The situation of the property is fantastic.

The house itself was clean and tidy and a nice welcome pack was much appreciated.

Great accommodation and fabulous location.

We enjoyed our holiday, the location and view from the property were the best bits.

However we didn't enjoy the mattresses, they were incredibly firm and uncomfortable. The window in the second bedroom was allowing the gale force wind in and our son was cold at night. I had to block the gaps with rolled up bits of kitchen roll so he was more comfortable. The shower enclosure wasn't very inviting,dirty grouting and the door was coming off the track. The property has a lot of potential and with a few upgrades this place could be great.

We loved our stay at the cottage.

Perfect for what we needed and it was great to be able to have our dog with us. The cottage had everything we needed. It was great to have a bathroom and shower room.

We enjoyed another very comfortable stay in Seascape.

The new doors have the added bonus of opening windows which were useful for fresh air in the porch!

An idyllic situation and the property had everything we needed.

Loved the morning sunrise from my bedroom with a balcony. My dog loved the walking along the grassy area between the beach and the property. Lots of steep steps down to the beach, but worth the effort. Good pub grub 20 minutes walk along the beach…Sailors Home.

Seascape was once again our chosen place for a autumn break.

The peace and quiet - the unbeatable easterly views of the North Sea, (which last week showed both it's fury and calm beautiful sunrises) what more is there to want but a clean, uncluttered place, well maintained both inside and out. Many thanks to all concerned.

Location with sea view wonderful especially from balcony.

Kettle seriously needed descaling unusable. Need new bedroom pillows in our opinion. Over all wonderful to sit and watch the sea and would happily come back and recommend.

Another great week staying at Seascape.

The property was clean, tidy and had everything we needed. The view was amazing and great to have access to the beach from the property. The site was well kept and quiet. Exactly what we wanted.

We enjoyed another wonderful holiday at Seascape, this time for two weeks.

Standing on the balcony and watching the sun rise on the longest day was just one of the many highlights. As usual, we were super comfortable in the house and appreciated being able to sit outside for breakfast and lunch on several occasions. We will definitely be back!

We found Seascape to be perfect for our stay in Kessingland.

I would give a 5 star plus rating for the cottage relating to all of the aspects as stated above and would certainly book another stay in Seascape if we were to return to the area.

Once again Seascape was our 'home-from-home' for a week's break from the daily routine.

Situated on the cliff top with uninterrupted views of the North Sea in a well maintained area (devoid of swings and seesaws) we have never witnessed anything but peace and quite. Warm, clean and cosy without clutter; with a well stocked selection of kitchen paraphernalia, books, games and DVDs to be viewed on the large TV screen, there is hardly a need to leave during a stay. Alternately, through the locked gate, down the steps and there miles of foreshore to roam. If meals out is on the cards, then its worth discovering the various eating establishments, doted about the region. Over the years Seascape has never been a disappointment, but this year extra praise (5* plus) has to be sent to Peter and his little 'gang'. So once again thank you very much - our stay was much appreciated. The beautiful sunrises witnessed were an added bonus!

Great place to stay, nice and peaceful with good views over the sea, nice touch with the welcome wine.

We had a really lovely week at Seascape.

I would definitely recommend it. We didn't want to leave! Originally we had booked to stay in May but unfortunately my children caught Chicken Pox from school so we couldn't go. Peter was so kind in agreeing to change the week at the last minute instead of cancelling. I happily paid the extra to stay in August in the school summer holidays. I thought the price was really reasonable since other places in Suffolk were a lot more expensive! When we arrived at Seascape, we were amazed how spotlessly clean it was! It seemed more spacious compared to the photos and the view from the balcony was wonderful! It was great to have a separate bath downstairs and a shower upstairs. We were impressed with all the little things that had been included in the kitchen and it was nice to have a welcome pack of tea, coffee, wine etc. The WiFi and the smart TV were great. The location is excellent. We loved the private access to the pebble beach. We were also close to Lowestoft so perfect for my children to enjoy a sandy beach. Kesslingland is a nice village, bigger than I had originally thought. We enjoyed our day out at Africa Alive, which is very close.

Everything was spotlessly clean, and Louise very kindly delivered extra towels for our overnight guests. Kessingland is fast becoming our favourite holiday destination and we’ll definitely be back.

Generally excellent, probably the cleanest holiday home we have ever stayed in.

Just a couple of niggles - nowhere in the shower to keep soap and shampoo, mirror in bathroom poor and saucepans need replacing.

A little more information on the whereabouts of the place regarding shops ,pubs etc would be helpful the view from the cottage was perfect we just had to take the car to get anywhere due to mobility issues.

