“Conveniently located to visit the Suffolk coast.”

An older cottage that has been nicely updated by the current owners. The garden was secure for our two dogs albeit our Labrador has never shown any inclination to scale fences. Fellow pet owners visiting will appreciate the council dog waste bin fixed to a post outside the neighbouring property!

“Beautiful cottage.”

Provided everything we needed for our weeks stay in Suffolk. Very clean and comfortable. Open plan kitchen is very nice. Only a short drive to the coast. Close by to a petrol station and shop. No pubs open in Yoxford. Not a problem with us but thought should mention it. Don’t think twice about booking this property.

“Really enjoyed our stay in Cavan Cottage.”

The cottage was clean, well equipped and comfortable. It is in a convenient location for local sightseeing and we enjoyed visiting Thorpeness, Southwold, Snape Maltings, Aldeburgh. The owners were really friendly and helpful with local knowledge and tips for dog-friendly walks.

“Lovely little place to stay.”

We will definitely go back. It was very comfy and a great location to visit Suffolk. The hosts are lovely and friendly and very knowledgeable about the local area. The only downside is that there can at times be a lot of traffic noise due to proximity to the A12. We however, found that we got used to it and so was no a problem.

Cavan Cottage is nestled in Yoxford close to both Southwold and Aldeburgh in Suffolk. Cavan Cottage offers an inviting holiday home spread across two floors and is perfect for family and friends to come together and enjoy their self-catering holiday. On the ground floor is a spacious accommodation perfect for socializing, the sitting room with comfortable seating is particularly inviting with tranquil colour scheme and french doors opening out onto the garden. The kitchen/dining area is a great area for to come together and cook up a storm, whilst the dining table allows the rest of a party to pull up a seat and keep the chef entertained. The dining table offers a great space to enjoy quality meal times or games nights. Upstairs there are three sumptuous bedrooms, offering a welcoming space to retreat to, complete with family bathroom and separate shower room. Outside there is a wonderful garden area for guests to enjoy, within easy access of the kitchen. Boasting a patio area with space to BBQ or enjoy a relaxing afternoon in the sun on the sun loungers. Ground Floor: Kitchen/Dining Room A fantastic spacious room opening out onto the garden area. This room offers space for the whole family to come together. The kitchen is exceptionally well equipped, housing two electric ovens with five rings and extractor, dishwasher, washing machine, tumble dryer, fridge-freezer, wine fridge, kettle and toaster. There is ample seating provided with a large breakfast bar with four stools, as well as a dining table comfortably seating six. In addition the dining area has a space to sit and watch the Smart TV or to simply read a good book. Sitting Room A warmly decorated space to retreat too at the end of the day, complete with two three seater sofa. There is a Smart TV with DVD player and CD player for guests to enjoy, or make the most of the games provided and enjoy a games evening. First Floor Steep carpeted stairs with hand rails either side lead up to the first floor landing. Bedroom 1 Located at the rear of the property overlooking the garden. This sumptuous space offers a king size bed with bedside tables and lamps. There is a wardrobe and chest of drawers for your belongings. Bathroom Be sure to grab a good book and glass of wine and relax in the bath. Featuring a bath, wash basin, heated towel rail and WC. Outside Cavan Cottage offers a great outdoor space for guests to enjoy. Open up the kitchen bifold doors and enjoy the garden on offer, with an outdoor table and chairs seating six complete with charcoal BBQ. Sit back and relax on the sun loungers and enjoy a leisurely afternoon in the sun. There are two designated parking spaces for Cavan Cottage to enjoy.

Based in the heart of the famous Suffolk Heritage Coast, the pretty village of Yoxford is renowned for its antique shops and also has a good selection of shops, including a well-stocked general store. The village also has an excellent choice of restaurants to dine at and two pubs. Located in an area known as 'The Garden of Suffolk', it boasts acres of park and farmland and is mainly surrounded by fruit farms, with three country houses on its boundaries. Ideally situated on the edge of the A12, Yoxford enjoys excellent links to both North and South Suffolk, making touring this wonderful region very easy. The popular seaside towns of Aldeburgh and Southwold are also easy to reach, along with inland locations such as Framlingham, Halesworth and Woodbridge. A perfect base for a relaxing getaway exploring everything that Suffolk has to offer.
