    “We reckon we've stayed at Kestrel about once a year for over 10 years now - we love the place and convenience of the location.”

    The last two times (and this time) though we noticed a bit of decline in the property maintenance and amenities and did not quite have the same amazing experience as previous visits. We left a note listing a few things and used the chat facility while at the property but never heard back from the Sykes - this is disappointing. Small things (but they add up) - significant paint peeling off the property outside in the back, back light not working, towels provided but one of them was shredded, ...

We left a note listing a few things and used the chat facility while at the property but never heard back from the Sykes - this is disappointing. Small things (but they add up) - significant paint peeling off the property outside in the back, back light not working, towels provided but one of them was shredded, only 1 handtowel (when 1 per person previously), bathroom fan not working, toilet holder fallen off wall (and noted months earlier in the guest book by others), no crisps provided in the gift basket (!), no dishwasher tablets provided as they have been every time previously, and only 1 tea towel - just a gradual decline, again all smallish things, but there are lots now to list.

    Thank you for your feedback and for your valued custom over the last 10 years! I am sorry you feel there has been a decline in the standard of the property. Each year we make upgrades and this year we installed a new oven and beautiful insulated curtains at the bay window. We also have annual painting and the exterior is booked in to be done in May 2027 which will address the external flaking paint. The toilet roll and fan have been fixed (someone had turned off the fan). Each guest receives a bath towel and there is a hand towel left per bathroom/WC. Dishwasher tablets should be available and I believe someone popped over to correct this during your stay. We do hope we can welcome you back in the future. We are very sorry that you were disappointed with the communication from Sykes, please be assured we will feed this back and review the processes - We hope to welcome you back again. You are welcomed into a shared entrance hall with the apartment above, Osprey. A door opens to the sitting room which features an open fire and large bay sash window. Beyond that there is a modern kitchen with double doors opening to the garden and a lobby leading to the double bedroom, twin bedroom and family bathroom. To the front of the property there is unrestricted on-road parking. To the rear there is a fully enclosed landscaped patio garden with sun terrace and garden store. Ground Floor Sheltered Porch Decorative tiled flooring with part glazed door opening to: Entrance Hall Shared with the apartment above, Osprey, this has slate flooring and a private door to Kestrel. Sitting Room Large bay sash window offering views over the front aspect and glimpses of the sea. There is an open fire, two 2 seater sofas, armchair, open fire, polished wood flooring, flat-screen TV with Netflix, and DVD player. Opening to: Kitchen Range of wall and base units with granite work surfaces, stainless steel sink unit, Smeg 4 ring gas hob/oven, dishwasher, Bosch fridge/ freezer, washing machine and table, and 4 chairs. There are part glazed double doors opening to the rear landscaped patio garden. Lobby Slate flooring and doors leading to the bedrooms and bathroom. Bedroom One Sash window offering views over the rear garden. There is a king-sized double bed with side tables and lamps and a free-standing wardrobe with drawers below. A gate opens to a shared pathway that provides access to the end of Chester Road. You can also book Kestrel with Osprey, the flat above Kestrel and Osprey.

About the location

SOUTHWOLD

Lowestoft 13.4 miles; Ipswich 35.1 miles

Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu. Southwold has some fantastic independent shops, boutiques, galleries and pubs which are great for a browse and to stock up on essentials for your holiday. Just outside Southwold there are a number of great attractions for the whole family including Africa Alive Zoological Reserve, RSPB Minsmere and Dunwich Museum as well as scenic towns such as Aldeburgh, Thorpeness, Leiston and Lowestoft to visit.