The place was very clean but did lack a few of the small essentials I.e Clock bins but nothing we couldn't deal with ,but for a quiet away from everyone its perfect

Seascape is all one could ask for in a break away from home.

It has become a regular for us because there is never any doubt in what will be found there. A very clean, tidy, quiet, and unfussy place to stay with uninterrupted views of the sea. The only surprise to wonder at before arrival - what complementary wine will there be to greet us? Yum!

Seascape has become a regular short break destination for us.

It has everything we desire and look for, clean, uncluttered, comfortable and quiet with uninterrupted views of the coastline.

Lovely property, lovely area, quiet location, perfect view from the bedroom over to the beach and sea.

a great base to explore suffolk and norfolk coast, the beautiful southwold a short drive away with plenty of dog friendly shops.

We love this property for its comfort and position above the beach.

We enjoy watching the sunrise from the bedroom and the balcony enables us to have breakfast in the sun overlooking the sea. Kessingland is a quiet little seaside village and we can’t wait to visit again next summer. Thank you Peter, Louise and Carl.

My first holiday :) perfect

Had a wonderful stay in the July heatwave.

Spent most of the week sat outside the property watching the sea and enjoying the seabreeze. Absolutely fabulous stay and everything we needed was in the property. We had lots of lovely walks on the beach and a boat trip one day. Great area to stay. We're coming back in October and can't wait.

We had the best time ever here!

The place was spotless and the view was unreal, especially from the balcony where we each morning enjoyed our breakfast. The place was bigger than we’d expected, really quiet, private and it was perfect for us and our dog. Thank you so much for an unforgettable week, we will definitely be returning.

Upon arrival the front porch area was covered in flies, had to deal with them before we could unpack.

A towel rail in the upstairs shower room would be beneficial.

We have had another great week and already booked again for next year!

It was lovely and peaceful. The house is a great base to travel around the local area and visit local attractions. I will definitely be returning.

True to my words back in November, we returned for a second stay at Seascape.

And, again, the property did not disappoint, the cleanliness and the fresh, neat and tidy appearance suited us very well. A place where wonderful dawns can be viewed without interruption in wide vision. There will be a third visit. Thank you to the whole team for making our stay great.

Our stay at the Seascape was all and more we had expected it to be.

The cleanliness was second to none. Thanks to the full team of four. The unhindered views from the windows, out to sea and along the shoreline were beautiful - should we be making it sound so inviting - we want to come again! One small point; during the winter evenings a light for reading in the living area would be useful.

Seascape is Amazing the views the walks on the beach are just what we wanted.

Everything was what we wanted comfortable and very clean and a well equipped kitchen. It was lovely and warm at night and we would definitely recommend this house first class

The house had all we required, except an iron so we contacted Louise the housekeeper and she provided a new one within the hour.

Seascape is the perfect holiday home in such a beautiful part of Suffolk.

Kessingland is quiet and unspoilt with miles of empty beach which is right outside the property. It’s fast becoming our favourite destination!

Great view from bedroom.

Very very clean and kitchen is well stocked . We loved the dvd choices as well. Area is very quiet, not much to do in kessingland but lowerstoft is only 10 mins away. It would be helpful to have bins in the house and newer bedsheets, the duvets and bottom sheets seemed well worn.

Fantastic holiday let and ideally suited our needs with 2 older teens.

Some great morning sunrises seen. The private access to the beach was great as well although rather a steep decent down some proper steps with hand rails (not suitable access point to beach for disabled person). Some fantastic sandy beaches never far away either.

We reported a fault with the shower on Monday afternoon and by Tuesday it had been replaced with a new one.

Lovely little cottage overlooking the sea!

We had a wonderful week exploring the region and found some wonderful places to walk and eat! The Parrot and Punchbowl near Thornless is well worth seeking out for the best steaks ever!!! The cottage was clean and quiet and had everything we needed and was a great base to go from. Could have done with a coat hook on the bathroom door, but that's a very minor concern easily rectified. The views from the bedroom were great watching the boats going out. Overall a great trip.

The kitchen could have been better equipped, for example there were no tablespoons or wooden spoons.

The roller blinds were okay but not smooth running and in fact one chain was broken. In the twin room the night stand had a broken drawer. We had booked for three adults and only towels for two had been provided. The property was clean and had fabulous views. We had a comfortable stay in spite of the inadequacies.

Everything at Seascape was lovely apart from the electric shower which was not at all powerful and unsatisfactory.

