“We have been to Pine Cottage three or four times now and have always found it comfortable, clean and well equipped.”

Pleased to see the key safe has been moved adjacent to the front door, it was our only niggle when tucked away round the side of the building. Thank you for the Welcome Hamper, it is very generous. We visit at this time of year to catch up with family and friends so hope to be back next December.

“Pine Cottage had everything we needed for a home from home holiday in Woodbridge/Melton.”

The bed is so comfortable, my other half even fitted in the bath and managed to have a relaxing soak(he’s 6” so not many baths are long enough to relax in). Less than 5 mins walk and you’re in Woodbridge high street or on the estuary path. We had no problem parking on the main road & unloading & loading car outside was no issue either. There’s so many walks straight from the cottage we didn’t use car some days. There’s a lovely wood walk just on the path from the front door which our dog loved for first thing in the morning as he wouldn’t toilet in the small garden (he’s fussy when he goes). There’s so many lovely pubs serving great food with lovely outdoor spaces again within distance. Suffolk has so much to offer it was our second visit and would definitely stay here again for our next visit. The open plan downstairs was lovely with great daylight with the lovely skylight, the kitchen was well equipped with amazing appliances & the utility room was great. My only suggestion would be to have one big sofa rather than rather than the 2, 2 seater ones.

“After we'd actually managed to find the cottage (up a track) we thought it looked clean and comfy.”

However, the towels in the kitchen were wet and there were no liners in the small bins. The pillowcases on the main bed felt damp so I took them off to air only to discover badly stained pillows. The kettle needed descaling, it took 2 treatments, and the toaster had crumbs on top and the crumb tray obviously hadn't been emptied for some time. There was thick dust on some furniture and the whole place needs a thorough clean. The lounge seating is uncomfortable, a proper hanging rail would be a good addition as would decent soap in the dispensers. The fresh flowers were a nice touch as was the welcome pack of crisps, biscuits and wine. Quality appliances, big fluffy towels, plenty of toilet paper and comfy beds.

“This house could do with a bit of tlc.”

It could do with a bit of touching up in places and would benefit from an electric shower with a hand rail for older guests and a longer shower mat as the end of the bath gets a bit slippery. Some of the furniture could do with replacing and the cobwebs removed from the ceiling. Overall the accommodation is nice and the kitchen very well equipped. The worst thing for me was the overpowering smell of dog urine on the patio, this needs attention at every change over.

“Cottage is great and very well appointed in an excellent location close to Woodbridge centre.”

Locating cottage however is not easy and parking to load / unload on arrival an departure can be interrupted by other vehicles. A simple detailed map of the location would help in initially finding the cottage and finding suitable parking. Toilet seat in main bathroom was extremely loose and hence quite dangerous. We informed agents so hopefully will be fixed for next clients

“Lime cottage was delightful.”

.Dream kitchen and lovely comfortable beds.. The only down side were the low uncomfortable lounge seating..not good if you are elderly or have difficulty getting up from sitting position..we piled spare cushions on top of the chairs we were using..as only two of us not difficult.

“The cottage was lovely, cosy and VERY well appointed.”

It was generally clean and very tidy, but there were some cosmetic issues that disappointed me a little, such as a rusty plughole, peeling modesty film on the bathroom windows and smeary stainless steel bins. We had a fantastic break in Suffolk though and really did feel at home in the cottage. We loved Woodbridge town, The Coach & Horses, the walks along the river Deban and The Tea Hut. The bed was very comfy and the kitchen was a dream to cook in. We would revist Pine Cottage if we were to return to Suffolk

“Warm, well equipped and very convenient for walking into Woodbridge.”

Parking easy on Melton Hill, never used the little courtyard garden but it did not look very appealing. The cottage itself could do with a bit of a spring clean and probably a new sofa as it is very saggy and the bedroom would benefit from a wardrobe with a proper hanging rail.

