawers and a wardrobe with shelving. Bedroom Three Look out to sea when you wake in this bedroom with king-size bed, bedside cabinets, chest of drawers and wardrobe. Bedroom Four This cute twin room has full-size beds with a cabinet with drawers between them and hooks for hanging any clothes. 2nd Family Bathroom Conveniently positioned for bedrooms three and four, there’s a step down to this lovely modern bathroom which has a bath with shower over, WC, washbasin and heated towel rail. Outside 4 The Dunes has off road parking for two cars at the back of the house and there’s generally on-road parking for additional cars available at the front on a first-come basis. A gate opens from the drive into the garden which is mostly laid to patio, furnished with a table and eight chairs plus a BBQ for you to enjoy eating in the sea air; bi fold doors to the kitchen/dining room make catering easy! There’s also a small front garden, close to the infamous Meare which is a hive of activity in the summer months, where you can sit and watch the world go by!
