Immaculately clean and well presented 3 bedroom house in a quiet are of Southwold.

Only 10 minutes walk from Southwold pier . Plenty of seats downstairs and lovely views from the front window and back patio doors looking out to the pleaseant garden which was well maintained. Fabulous kitchen with everything we needed. Parking spaces were available along the road . The three bedrooms were well presented and the two bathrooms ( upstairs and downstairs) clean and very useful. The top of the stairs does need a bannister however, so a stair gate could be fitted if necessary, or just to hold not. This could be easily added A lovely property which I hope to return to!

Lovely house on the edge of town with panoramic views over the reed beds.

Street parking was not a problem for us. Spacious accommodation with different seating areas to choose from and a modern, well-equipped kitchen. We found the beds and mattresses comfortable too. Having showers and WCs both upstairs and downstairs was ideal for our two-couple party. Plenty of hot water. Internet and a smart TV meant there were plenty of streaming possibilities. Easy walk into town for shops, pubs, and restaurants, as well as being equally close to the pier and seafront. The back garden and patio were nice, but the lawn and shrubs could do with some cutting (a small quibble for what was otherwise an excellent stay). By contrast I found the Sykes customer service to be particularly useless! Phone calls were never answered, and using the Whatsapp messaging service was a painstaking process sometimes waiting 24-48 hours for a response. In the end I had to contact the owner directly on arrival at the cottage to find out the information I needed.

Booked this cottage for a family stay with young children and grandparents together.

The location was superb, with beautiful views from the living and bedrooms. Plus close connection to the pier and beaches. The kitchen had everything we needed and more. We’d visit again. Thank you x

Perfect for our weekend break.

Wonderful view from the front and a nice private back garden too. Easy walking distance to the beachfront and Southwold itself. The hamper of various goodies and essentials was much appreciated. Thank you.

There was no door between the lounge and the hall.

This meant that noise from downstairs carried upstairs and also the heat from the sitting room dissipated into the hall. Overall, we enjoyed our stay and thought the house, with it's super kitchen and lovely log burner, met our needs very well. We would book the house again.

Loved the house.

It was clean and tastefully decorated. Fully equipped with lots of hot water. Location was good too and the owners guide for the area was helpful. Southwold is gorgeous but can be tricky to find somewhere to eat in the evening.

This is now my 4th year staying in southwold and this is the first holiday cottage that I am definitely planning on returning to.

The beds are extremely comfortable and my daughters both loved their rooms. The view out the bedrooms and the front room is gorgeous, watched some lovely sunsets over the fields. The place was very clean and had everything you could ever want for your holiday. It was a perfect little home for us and our two little girls.

This wonderful house is located in a beautiful spot.

The views over Buss Creek are marvellous, we were able to watch hen harriers from the living room. This home from home is extremely comfortable, clean and has the most luxurious body wash I have encountered. The welcome package showed that nothing was too much trouble for these hosts. We enjoyed it so much, that we are planning to book again next year!

We had a very comfortable stay herewith 4 adults and 2 children.

The house is very well presented and maintained. It is well equipped with comfortable beds. The location is beautiful and quiet but within easy reach of everything in Southwold. Great living space with plenty of comfortable seating and a very good garden for a holiday home. The 3rd bedroom is quite small, as described, but comfortable. We would stay here again.

Great property with pretty much everything thought of and provided which was unusual and refreshing (a set of smaller tongs and a potato peeler were the only things we needed that weren't provided).

Very nicely decorated property, two of the bedrooms are on the small side but perfectly adequate for a week's stay. The cleaning was of a good standard and the property is also in a great location overlooking some marshland with walks through it and 5 mins from town. Unfortunately the property next door are currently having a rear extension built and as this is 1-2 metres away it spoiled our stay, with very significant noise 8am-4pm every weekday from the builders using pneumatic drills, cutting blocks with an angle grinder and clouds of dust regularly blowing over the back fence. We approached Sykes about this in a very pleasant and constructive way following our stay but their response was unreasonable and less than satisfactory - the owners denied that this happened (!?!) and Sykes' terms and conditions state that you might be staying next to a building site and therefore cannot complain about it. Somewhat bizarre response on both fronts and not great business sense, hence our low rating for our stay. A real shame as the property itself is great.

Lovely cottage.

Great location and extremely well appointed. One bedroom was a tad on the small side but still very comfortable.

The house was perfect for our family.

So much space downstairs with the kitchen kitted out very well. A very comfortable home and garden with lovely views at the front. Lovely garden at the back, just a cold/wet to use for us. Would definitely like to go back as so comfortable, beds very comfy. Location couldn’t be better, lovely walk to the beach and town.

Lovely house and garden.

We had a great time - were very lucky with the weather. Despite not being the fastest walkers, we think it is a little closer to the sea than described (a good thing). Comfortable sitting room and beds. Good kitchen equipment and for once decent frying pans. We struggled a bit with the freezer - the top drawer didn't shut properly (some ice) and then iced up worse. I think it needs defrosting. I booked Long View as the right size, had a garden and upstairs and downstairs toilets - the listing could describe the upstairs shower room better as it is a very good shower. Loved the welcome pack - unadvertised and really good coffee. I would definitely recommend this house. But probably more suitable for 5 than 6 - the second double room is very small.

The garden was unusable by the children due mess left by the seagulls and also the lack of a garden gate ants nest and hole in the fence to the neighbour’s property.

The accommodation was really good and well equipped. Location was excellent.

We loved our stay here.

An ideal place for my husband and me, our daughter and two grandchildren, aged 18 months and 3 years. A great layout, spacious and plenty of places to sit, inside and out. The two bathrooms - downstairs with bath, ideal for the children and upstairs one with shower for us adults - were ideal. The kitchen was spacious and well-equipped. It was an easy, quiet walk to the beach and also to a lovely playground near the church and to the fish ‘n’ chip shop just beyond. We all agreed we’d like to return.

Lots of space on the ground floor - several comfy sofas and chairs, and a big dining table.It was lovely and quiet and we enjoyed the garden and the BBQ and seating area. We'd definitely return,

We absolutely loved the property.

It was perfect for our family weekend. The house felt welcoming and very homely. The extra homely feel would have us returning again and again. It felt just like a perfect family home. The house was spacious and fully equipped with everything a family needs. It felt like the owners had thought of everything to make the house work for a worry free, comfy family break. There was ample room for 6 people and it was spotlessly clean. Beds were comfy and fresh with great pillows and bedding. Towels were fluffy and lovely. No need to pack tea towels or fairy liquid or soaps and shower gels, it’s all there. Location was great, lovely views and easy walking distance to beach and town. We loved this place and will defiantly return.

Lovely location as well. Only minor point is that the back garden needed some TLC and the gutters need weeding!

An amazing property in beautiful surroundings.

We all had a wonderful time. The garden could do with a bit of tlc but this wouldn't stop us staying at the property again.
