Napier House, Southwold

Excellent property, clean, well kitted out with top end brands.

This property has been decorated and equiped to feel like a home rather than a holiday let. Plenty of crockery and cooking equipment etc. (So many holiday homes for 6 people only give you 6 cups - not the case here, a great selection including tea pot & milk jug.) The house itself is bright and spacious with a nice sunny garden. Location is excellent too. We will be booking to stay here again.

A lot of thought has gone into making this a beautiful space for guests to enjoy.

It is very spacious, well equipped and clean. It is comfortable and decorated/accessorised to a high standard. Wifi, water pressure, bed comfort all excellent. Location is fantastic - a few steps from the pier and seafront. Many thanks for a wonderful stay, and for the wine and biscuits.

What a wonderful property!

It is beautifully furnished, comfortable and spacious, and very well stocked with everything you could need. The welcome fizz and biscuits were very much appreciated! It’s a stone’s throw from the beach and pier, and just a short walk into Southwold. Would definitely recommend this property. 10/10

Great property, close to the centre of Southwold and the coastline.

Decor throughout is to a high standard with modern facilities. Spacious kitchen/diner area and elsewhere indoors that feeling of space continues. Master bedroom is particularly large with a well appointed ensuite. Quiet area outside and no trouble with parking for 2 cars. Enjoyed our stay both in Southwold and Napier House.

We have stayed in Napier House many times and it never disappoints.

Lovely warm, cosy house with lots of wood for the fire. We have stayed a few times for New Year and it’s always nicely decorated for Christmas which is very welcoming. Having the big smart TV is a terrific bonus! Would highly recommend this property.

Ideally located 2 minute walk to pier and beach, About 10 minute walk to the town.

The property was very clean and well equipped, everything you would need to prepare Christmas day dinner. They had a lovely decorated Christmas tree making it very festive. The main bedroom was enormous with a massive on suite. Two other bathrooms upstairs so no waiting to use the toilet. Another toilet downstairs and a lovely big table in the kitchen area. With the conservatory there are plenty of places to sit and relax, would definitely recommend.

We had a wonderful relaxing break at Napier House.

Such a well equipped, comfortable, cosy home in a great location. The large open plan living space is perfect for spending time together without being on top of each other. The bedrooms and bathrooms are just delightful and so quiet. A few steps away from the sandy beach and pier, and an easy stroll to town, couldn’t wish for a better place to stay.

This was a lovely house: well decorated and conveniently located close to the pier and beach and just a short walk into town.

The kitchen was well appointed - minor niggles would be a larger pan for when cooking for 6 adults, and a sharpener for the knives. Would recommend!

Really felt at home in your fantastic holiday property.

The description did not make it clear that the ensuite had a separate shower cubicle(great surprise). Also didn't say that all three showers were Aqualisa power showers. An additional cafetière would be great to cater for caf & decaf family members. The description did not mention that there was a garage for storing paddle boards etc

Our extended family (5 adults, a child, and a baby) had a wonderful stay at Napier House. The property was absolutely perfect for our needs—spacious, clean, and thoughtfully laid out. Despite being slightly tucked away from the high street, the location was still excellent and peaceful.

This was a superb house.

The decor and facilities were excellent and the location was brilliant. This is the best house we have rented in Southwold.

Napier house is a fantastic place to stay.

The position near to the sea and pier is perfect and only a short walk to a variety of pubs, shops, cafes and the cinema. We took our four teenage grandchildren who have been coming to the area since they were babies. I did find the living room sofas a little uncomfortable but otherwise it was comfortable. If we came as a 6 again we would definitely rebook Napier house.

We all greqtly enjoyed our week at Napier House.

It's a lovely, comfortable home from home with many thoughtful and practical touches, which made our stay extra relaxing. Although we didn't need to contact anyone because we didn't have a problem, I appreciated having the owner's name and contact number; it makes you feel more like a guest than a tenant. The position of the house was perfect for us and I think more could be made of this in the property description. Our teenagers loved being able to walk to the beach, pier and crazy golf - and it's so easy to walk into town too. My only suggestions for improvements would be to have an available space in the kitchen to store food and the garden isn't up to the standard of the house. Otherwise, we loved it and could have stayed a lot longer. Thank you.

A Lovely house enjoyed our stay very much so beautifully and tastefully decorated - a true gem of a property.

Just one small snag the shower cubicle doors have sealant and its coming away. I left a note for the cleaners as unless you are very careful the floor becomes wet and I fear in time the flooring will be affected which would be a shame.

A wonderful, larger than expected, holiday house.

The spacious open plan lounge, dining room and kitchen create a fantastic space for a family holiday spending time together, even if in different zones. The bathrooms are numerous and all good sizes. The master bedroom and en-suite are luxury hotel-standard. There is a playful decor - colourful and peacock-themed which we enjoyed. The house is really well-equipped and its situated near the pier, with views of the pier from the second bedroom. We will definitely consider staying at Napier House again. Thank you to the owners for extending our stay after initially booking it for 3 nights to 7.

We always have a wonderful stay at Napier House and our dog is very happy there.

