    “The cottage was wonderful and refurbished beautifully in keeping with its style.”

    Each room was fully equipped to make the stay comfortable and practical, from the feather bedding and blankets to the pots and pans and condiments. It was so easy doing xmas dinner in the kitchen with the endless pots and pans, large oven and counter space. The only thing I would suggest is an inventory of items and, as useful as it is that previous visitors leave food cupboard stuff behind, that anything out of date is thrown away.     Each room was fully equipped to make the stay comfortable and practical, from the feather bedding and blankets to the pots and pans and condiments. It was so easy doing xmas dinner in the kitchen with the endless pots and pans, large oven and counter space. The only thing I would suggest is an inventory of items and, as useful as it is that previous visitors leave food cupboard stuff behind, that anything out of date is thrown away. The set out of the cottage was perfect for our family with my elderly parents, all areas were used well and it was always warm and cosy, and the log burner was bliss and made it feel cottagey and Christmassy!! We all found our beds comfortable, some mattresses were firmer than others and this worked with who was in which room, although the double bed next to the master was very squeaky whenever my daughter rolled over! All rooms were well equipped with hanging space, shelves, drawers, mirrors. In comparison to all the other rooms though, the master bedroom lacked hanging space, the hooks in the wardrobe weren't practical, a rail would work better. We had high winds on Xmas eve, which moved the roof tiles above the master bedroom and en suite, it was extremely loud during the night so we didn't sleep much that night - this was reported the following day and picked up as soon as the office opened again where they were keen to get it looked at, hopefully this is now been resolved. Fortunately all other nights, were peaceful and quiet. The village pub is cosy and had a lovely atmosphere, it was busy in the bar and restaurant over Xma with log fire burning and carol singing on Xmas eve! Please note: take a torch for walking after dark, its pitch black!! We found a walk by the river in the village too which was beautiful. This village is remote with a local bike shop that also sells food essentials. Its an easy drive into the nearest town if you need other items. I've never been away in a self equipped property before so have nothing to compare it to, but i believe i have high expectations, and overall I loved the practicality of this property along with its comfortable and cosy offerings, its location and amenities.

Oak Cottage is a charming countryside retreat nestled in the picturesque model village of Somerleyton, Suffolk, just a short drive from the coast. With ample parking for up to four cars and welcoming two well-behaved pets, this delightful abode is perfect for families or groups of friends seeking a serene getaway. The property boasts a spacious kitchen/dining room on the ground floor, along with two living rooms, one with a log burner and ground floor shower room. Upstairs are four bedrooms, one with an ensuite, then a family bathroom with freestanding bath and a shower room. There is a spacious garden with large seating area and Barbecue to the rear, perfect for enjoying the sunshine. At the front there is another patio area, meadow flower lawn and parking for three to four cars as well as a EV charging point. Entering into the hallway, there is a seating area with plenty of storage for coats and shoes. Snug Original floors lead you to the first living room, with a 3 seater sofa that can be opened into a king sized sofa bed providing additional sleeping space. An armchair to the side, and a smart TV making it the perfect space for a movie night. Gym/Games Room Oak Cottage now boasts a stunning new gym and games room. Designed to match the stylish interiors of the main house, this freestanding room has floor to ceiling steel framed doors, exposed beams and a lovely natural cork floor. It features a Peloton exercise bike, boxing bag, full dumbbell set and weights bench with barbell rack and a good selection of plates. There is also a football table, a smart tv and a blue tooth speaker. If doing more exercise is one of your resolutions for 2026, Oak Cottage could be your perfect pick! Kitchen/ Diner The hallway continues leading you to the kitchen and dining room, there is a large wooden dining table with seating for up to 10 guests. Opposite the dining room is the well equipped kitchen perfect for the chef of the group with integrated appliances, including a fridge freezer and dishwasher. The kitchen is well equipped with plenty of storage, a large electric range cooker, Nespresso Creatista Uno coffee machine, kettle, microwave and toaster. Sitting Room A stunning space with a curved ceiling with light flowing in from all angles, there are two doors leading to either the rear or front of the house. In the corner is a log burner to enjoy in those winter months. There are two sofas, a window bench seat and an egg swing seat. Ground floor bathroom Stylish bathroom featuring walk in shower with rainfall shower head as well as a hand held shower attachment, WC and wash basin. Partially carpeted stairs with a handrail lead you to the first floor landing. Family Bathroom Off the top of the stairs is a bright and luxurious bathroom featuring a free standing bath, wash basin and WC. Bedroom1 Featuring a comfortable double bed, dressing table with chair. Bedside wall lamps and space for hanging clothes. Shower room and Utility Spacious bathroom with a walk in shower, WC and wash basin. This space doubles up as the utility room too with a washing machine and tumble dryer. Bedroom 2 Full sized twin beds are situated in this room, there is a chest of drawers for your belongings and hooks on the wall providing further space for your clothes. Bedroom 3 Beautifully presented bedroom with a double bed, bedside tables, bedside wall lamps with views over the garden. There is hanging space providing storage for your belongings. Bedroom 4 At the end of the hallway is the master bedroom, featuring a king sized bed, bedside wall lights and a large wardrobe perfect to store your belongings. Ensuite Ensuite featuring a walk in shower with rainfall shower head as well as hand held attachment. There is also a WC and wash basin. Outside To the front of the property is the expansive meadow flower lawn, as well as a patio with furniture, this makes the perfect place to relax whilst enjoying the beautiful garden. To the rear of the property, there is a second patio area with furniture and a BBQ so you can make the most of the sunshine and outdoor space. There is parking for 3 or 4 cars as well as an electric vehicle charging point. You can stay local and enjoy the excellent food and hospitality in the village pub The Duke’s Head, or try your luck in the maze in the gardens of Somerleyton Hall followed by tea and cake in The Greenhouse café. Why not grab an ice cream from Somerleyton Cycles just metres away in the village, and visitors to Oak Cottage will also be able to book tables at the exclusive Fritton Arms restaurant just 3 miles away, which is usually only open to members.
