15 Victoria Street is a boutique pet friendly family period holiday home in the heart of Southwold just a stones throw from the gorgeous sandy beach, and vibrant high street. This beautiful property boasts an open plan kitchen/dining room and sitting room on the ground floor, two bedrooms and family bathroom on the second floor, and bedroom on the third floor. Outside is an idyllic courtyard garden, perfect for dining alfresco.

Ground Floor
Entering off Trinity Street, you are welcomed into the boutique sitting room. Through the living room is a handy hallway with cloakroom and hanging space. At the rear of the property is the open kitchen/dining area with french doors onto the courtyard garden.

Sitting Room
A fantastic room located at the front of the property, with views of St Edmunds Church. The sitting room boasts a boutique feel, with two three-seater sofa's and flat screen TV for your entertaining.

Open Plan Kitchen/Dining Room
Located at the rear ofd the house. Light streams this room through the double french doors and skylights. With wooden flooring throughout, this room features a gorgeous bespoke kitchen with butler sink with five door AGA, integrated dishwasher, microwave, kettle, toaster and Smeg 50/50 fridge-freezer.

In the dining section of the room there is a large wooden table with six chairs. Beautiful local artwork and dressing unit make a homely area for you to enjoy all those culinary delights whipped up in the kitchen.

Cloakroom
Ideally located in the hallway, between the sitting room and kitchen. The room features a WC and washbasin.

First Floor
Carpeted stairs lead up to the first floor landing area, with the king bedroom, double bedroom and living room.

King Bedroom
Positioned at the front of the house, with views across St Edmunds Church and green. This luxurious space has a king size metal frame bed with bedside tables and lamps.There is the added bonus of a built in shower cubical.

Family Bathroom
A luxurious modern shower suite consisting of a bath with overhead shower, wash basin with mirror unit and shaving point above and WC.

Double Bedroom
Positioned at the rear of the property, with views across the garden. This idyllic room has a double bed with bedside units and lamps.

Second Floor
Carpeted stairs with hand rail lead up to the third bedroom.

Twin Bedroom
The perfect room for both children and adults to use, with twin metal framed beds, bedside tables and lamps. Storage is provided in the eaves.

Outside
15 Victoria Street benefits from a private courtyard garden with table and chairs, the perfect space to enjoy dining alfresco.

Whilst there is no allocated parking with this property, on road parking can be found along Victoria Street (some is on a limited time scale), East Green and Cumberland Road.

15 Victoria Street is located next to Bartholomew Green in the heart of Southwold with easy access to the lovely sandy beach adorned with a string of colourful beach huts that lead along to the fun filled Pier; the historic lighthouse; Sole Bay Inn and the home of Adnams Brewery, with a pleasant whiff of malt competing with the sea air.

The holiday cottage is a few minutes walk from Southwold high street which has a host of award winning pubs, restaurants and cafes, plus a strong local retail offering with fashion favourites and food outlets including bakeries, delicatessens, butchers and convenience stores.

There is a pretty walk from the harbour over a footbridge to the picture-postcard village of Walberswick, home to two good pubs (The Anchor and The Bell) and a long sandy beach. Fresh fish can be bought from the fishermen’s huts along the harbour.

The area boasts a wide variety of attractions, amongst which are the renowned RSPB bird sanctuary Minsmere, many countryside and coastal walks and the internationally renowned Aldeburgh Music Festival.
