“Beautifully presented barn in a great location Swallow barn was extremely clean and spacious and included everything you need to relax and enjoy your holiday from the comfortable beds to the inclusion of everything you could possibly need for your stay.”

The gardens are amazing and there is lots to see and plenty of space to wander, the swinning pool is a real bonus which made our stay even more enjoyable. The location is great with places such as Southwold, Walberswick and other arttractions just a short journey away. The owner was extremely welcoming and helpful and made sure we had everything we needed. We hope to return very soon having had a fabulous stay

“Lovely accommodation in a wonderfully peaceful and relaxing setting.”

A good location for visiting Southwold and Aldeburgh and a good selection of pubs within a few miles of Swallow Barn, our favourite being the Huntsman and Hounds. The owner, Andrew, and his son were very friendly and helpful, but in no way intrusive, leaving you to enjoy your holiday. All in all, a place we would definitely return to.

“On arrival at Rookyard Cottage all appeared to be satisfactory, it very soon became clear it wasn't, issues made the visit very uncomfortable, unwelcoming and disappointing.”

Sofas and mattresses on single beds very uncomfortable, recliner chair still not working. Walk in shower totally inefficient, either a trickle of water or nothing and luke warm Only one safely bath matt to share between both showers and no safely rails for either shower. Reviews are misleading.

“We were really pleased when we arrived, the property surroundings were really well kept, the presentation of the property was absolutely superb and the grounds were a real picture being so well cared for.”

Then we met the lovely owner who kindly let us in, and it just got better. Beautifully clean, well presented with everything you need, The bedrooms looked new, superbly decorated, the bedding was crisp and clean and very well presented, plus the beds were the best holiday beds we have ever slept in and neither of us wanted to go home. The swimming pool was a real bonus, with easy booking and access via the key safe.and a real positive was the fact that we both had an en-suite bathroom to ourselves. Fabulous. Hurry up next visit.

“Perfect place for a UK holiday with our young family.”

We have just returned home, after 5 nights. Our two daughters loved staying here, and so did we. Excellent location, wonderful and huge garden for the kids to play in, excellent swimming pool on site which was lovely and warm! Andrew was very welcoming giving us a tour of the barn on arrival to ensure we knew where everything was and how it worked. Only 15-20 mins from Southwold so easy access to the beach! I’m sure we will return again in the future! Thank you!
