Hoist Cottage is a beautiful detached holiday home located in Walberswick, only a short walk away from the village shop, eateries and of course the fabulous sandy beach. The property boasts a light and airy open plan kitchen-dining room, sitting room with french doors out onto the garden, a bedroom and a shower room all on the ground floor. Upstairs are two good sized comfortable bedrooms and a family bathroom. Outside Hoist Cottage benefits from a large garden, complete with garden furniture, children toys and built in brick BBQ to hold disposable BBQ's, in addition to this there is parking for three cars.
Ground Floor
Located on the ground floor is the open plan kitchen-diner, sitting room and shower room.
Kitchen/Dining Room
This beautiful kitchen has recently been renovated to a high standard, allowing you an area to cook up those culinary delights and to sit and enjoy them. The kitchen is well equipped with an electric cooker with four ring electric hob and extractor fan above, dishwasher, fridge with freezer compartment, microwave, kettle and toaster. There is the addition of a washing machine located in the utility area between the kitchen and shower room, there is also a tumble dryer located in the shed.
There is a beautiful wooden table with six chairs, the perfect area to enjoy meal times together.
Sitting Room
With french doors leading out onto the garden, this room features a three-seater sofa, two-seater sofa and arm chair.There is a gas fire, digital TV with DVD player, docking station and books, all for your entertainment.
Shower Room
Perfectly located to wash off those sandy toes after a day at the beach. This room features a shower cubical and WC.
Bedroom 1
With a view out across the garden, this room is located on the ground floor, featuring two single beds, a bedside table and lamp in between. There is a tall chest of drawers for your belongings.
First Floor
Carpeted stairs with hand rail lead up to the first floor spacious landing area.
Bedroom 2
With views out across the garden, this spacious room has a double bed with bedside table and decorative lamps. There is an array of storage in this room, with a double wooden wardrobe, bedside tables with three small drawers and a chest of drawers. There is a small TV in this bedroom as an added bonus.
Bedroom 3
With views across the side garden, this spacious room is perfect for both adults and children. There are two full-size single beds (with a pull-out trundle bed), with a bedside table and lamp in between. There is a basket with some toys and books for children to enjoy. There is large chest of drawers which is handy for your belongings.
Family Bathroom
A light and bright room featuring a bath, with hand shower attachment over, sink and WC.
Outside
The garden is the ultimate place to enjoy in the summer weather, with a patio area with table and six chairs, with a built in brick BBQ for disposable BBQ's, perfect for dining afresco There is a large garden laid to lawn, with hedges, fencing and secure gates all at 2 meters high, providing a totally private area to enjoy. This means that parents can sit back and relax whilst the children enjoy the vast space on offer. There is a children's play house, equipped with a child's table, chairs, stools and a large variety of children's toys, including a giant connect 4 - great for garden games!
Hoist Cottage benefits from private parking for up to three cars.
Cycle Shed
Located near the parking, and close to the back door of the property. Appropriately named, a secure, covered and lockable storage for your bikes.

WALBERSWICK
Southwold 8 miles; Norwich 30 miles
A delightful coastal village set at the mouth of the River Blyth in the Suffolk Coast National Nature Reserve. This place is perfect for a chilled break by the sea. It offers a small range of delightful shops, pubs, restaurants and cafés to choose from. The nearest town is Southwold just a short trip over the River Blyth, it offers a good selection of amenities as well as a museum and a light house. The city of Norwich is also accessible and is well worth a visit. Walberswick is one of the few places in the UK with very little light pollution.
