“The cottage highlight was a long garden that the dogs and us enjoyed during the 30c+ heatwave.”

As the cottage is old it was cooler inside which was great although I would have liked a fan as well . The facilities are good, mostly everything needed was provided. My only niggles are the bed is a bit lumpy ( husband complained more than I about it) , no clock in the kitchen and no shower mat was provided for the very slippery bath, I feel that's an accident waiting to happen if you're a little infirm. Would definitely stay again if bed was changed.

“It is a lovely traditional, characterful property in the centre of a quiet village.”

Ideal to walk out from the door to the village tearooms and shops etc or for a general stroll. The accommodation is comfortable in general and the long garden is wonderful with lovely views of fields at the back. The village is a beautiful part of Suffolk close to the heritage coast so places like Aldeburgh and Dunwich are easily accessible and well worth a visit. We also enjoyed Framlingham Castle and Yoxford Antiques Centre and stopping off at various farm shops and bakeries locally. I would highly recommend this cottage. The only inaccuracy on the listing is that there isn't ORP but parking is readily available directly opposite the cottage and we never had an issue during our stay. Sarah

“This is a lovely cottage situated in a semi rural village with general store close by Typical low beams and wonky floors.”

A good base for the Suffolk Coast and other attractions. Set back from the main road so it wasn't too noisy. Parking easy outside the cottage. Garden enclosed and big enough for our two dogs. The decor was thoughtful and to our taste Kitchen well equipped, but didn't cook Very powerful over-bath shower. Mattress a bit too soft A great place to stay for a couple and two dogs. I would be happy to stay here again.

“We loved our stay at Brook Cottage , it was charming and full of character.”

Everything was what we expected. We would however have liked a couple of chairs in the bedroom and another side/coffee table in the sitting room . We would definitely book it again .

“A taste of olde England, it still exists !”

The cottage was warm and dry and well aired without the musty atmosphere some of these cottages can have. Good parking directly outside the cottage and there is a handy village shop very close by. The pub is a fifteen minute walk down a narrow road which is very dark at night. If you like Suffolk villages, you will like this.

“The cottage was certainly quirky but comfortable.”

We had a problem with flies in the house killing at least 10 a day. After 3 days I decided to investigate and there was an infestation in the loft bedroom. I called the owner who was really lovely. I hoovered up most of them which did ruin the break slightly. Then the gate between the 2 cottages fell down . However it was still a lovely stay

“Wonderful cottage in a lovely village setting Very comfortable with good quality furnishings,and lots of character, we felt very much at home there, it was bigger than it looked in the pictures was surprised how roomy it was inside and a nice long garden which our dogs loved!”

Only gripe was the shower didn’t work properly so had baths instead

Comfy large bed and sofas. The garden was a great size and the downstairs wc/utility space was handy. It had nearly all the facilities needed, a clothes airer would have been great and a hair dryer. Parking was easy. The location was good, easy road networks to the key sites, including pubs!

“Absolutely loved the cottage , dogs loved the garden.”

It was very comfortable and bed super comfy. Could do with a measuring jug and maybe a wok or larger frying pan in the kitchen but otherwise we thoroughly enjoyed our stay! Beautiful part of the world the beaches and countryside plus lots of places to visit.

“The cottage garden was ideal for our dog, very safe and plenty of room.”

We loved the village very friendly, good shop and places to walk to. We almost felt we did not have enough time in a week to do eveything we wanted to do. Parking was easy straight outside the cottage and no issues as off the main road. The cottage is very nice inside just missed a tin opener, place mats for the wooden table and I don't think the bottom oven works ?. It may be me, the top does so no issues with cooking. We would visit again as we liked the area and found some great places to visit and eat out. It was a very relaxing break.

“Kitchen was not very well equipped, no wine glasses either.”

It would have been lovely if we had a small pint of milk to start the break the shop had closed before we had arrived. Overall the cottage was beautiful, extremely comfortable beds, in a good location.

“Overall a pleasant stay in the cottage, plenty of character and comfy bedding and furniture well equipped with new utensils, but we could not find a tin opener, not all tins have ring pulls; red salmon for example, also another door mat at the rear door would have helped.”

Towards the end of our stay the hot water did not stay hot for very long at all.

“We loved the property.”

Clearly a very old building but its recent renovation had made it comfortable and practical as well as characterful. There was a good use of period pieces and pleasing colours & patterns, and the numerous mirrors helped to bring light and dimension to all the rooms. It didn’t lack anything important, maybe a couple of extra doormats and a towel rail in the kitchen, but we are happy to have stayed there without the tasteful re-design becoming too cluttered with extras.

Brook Cottage is a beautiful period property cottage located in the centre of Peasenhall. The property retains a wealth of traditional cottage features including exposed beams. The pretty market town of Framlingham can be easily reached by car in under 15 minutes,and local pubs namely the Sibton White Horse, Badingham White Horse, or Dennington Queen, all offer delicious meals and drinks. The Suffolk coast is only a 20 minute drive away, but the village of Peasenhall has everything you need including a charming village shop, delicatessen, and tea room. Looking to bring your dog, or looking to get out and explore the Suffolk countryside on foot, well Brook Cottage could not be more ideal! Ground Floor Entering into the dining room leading into the sitting room, kitchen and cloakroom. Carpeted stairs lead up to the first floor. Kitchen Overlooking the garden, a beautiful newly fitted kitchen awaits. Whilst petite in size, it packs everything you need including an electric oven with grill and four ring ceramic hob, fridge with freezer compartment, kettle and toaster. Please note there is no dishwasher. Dining Room Meals can be enjoyed at the farmhouse style dining table with four chairs. Sitting room A charming space to sit back and relax after a busy day exploring, with a three seater sofa and cuddle seat. Guests can enjoy the 32'' TV with on demand content. Cloakroom Featuring a wash basin and WC. This room also has the washing machine in. First Floor Traditional cottage stairs which are carpeted lead up to the first floor landing area. Bedroom 1 Featuring a sumptuous super-king zip/link bed which can be made into a twin upon request with bedside tables and lamps. There is a chest of drawers and freestanding hanging rail for your belongings. Family Bathroom Boasting a bath with overhead shower, wash basin and WC. Second Floor Open-tread wooden stairs with handrail lead up to the second floor bedroom. Bedroom 2 With a beautiful vaulted ceiling with exposed beams.
