Side door has a broken seal which made it very difficult to open; not ideal when I'm trying to get in from the pouring rain! Had to go round the back of the house to get in. £1500 for 3 nights is a lot of money and for that I expect more. I also tried to contact the company several times before my visit but it was impossible, the online chat, the SMS and the call back options didn't work & it was beyond frustrating not to be able to talk to someone to answer a question, pretty bad customer service. I've used Sykes for years but they were so much better as a small independent company than they are now.

    We are so glad that you thought the house was lovely and do hope that you enjoyed your stay in beautiful Orford. There are very few large houses in Orford so we do find that Town Farm House is a wonderful choice for family groups in Suffolk and especially for people who love Orford as much as we do. There are more large houses in Aldeburgh but generally the prices are much higher and for the number of people (9) the price per person is a fraction of the cost of a hotel or similar properties. We have had lots of lovely feedback on the quality of bedding and furnishings and the house in general. It was refurbished last year with 3 brand new luxury bathrooms and a large ground floor en suite extension as well as a separate en suite annex which is perfect for couples, teenagers or grandparents! We love the position of the house, so close to the recreational ground, the wonderful King’s Head pub, Pump street, the village shop and the quay. The dining table and seating is ample for 9 people as there are 2 extenders which you may have missed. Equally the Miele cooker is functioning very well, if you are unfamiliar with an induction hob (as we were initially), there are clear instructions on the internet for use. We completely understand it is different from a gas cooker! We tend to use the front door rather than walk round to the back of the house, however we will check that the side door is working smoothly and that if there is any stiffness, this is resolved for the next guests. We have also consulted the housekeeper and tea towels are available with a bag of dishwasher tablets under the sink. We also leave spare tea towels in the drawers in the kitchen next to the utility room. We are delighted to see that our guests normally give 5 stars for customer service which certainly reflects our experience with Sykes and Best of Suffolk. However for future bookings I’m certain Sykes will connect with you directly to address your concerns. Thank you for your feedback. Property Owner

The property

Located in the picturesque town of Orford is the beautiful detached Town Farm House, positioned just 400 yards from the main market square. Entering the property into the spacious central reception, with ample space for shoes, coats and general belongings. Radiating off the hall is the expansive living room with dining room attached, kitchen and utility space with views across the garden, and also the added bonus of a ground floor cloakroom. The property offers a ground floor master bedroom and ensuite shower room. The second floor has three bedrooms leading off of the first floor hallway with a large family bathroom. The front aspect of the house is very picturesque with dormer windows and mature garden. Newly renovated studio in the garden offering extra accommodation, called 'The Village Hall'. There is a king size bed, ensuite shower room with rainfall shower and cosy kitchen area. The property has the benefit of a beautiful private garden screened by mature hedging and trees, there is parking available on the driveway for 2 cars, with additional on road parking available. Ground Floor Kitchen With views across the garden, this light and spacious, well-equipped kitchen with traditional tiled floor is the perfect space to test your culinary skills. With an electric oven with 6 ring induction hob with extractor fan above, separate built in Miele microwave, built in large fridge with 2 draw freezer beneath. There is a perfectly designed breakfast bar with two stools. Utility Room Adjoined to the kitchen is a small utility room with washing machine and separate tumble dryer. Living Room This expansive living room runs the length of the house, with dual aspect windows with views of the front and the rear garden. This room has the unique feature of a raised built in open fire above a built in full length storage space. There is an L-shape sofa, separate two 2 seater sofas and coffee table, with decorative lamps to create an ambient space. Dining Room This room with large window in the garden wraps around from the living room, making it a great place to entertain. There is a solid wooden extendable table with a 3-seater bench and 6 chairs. Built into the wall is an impressive wine rack with storage above. Cloakroom Positioned just inside the front door is the ground floor cloakroom with tiled walls, large mirror, wash basin and WC. Master Bedroom Newly built large ground floor bedroom with views of the garden, with a super-king bed and side tables with bedside lamps. There is dressing area with ample space to store your clothes with a large chest of drawers and a clothes rail. Ensuite Shower Room Large ensuite with walk in shower, with a rainfall shower head. There is a wash basin, mirrored cupboard to the side, WC and heated towel rail. First Floor The carpeted stairs lead up onto the first floor landing, leading onto the three floors and the family bathroom. Bedroom One This dual aspect room has a large wooden super-king bed, with side tables and decorative lamps. There is ample storage for your belongs in the built-in floor to ceiling wardrobe. A dressing table sits beneath the window, with natural light streaming into the room. Bedroom Two With large window with views onto the front garden area, this room has two wooden single beds, with a side table between with lamp. There are two built in wardrobe cupboards, one with handing space and the other with shelving, perfect for storing your belongings. Bedroom Three This front facing bedroom has a single bed, with a chest of draws provided for storage space. Family Bathroom This light and airy tiled bathroom has a bath with overhead shower, with a glass shower screen, WC, wash basin and heated towel rail. ‘The Village Hall’ Studio Accessed via the front or the garden of the property, detached from the main house giving privacy. The newly renovated studio includes a cosy kitchen area with fridge, sink, kettle and toaster. There is a bistro table with 2 chairs to the side of the kitchen area. In the centre is a wooden king size bed with bedside tables and lamps. There is also a large wardrobe allowing plenty space for your belongings. Ensuite Shower Room Large ensuite with walk in shower, with a rainfall shower head. There is a wash basin, mirrored cupboard to the side, WC and heated towel rail. Outside The property benefits from a grassed private garden, secluded by mature hedging and trees, making it a tranquil space to sit and enjoy. The attractive, unspoiled fishing village of Orford is situated on the bank of the River Alde and looked over by its magnificent 12th century castle built by Henry II. The village is home to a hotel and restaurant, two pubs, village store, bakers and wonderful fish restaurant and smokehouse. Orford is surrounded by farm land and forest in an area known as the Suffolk Coasts and Heaths Area of Outstanding Natural Beauty. Centrally located, just 12 miles from Woodbridge to the south and Aldeburgh to the north, and just 5 miles from the famous Snape Maltings complex. The village of Orford is steeped in history. Henry II commissioned a castle to be built in the 12th century which is a must see when you visit the area. Owned and maintained by English Heritage you can enjoy this wonderful 'keep' and from the top there are breathtaking views for miles on a clear day.