It’s in a great place to explore the rest of Suffolk. The house was well equipped and very clean and ideally located for a relaxing holiday.

This is a lovely little cottage right on the beach and the view is incredible.

It is a quiet, friendly community with many facilities nearby. Thoroughly recommended.

Kessingland is a great village with a wonderful pub, fish and chips restaurant and take away and the Waterfront Restaurant.

We had a lovely time despite the weather although the sun did shine a couple of times.

Couldnt fault the cottage at all very comfortable with everything we needed. Beautiful views great location. Great walks our dog loved the walks everyday x the local pub sailors home have lovely food reasonable prices staff are amazing very friendly.

The house was lovely, the position was perfect!

We would definitely come back, it's so quiet and relaxing and yet close to things if you needed anything. I was also impressed with Peter, who checked by text to make sure we were happy with everything. We struggled to open the padlock to get down to the beach, although it did say in the book it was tricky. The only other thing I would say is that we were told we had 2 parking spaces but when we arrived there weren't any. I do appreciate you can't stop other people parking but I think it might be helpful if the spaces were marked somehow to try and stop other people using your spaces.

nice and quiet not to far too travel to other areas along the coast. Only downside was a long walk to the sea.

This holiday cottage is a dream,warm,cosy,well equipped, comfortable, wifi, welcome pack,owner a delight to deal with,already booked next year feels like coming home and then theres the seaview awesome.

It is in an ideal location for a variety of walks straight from the doorstep.

Seascape is a really nice place to spend a week on holiday.

very clean and well equipped. Great views from balcony in bedroom. It is a bit further from the sea than we expected as you have to go down 64 steps and then walk across wild grass to get to the beach but a nice walk and a nice beach.You can walk to Pakefield when the tide is out and also the other direction to a nature reserve. all in all well worth the money.

This is our 4th visit and have already booked again for next year.

Very peaceful, relaxing an dog friendly we love it.

The property was in a wonderful location BUT had no blackout blinds or blackout curtain liners which meant that by 3.

30a.m. it was light enough to read one's book even with the curtains/blinds drawn! It is hard to get back to sleep when the room is bathed in light. This meant that we were extremely tired by the end of the week. Otherwise we would be tempted to go again.

As we have two small dogs we were asked to hoover before we left, which we agreed.

There was no hoover in the premises only a broom, so all we could do was sweep the chalet.

Excellent break, fabulous views, very restful pleasant little house.

Nice touch for the dogs with welcome gift of a bonio each.

The accommodation was beautiful and very clean, it was a lovely touch to have the dog biscuits left, our chocolate Labrador Murray really appreciated this.

The only negative that we had was there was no clock in the accommodation, so we didn't know when the chip shop was open!. It had a lovely view of the sea and we were able to watch the boats going by. The people on the site where very friendly and it was a lovely peaceful rest.

Very good location for days out to Aldeburgh Southwold and Lowestoft.

Seascape is perfectly situated on the cliffs above the wide expanse of dunes.

It’s ideal for dog walking, and the walk to the Sailors Home is second to none. There’s a leaflet in the cottage that explains several local walks; we found this very useful, along with the bus timetables! We were able to explore the area without taking the car, although Snape Maltings and Aldeburgh are worth driving to. The cottage is very comfortable and, with a bathroom both upstairs and down, is better equipped than home! We’ve been before and will definitely return.

Seascape is a beautiful house well maintained with stunning seaviews its a bolthole paradise for us quiet and with every comfort you need.

Seascape is a perfect retreat if your looking for a quiet relaxing spot.

with the extensive marshes on the door step which is great for birds and a stunning coast line to explore. would recommend to anyone. the property is well furnished and has everything you could need for a week away. only disappointing aspect is the lack of power to the shower but i guess this is standard with an electric shower. we would happily stay again.

it was lovely to get up and take the dog on the beach she really enjoyed herself. also credit to maintenance staff the grounds are absolutely spotless and the cottage was beautifull, a good team all round I think.

The peace and quiet.

Kessingland is an almost forgotten part of the Suffolk coastline - all the better for it. The cottage is beautifully clean, well decorated and it has two bathrooms - better than we have at home!

Was a great location and easy to get to other attractions for a holiday.

Very nice quiet location loved laying in bed in a morning with curtains open watching ships go past good location for not having to travel far to get anywhere lots of things to do in this area and dog friendly will definitely be back

Owner was very helpful and reacted very quickly when we had a problem (window blew shut and cracked).

Property was clean and tidy. Only issue is that windows let a lot of light in which was difficult for kids to sleep - could do with better blinds or thicker curtains
