The property

1 Tunns Cottages is ideal for any time of the year with sunny garden/utility room and large but cosy living room on the ground floor, together with the kitchen/breakfast room, tap room for storage and modern bathroom. Both bedrooms on the first floor have great views of the surrounding countryside, the master with a double bed and single with a pull out which can be set up for you in the master for a child; there's also a convenient cloakroom on this floor. This end of terraced cottage sits back from the road with steps to the front door, off road parking for one car and a side gate to the large fully enclosed garden, mostly laid to lawn, with a patio furnished for outside dining. Ground floor: The porch opens into the lovely living room with doors to the kitchen, bathroom and stairs. The living room’s carpeted, as are the stairs; the wonderfully wonky brick floor remains in the back hall, the kitchen has a wooden floor and bathroom has slate tiles. Kitchen/Breakfast Room Step down to this double aspect room, full of character with the door set in the pub’s original external brick wall. Units sit against two walls, housing an electric oven, four ring ceramic hob with extractor, fridge with three drawer freezer underneath and a slim-line dishwasher. Living Room A warm and rustic room with massive fireplace with wood burner, beams and a serving hatch dating back to the time when the property was a pub (hence the name!) dating from 1750. An L shape sofa is well positioned to warm yourself by the fire with the TV and DVD player beside it and large coffee table in-front and a handsome antique desk with chair, plus a corner cupboard and cabinet with jigsaws and games in for you to enjoy. A couple of stairs take you down to the back hall. Garden/Utility Room A handsome stable door opens into this handy room which has a washing machine and sink – ideal when you come in from a muddy or sandy walk! There’s a door to the garden and a couple of chairs here so you can sit and enjoy the view of the garden and countryside beyond. Bathroom This modern bathroom with an under-floor heated slate tiled floor, has a P shaped bath with both a fixed rain shower head and adjustable hand shower, WC, wash basin, heated towel rail and window giving natural light. A door to the original bread oven is a quirky feature too. First Floor A door opens into a small hall with quirky storage room to the right, originally be the tap room in pub days. Steep carpeted stairs with rail rise to the first-floor landing where both carpeted bedrooms are, as well as the cloakroom. Single Room There's a lovely view of the fields from this cosy bedroom with single bed, bedside drawers and a second chest of drawers. Master Bedroom Enjoy the rural landscape from this room which has a double bed, bedside tables and a dressing table with chair. Cloakroom Convenient for both bedrooms with WC and wash-basin. Outside As you step out of the utility room there’s a patio with outdoor dining furniture and steps down to a stretch of lawn which has a chain link fence making it secure for children and dogs. The cottage sits on a corner of two relatively quiet country roads with an off road parking space next to the cottage for one car, a side gate to the garden and there's additional unrestricted parking on the road.

About the location

BECCLES

Lowestoft 11 miles.

The historic market town of Beccles has excellent amenities, with unique shops, many of which are independent retailers and the range of restaurants and dining facilities are impressive, with numerous cafes, tea rooms and traditional inns. There are also a number of interesting buildings, including the Town Hall and Quaker Hall, which houses the weekly country farmers' market. The more active visitor may wish to explore the town and surrounding area via the Beccles Marsh Trail, which is divided into three walks of varying distance and character. With an outdoor swimming pool and various play areas, children are well catered for, whilst cyclists can enjoy a number of cycle routes around the town. Beccles is surrounded by open countryside, whilst an easy drive brings you to the popular Suffolk coast and the seaside resorts of Lowestoft, Great Yarmouth and Southwold.
