“It's a real shame, this place has potential and a lot of it, but there are some things that let it down.”

WiFi coverage at the property is limited and where it's needed most it's next to useless. A couple of boosters or a higher grade coverage would solve it and make customers paying good money happier! They cannot move location obviously but it should be mentioned that the property is withing a very short distance of an animal cremation centre which gives of a putrid stench occasionally and lots of flies. Overall we had enjoyed our stay, but we wouldn't return.

“Valley Farm Cottage is in a lovely location overlooking fields and the garden.”

It has been modernised and is well equipped. We enjoyed inviting family over for drinks on Christmas Eve. The only negative is the lorries start up at 6:00 am leaving from the agricultural sheds at the end of the lane. It feels like they are rattling the windows!

“We have had a wonderful week in this beautiful spacious and very well equipped cottage.”

It is tastefully decorated, very clean and well presented, beds were comfy and everything you could need was supplied. It was lovely to sit out on the decking having breakfast even in late September. The gardens around the cottage were surrounded by trees and made for a lovely outlook. Although there is a pet cremation facility at the end of the road, there was only the occasional truck that went up past the cottage which in no way spoilt our enjoyment of this place and should not let people be put off from booking this holiday home. The road leading to the cottage is a dead end so there isn’t traffic constantly coming past as there would be if the cottage was on a standard road. We have loved our stay and would book again for next year with no hesitation.

“A very spacious and well equipped house perfect for our group of friends.”

We were there for a walking event and it acted as a great base. Don’t be put off by the processing unit up the lane it really only impacts for ten minutes in the morning. The smell from it was nasty but only occurred twice during our stay and we simply stayed indoors for half an hour and all was fine. (Think it just came from the passing wagons in arrival). The home owners will have no influence over this I guess and it would be sad if people didn’t book because of it. Go for it, you will enjoy your stay. We explored walking the Sandlings trail and some completed the 10 mile LDWA challenge event which was awesome. Lots to explore from this base including Sutton Hoo of course and Snape Maltings. We made it to the seaside as well. Thank you. Can you check the extraction fan on cooker. We could not get it to work? That was the only thing everything else worked great.

“A beautiful cottage in a lovely location.”

The cottage is very well equipped and provides a great base to explore Suffolk. Probably one of the best cottages we have ever stayed in for space, comfort and spectacular countryside views. The downside is the traffic accessing the "Agricultural Processing Facility" beyond the cottage. Valley Farm Lane is very narrow and large trucks arriving at 6 am is somewhat disturbing.

“The property is lovely, spacious, well equipped, nicely furnished and decorated.”

Excellent location with no significant noise from the abattoir, just the occasional large truck rumbling along the track at the rear. There were two matters which, for us personally, let it down… 1. The two sets of main stairs are both sharply curved with narrow treads. This makes it difficult to carry suitcases up and would also represent a challenge for older or less-mobile users. 2. Neither of the upstairs bathrooms has a suitable stand-up shower, just an attachment to the bath which is situated under a low sloping ceiling.

“Well equipped house in a nice quite area.”

Nice large garden to play in with garden chair and table on decking. Was useful having a cot and highchair when we arrived. Unfortunately not at all clean. Sticky kitchen floor, crumbs on work top, toilets were not clean, towels had stains on and bedding did not smell fresh. Also garden is not child safe, no proper railing on decking.

“The accommodation was very spacious and comfortable;however,those with mobility problems would find the steps to the ground floor bedroom difficult.”

We were most concerned to discover that the "farm processing plant" is referred to as a slaughterhouse on the internet.Also,employees at this "plant"would arrive shortly after 5am, and 6am saw the arrival of a number of large lorries-hardly conducive to a peaceful and relaxing holiday being woken each morning by this traffic!

“It is a very spacious and homely cottage in a beautiful spot, situated within a short walk to local shop, pub and rail station.”

The cottage was well equipped and comfortable. We were fortunate enough to be able to spend most of our time lounging outside on the large decking and made use of the bbq provided (charcoal required). The open plan kitchen/dining area is ideal for families/groups but we were a little surprised on arrival to find that the bin and dishwasher hadn’t been emptied. We were unable to find the grill pan in either oven. Fans for the upstairs bedrooms would’ve been a welcome addition during the hot weather. There is an animal disposal facility at the end of the lane and although the trucks do pass the house quite early in the morning and there was an occasional unpleasant smell, this was infrequent and certainly didn’t spoil our holiday. A minor issue with a smoke alarm was rectified promptly. Thank you. Overall we thoroughly enjoyed our holiday in this very pleasant cottage. Thank you

The open plan kitchen/dining room has created a social space for your group to come together, with patio doors opening out onto a decked veranda perfect for those warmer months. The two sitting rooms allow a space for both adults and children to enjoy, with everything they possibly need. Outside is complete with a beautiful garden and off road parking. Woodbridge 1.8 miles; Ipswich 10 miles; Lowestoft 36.2 miles.

Melton is a rural village resting between Ipswich and Lowestoft within Suffolk Coast and Heaths Area of Outstanding Natural Beauty. It is served by Melton railway station and is just a mile from the historic market town of Woodbridge. The village has a small selection of independent shops and a couple of popular pubs so is a great place to stop off to stock up on a few essentials and have a drink while enjoying the captivating surrounding countryside. There are a number of attractions on the doorstep including some fantastic golf courses for the grown-ups and Congo Rapids Adventure Golf for the not so grown-up, as well as the rural idyll that is Foxburrow Nature Reserve. Towns such as Woodbridge, Ipswich and Lowestoft are within a short drive and offer a great range of attractions and amenities.