“We have stayed in Pine Cottage before and it is ideal for us, Woodbridge is a favourite place so we like to return regularly.”

The cottage is well maintained, comfortable and clean, our only quibble is the key safe. it has been a challenge each time and not easy to find on that first visit, it is difficult to see clearly and is fiddly, bring a torch! Thank you for the very much enjoyed welcome hamper and Prosecco we felt at home straight away. Walks from the cottage either along the track up into the woods (a couple of minutes) or into the centre of Woodbridge (ten minutes) add to its appeal, we hope to return next year.

“The property is in a great location and well equipped but needs a really good clean.”

Well used surfaces in kitchen and bathroom were clean but the drawers, the kitchen bin etc filthy. There is mould on the walls in the bathroom and both bedrooms. Mirror in main bedroom was very dusty as are the corners and skirting boards. No bathroom cleaning products and only one cream cleaner in the kitchen and this was nearly empty. The small outdoor seating area was grim.

“The location for the Suffolk coast was no more than a 30 minute drive to most beaches.”

The outside of the property could do with a tidy to remove dead plants and clean the window sills and frames. First impressions do count. The properties facilities were great. Top notch appliances; the washing machine and tumble was great for washing through after beach visits. The rainfall shower always had hot water and the beds were very comfortable. The property is situated close to a busy road so road noise could be heard late evening and early morning when in bed. We stayed when it was warm and had windows open. The sofa in the lounge needs attention, it was very saggy and uncomfortable to sit on and smelt musty. We were very disappointed with the cleanliness of this property. It was very dusty (more than the previous cleans worth) and cobwebs everywhere. The dishcloth was dirty on arrival and some towels were damp. The bathroom towel rail was very dusty and full of water marks. The cutlery drawer was full of crumbs and food. The floor felt sticky in places and white socks soon became very dirty. We did contact the agent (who are very difficult to get hold of as all contact is done online and you have to wait for responses to messages) and they did offer to reclean but we were halfway through our holiday and had cleaned it ourselves by this time. This could be a fantastic holiday let if it is cleaned as it should be.

“A lovely property to stay in, very peaceful, well specified, and great for us while our house was renovated.”

The washing machine broke during our stay, which was unfortunate but no one's fault, Best of Suffolk were absolutely brilliant and got it looked at and replaced very quickly. I would highly recommend the property for anyone looking for a restful stay. Notes for the owner - the upstairs bathroom is probably the only area that needs a bit of refreshing - there are a couple of patches of black mould on the ceiling and the shower needs some regrouting and it might be worth a new bath screen and bath panel. Other than that everything works really well. Thanks for having us.

“We had a glorious week, thank you for everything done to make the cottage comfy and welcoming.”

We struggled initially with the digital appliances, cooker, tv, heating etc but soon got sorted using the appliance manuals as needed (we are old school folk). Welcome goodies, tea and coffee were much appreciated. Good off road dog walking from cottage to woods and park was pleasing to find. Our week included Woodbridge’s excellent riverside path walks for stunning views across the Deben, and further away walking along the river Orwell path and Suffolk coastal path. The blue skies and charaterful pubs were our special friends. The cottage is a great jumping off point to explore this area of Suffolk. J&D

“We had a lovely long weekend at Pine Cottage once we had found it as arriving in the dark meant we missed it twice !”

! The owners really have thought of everything although we did have some difficulties getting the shower temperature steady as it is very hot! My only criticism is that 10.00am is very early to depart especially when you are putting the dirty towels on and emptying rubbish yourself!

Lovely location, in easy reach of all shops, coffee shops, supermarkets etc.. Plenty of parking available on the main Melton Road, never any problems to find a space. Would definitely recommend.

“There was only one key which was a problem as we were there to do training, not on holiday.”

We were out at different times. The radiator in the twin room made a banging noise all the way through the night which kept me awake. The toilet in the bathroom didn’t flush properly. The heating broke down on our third day so we were cold and unable to get a shower before we went to our training course.

