    “A good base for exploring Suffolk & nearby is Halesworth - a pretty market town with a variety of independent shops & eateries plus a pleasant riverside walk.”

    The ‘cottage’ adjoins the owners’ house and Jacqui came round to welcome us on the first day with homemade jam. A welcome pack was provided. The property is a listed building and it has been sympathetically restored whilst including modern comforts. There’s an area outside the cottage designated for the use of guests during their stay, part of much larger communal gardens, but it isn’t obvious from the property description that it is not entirely enclosed and close to a very busy A ...

There’s an area outside the cottage designated for the use of guests during their stay, part of much larger communal gardens, but it isn’t obvious from the property description that it is not entirely enclosed and close to a very busy A road. Also the communal gardens have ponds & hidden ditches (part of a moat). The owners’ dog and dogs staying at the other holiday cottages share the gardens. We were disappointed that we couldn’t enjoy sitting out in ‘our’ garden with our dogs off their leads. If you have children they would also need to be supervised. If we didn’t have the dogs with us we would have had a more enjoyable stay.

The property

You can enjoy the garden from most rooms, particularly the exceptionally large master bedroom with the twin opposite and unusually attractive cloakroom between the two. The ground floor comprises a modern kitchen with lovely views, a shower room, and a charming living/dining room. The gardens provide a wonderful setting for the house which has a private patio with table and chairs for summer dining. Enjoy the formal gardens to the front with lawns and well-stocked flower borders and the moated gardens, with a bridge to the orchard with a number of mature fruit trees, can be found on the eastern boundary. You can also fish for Rudd or Perch in the lake close to the house. There’s ample parking on the drive and space for you to store bikes in the outbuildings. Ground Floor Kitchen The entrance to Rookyards opens into the sunny kitchen with a large window overlooking the beautifully landscaped garden, equipped with electric oven with four rings, fridge with freezer compartment, microwave and dishwasher. Doors open to the shower room and living/dining room. Family Shower Room Off the kitchen, this is a modern fully tiled shower room with shower cubicle with glass door, WC and washbasin. Living/Dining Room A sunny double aspect room with a door opening to the drive and large window looking out to the manicured gardens - beautiful in the summer months and an open fireplace making it cosy in the winter, with Smart TV to enjoy. Furnishings include a large leather sofa and matching armchair, occasional tables and a farmhouse style table with four dining chairs. To the right of the fireplace is a built in shelf, ideal as a writing area. Doors open from the living room to the kitchen and stairs. First Floor A door from the living/dining room opens directly onto the carpeted stairs leading to a small landing which gives access to both bedrooms and the cloakroom. Please note the stairs are steep. Master Bedroom Exceptionally large double aspect bedroom with King bed, bedside cabinets, wardrobe and beautiful armchair inviting you to relax with a good book! Twin Bedroom A pretty room with a view of the garden, furnished with sturdy wooden twin beds and a bedside table. Cloakroom An exceptionally large, bright room with an ornate basin and a WC. Outside Rookyards is a beautiful Grade II listed L shaped house that has been sympathetically divided into two homes, surrounded by countryside with an abundance of wildlife including wild rabbits, bats, badgers, muntjac deer and many birds for you to identify. Guests can fish for Rudd and Perch in the pond close to the house and a private area of the extensive garden has been allocated for your use with table and chairs for outside dining, however the owners are also happy for you to wander around almost two acres of their stunning moated gardens and grounds. Please note there is a washing machine available for guests use in the outhouse (this is a communal washing machine, shared with two other properties) The property is approached over a shingle driveway leading into a parking and turning area adjacent to the house and two additional stunning holiday properties - Red Poll Barn and Milk Parlour. The surrounding countryside lends itself to cycling and you can store bikes undercover in one of the cart sheds.

The delightful Suffolk market town of Halesworth is full of character, with old buildings, a weekly market held on a Wednesday and a variety of shops, cafes and restaurants, which are predominantly independent. The Halesworth Town Trail offers a walk through the town whilst learning about its history, whilst within easy reach is the gentle, undulating surrounding countryside, which is ideal for walkers, cyclists and birdwatchers. The beautiful Suffolk Heritage Coastline features unspoilt heathlands and the RSPB Minsmere Nature Reserve, whilst the internationally renowned Snape Maltings Concert Hall, and the delightful coastal towns of Southwold and Aldeburgh are all within a short drive. With the cities of Ipswich and Norwich both within touring distance, Halesworth is an ideal location from which to discover Suffolk.
