    “We absolutely 2 The Bays it’s a wonderful house in a fab location!”

    There are quite a few maintenance issues we spotted that I thought I should pass on: Lamps in front double bedroom are very dodgy! They cut out and Make strange sparking noises. My son opened the back of the TV remote control in the TV room as it wasn’t working and found it had the wrong batteries and were filled with foil?!? There was a lengthy power cut whilst we were there and there were only a few mostly melted candles and the torches not working to light us - luckily the lovely staff ...

    There are quite a few maintenance issues we spotted that I thought I should pass on: Lamps in front double bedroom are very dodgy! They cut out and Make strange sparking noises. My son opened the back of the TV remote control in the TV room as it wasn’t working and found it had the wrong batteries and were filled with foil?!? There was a lengthy power cut whilst we were there and there were only a few mostly melted candles and the torches not working to light us - luckily the lovely staff at the Dolphin kindly lent us some candles. Ensuite sink broken, the plug once it is in cannot be taken out, the mechanism to lift the plug isn’t working. The silver bin which used to be in the kitchen for recycling was in the garden and full of bottles when we arrived. We took our bottles to the bottle bank round the back of the Dolphin and put our recycling in the correct bins, but it meant there was no recycling bin in the kitchen and we had to use carrier bags.

The property

Guests are welcomed into a supremely comfortable and spacious room which has been cleverly designed for socialising with family and friends with a well-fitted kitchen housing a central island; elegant dining area with double doors opening to the patio; desk for those needing to do a spot of work, and cosy sitting area. There’s a great family room at the rear of the house, as well as a shower room on the ground floor and an incredibly well equipped and stylish utility room to make chores a pleasure! Accommodation on the first floor comprises five light and airy bedrooms, three with views of the Meare and sea beyond, consisting of a master bedroom with king-size bed and en suite bathroom, a second double with king-size bed and three good sized twin bedded rooms, plus a family bathroom. This charming semi-detached holiday home is set back from the road with a large garden, mostly laid to lawn, and a patio area with a table, bench, chairs, and a BBQ so you can relax and enjoy the superb location. There’s a parking spot at the back of the house plus unrestricted roadside parking for one more car on Lakeside at the front. Ground floor The front door opens into a porch with space, leading into the open plan living/kitchen/dining room which lends itself to quality time with your family and friends. Living/Kitchen/Dining Room To the left of the door is a comfortable sitting area, with coal effect gas fire in the attractive fireplace, furnished with a couple of sofas, armchairs, handsome trunk doubling as a coffee table stacked with magazines and well-stocked bookshelves. A lovely long table with ten chairs sits in front of windows looking out to the garden and Meare beyond. French doors, with a beautiful chaise beside them, open onto the patio for balmy summer evenings. Adjacent to the dining area is the fully equipped kitchen which is well laid out and has a gas AGA, electric cooker, dishwasher, microwave, American style fridge/freezer and Nespresso coffee machine (please note pods are not provided). Finally in this huge open plan room, is the ‘office’ corner for those needing to do a spot of work or just browse the web; with large desk and chair plus Bose sound system with Bluetooth. Family room Great for lounging around in front of the large flat-screen TV, this smaller room or “snug” is at the back of the house with double doors opening to a small courtyard. It’s ideally furnishing with massive corner seating, armchair and coffee table. Utility Room Accessed through the kitchen and with a door to the back of the house with ample space for dumping coats, footwear and beachwear. This room’s a great asset to the house, particularly for longer holidays with additional under counter fridge, washing machine, and sink with drainer and clothes drying rack above. Shower Room No need to tramp sandy feet through the house with this large shower room next to the back door. There’s a large step-in shower cubicle, WC and washbasin. Inner Hall There’s an inner hall off the living room with a couple of steps which leads to the family room, utility room, and the stairs. First Floor From the inner stairs have a nautical runner and lead to a half landing with the first three bedrooms opening off it then, up a couple more stairs, are doors to the master bedroom, twin and family bathroom. There’s a built-in wardrobe on the landing with easy access from all bedrooms. Twin Bedroom To the right of the stairs, this bright twin overlooks the Meare and has twin beds, a large chest of drawers, and a couple of chairs, plus an ornamental fireplace in the corner. Double Bedroom You can see the sea in the distance from this pretty room which sits between the two twins at the front of the house and is furnished with a king-size bed, bedside tables, chair, and dressing table. Twin Bedroom This sunny bedroom also has twin beds and Meare views with a chest of drawers between the beds. Master Bedroom A charming room with a king-size bed, bedside units, a dressing table, and a couple of chairs. En suite bathroom Catching the morning sun with an east-facing window, there’s a bath with hand shower, basin, WC and large walk-in wardrobe with both hanging and shelf space. Twin Bedroom Opposite the master bedroom with twin beds placed at an angle with a chair, the ornamental fireplace in the corner, and a chest of drawers under the window. Family Bathroom With easy access from all four bedrooms, this spacious bathroom has a bath with shower over and shower screen, washbasin, WC, and window giving natural light. Outside This wonderful holiday home has a large garden at the front, mostly laid to lawn with herbaceous borders and a good-sized patio with table and chairs so you can make the most of the idyllic location with a view of Thorpeness Meare. The bench seat and table at the bottom of the garden is a great spot to enjoy the evening sun. Parking is available for one car at the rear of the house with further parking for a second car at the front of the house in Lakeside Avenue.