Thank you for staying at Pine Cottage. A brand new boiler is now installed with all radiators operational, heating and hot water (including the shower) all resolved. Toilet updated and fixed. Only one set of keys is provided as this is normally sufficient for guests staying in a property. We are sorry this caused inconvenience. An option next time might be to put the key back in the key safe for the other guest to access if coming and going at different times. Thank you again. Property Owner

Woodbridge is a pretty town with great links to the coast, Dunwich, Aldeburgh and Southwold are all easily accessible.

“We had a wonderful stay at Pine Cottage.”

It was as nice as the photos on the listing. I was amazed at the quality of the kitchen appliances. I've never had a Miele dishwasher in a holiday house! The decoration was a very good mix of modern and vintage, which gave the house soul. The all important detail, the beds and sofa were very comfortable. Location of Pine Cottage is super for an easy, quick walk into Woodbridge. It has the added bonus of being near a beautiful mixed tree woodland, with a footpath running to it from right outside the door. We're already looking forward to a return stay.

“We enjoyed being in Park House but shower was challenging.”

When booking we knew it was a shower bath but thank goodness we bought a new shower mat with us. We are in our early seventies. With the water softener the mat supplied was very slippery-needs washing or replacing. Need to tell guests to put cold water on first then mix hot in as water extremely hot. Small add on hand shower broken so not able to wash hair with that if you had a bath instead. Overhead shower very trendy but not as practical & safe like ordinary bath tap shower.

You’re welcomed into the living area which leads through the light and airy dining area to the stylish kitchen with useful utility room and cloakroom off it. Both bedrooms are on the first floor with the modern bathroom sitting between the two. This semi-detached holiday cottage sits down a private track off the Melton Road, within easy reach of the town centre, and has a fully enclosed garden where you can relax at the end of a day exploring the area. Ground Floor You’re welcomed directly into the open plan living space at Pine Cottage, with stairs to the first floor ahead of you and a door to the enclosed garden at the back. Hard flooring runs throughout with contemporary rugs. Living Area This cosy area is effectively divided into two with a couple of chairs and attractive antique sofa as you enter, and an additional comfy sofa with two generous armchairs positioned so you can watch the TV (with Sky channels and a DVD player) and enjoy the real flame effect fire. There are a couple of handsome bureaus and occasional tables. Dining Area This light and airy space sits conveniently between the living area and kitchen, with an extendable table and four chairs under a domed roof where the light streams in. Kitchen Guests are sure to enjoy preparing meals in the stylish modern kitchen with door to the garden for alfresco dining. Units wrap around two sides with two built-in ovens at waist height, one dual purpose as a microwave; a dishwasher and there’s a large free-standing fridge/freezer with three drawers. An island sits in the middle of the kitchen, housing drawers full of crockery and cutlery, plus shelves heaving with books for you to enjoy and the all-important wine fridge! Adjacent, through an opening, is a convenient utility room with a washing machine, dryer and bags of storage. Cloakroom Off the utility room, with WC and washbasin. First Floor Carpeted stairs rise to the long first-floor landing with both bedrooms (also carpeted) and bathroom opening off. Master Bedroom A good-sized room sitting at the front of the cottage, furnished with a king-size bed, bedside drawers, a couple of chairs and row of hooks for your clothes. The big desk is an asset for those wanting to do a spot of work, but is also ideal for doing makeup and has a TV on it so you can watch in bed. Guest Bedroom A long light bedroom with two sturdy single beds, chests of drawers and a chair. Woodbridge is a historic riverside market town boasting an outstanding selection of independent shops, restaurants and pubs. The town has been famous for boatbuilding, rope and sail making since the Middle Ages. The working tide mill is a major attraction and a must visit for anyone staying in the area. The River Deben runs alongside the town and is popular for boating, walking and wildlife with wonderful views over to the National Trust site of Sutton Hoo.