If it’s available then we would book it but sometimes we have to stay elsewhere and it is never quite the same holiday! My only very minor complaint this time was we found the pillows a bit hard but otherwise all was really lovely.

Napier House is a fantastic place to stay.

The decoration is beautiful, the beds and seating comfortable and the quality and range of kit in the house second to none. It's the best house we've stayed in Southwold (and there have been a few because we love the place!). We're grateful for the opportunity to have stayed in Napier House. We have just returned from a lovely Christmas break at Napier House.

The property is very comfortable (especially the beds) and well appointed.

A wonderful and spacious house is a brilliant location.

. The whole house is beautifully renovated./decorated and extremely well equipped, from fluffy new towels to everything you could ask for in the kitchen, and all very smart. Just a few steps fom the pier and the beach and a short stroll along the prom into the lovely little town, with some great shops. The only minor thing which could have been better was the garden, It is a nicely designed courtyard with big dining table and chairs (and one comfy sun loinger) but the shrubs were very overgrown and straggly, in need of some serious TLC!! I appreciate it is the end of the seaon and also not eay to grow certain plants so near the sea, but a bit of pruning/cutting back/ shaping would have made a big difference to our enjoyment of the garden! But everything else was great and we would definitly go back! Welcome gift of a really nice bottle of fizz and a box of tasty biscuits was muchappteciated!

Another lovely stay at Napier House.

Clean, tidy and plenty big for all the family. Perfect addition of a large conservatory which remains cosy and warm during these cooler evenings. Beautifully located on the doorstep of Southwold beach for walking our dog. Blessed with great weather a 10 minute stroll into Southwold village which has an eclectic mix of shops for all tastes. Throughly recommend this lovey property.

A beautifully presented and very well equipped property.

The house is luxuriously styled and very comfortable. Location is fabulous, a stones throw from the sea and a short walk to the lovely bustling town centre. The owner is very accommodating and welcoming. Napier house is highly recommended and would definitely like to revisit.

Some of the chairs were not as comfortable as they could have been, especially for those of advanced years.

I'm in my 8th decade and after 40 years of bungalow living I found the stairs to be a little on the steep side and had to be tackled with care. During our stay the microwave cooker began to play up, but this problem was quickly resolved with a phone call to the owner of the property. The property itself was in an excellent location, really spacious and every thing was in good working order.

Ideal location. Needs tidying up outside a bit, both front and back of the house. Overall enjoyable stay and holiday.

Property is lovely except stained headboard in master bedroom & chairs in dining room .

We had a great stay at Napier House.

Beautiful house, we settled in and felt right at home as soon as we’d unpacked. We didn’t want to leave to come home. The house is all beautifully decorated and very well thought through. We had two toddlers with us and the two single bedrooms worked a treat. We hadn’t realised initially that there was a bed guard available which was really handy. Travel cot was also provided although we took our own as we have a good mattress for it. With the ensuite and two further shower rooms it was great for two couple and the kids. No shortage of showers or toilets. The location is also perfect being a short walk from the pier and town. The only tiny thing that would make the ensuite even better would be to have a dimmer switch as the lighting is quite bright when getting ready for bed but it didn’t affect our stay. Steve and Lavinia were perfect hosts and dealt with any issues quickly. We’d love to come back at some point in the future

We enjoyed our time at Napier House and found it to be well equipped & comfortable.

It's close proximity to the beach was great with young children and Southwold overall was charming.

Fantastic house in a great locations.

Easy walking distance to the beach and the town. The kitchen is well equipped for 6 apart from wine glasses, so we bought an additional glass and left it for the next people. Our only complaint was we wanted to use the barbeque, but it had not been cleaned by the previous people that had used it and there were cleaning brushes to be able to clean the grill.

Really enjoyed our stay (2nd visit).

Two points: 1. The heating system seems to have a mind of its own - the radiators were on high in the middle of the night and the bathroom towel rails were scalding hot (turned both down, must be costing the owners unnecessary expense). The double bedroom at the front of the property had a very unpleasant smell which I tracked to the wooden wardrobe. I don't know whether it has been re-stained recently but it smells faintly of vomit, which meant I had to leave the doors open

Yet another lovely stay at Napier house.

We had a terrific New Year in this lovely house and our dog very much enjoys being there. We didn’t use the conservatory this time round as it is a little chilly at this time of year but the wood burner was a very welcome extra and we made very good use of that! There was plenty of wood to keep us going which was a real treat!

Second time staying at Napier House.

The fact downstairs is open plan makes it so inclusive during the Christmas period. Nowhere in Southwold is far, but having the sea front and pier in view from the house is an added bonus. A very comfortable house and would recommend to anyone.

We had a fabulous stay at Napier House, Steve and Lavinia made us very welcome and we will be looking to book again next year.

The property was spotless, is spacious and has everything you need, with a perfect location so close to the pier and prom. Lavinia was extremely helpful and friendly over the phone when we arrived and I couldn't work something out (I hasten to add this is due to my brain going blank, not to the owners' instructions which were full and very clear). We love Southwold, Napier House is a joy to stay in, and we are looking forward to booking again in the future. Thank you so much.
