Moat Barn is a very special converted barn located in Hasketon, just 10 minutes from Woodbridge and 20 minutes from the beach. This spacious property offers everything required for a self-catering break in the Suffolk countryside, complete with spacious garden, children’s play area and a large hot tub for adults. You are welcomed into the sizable entrance hall with beautiful exposed beams throughout the property, there is a fantastic family living room complete with TV area, large kitchen/dining room with views of the garden, utility room, small home office and cloakroom, original wooden stairs take you up to the spacious first floor landing area running the length of the property. There are five wonderful bedrooms on the first floor, complete with a family bathroom and shower room. Outside is a beautiful garden, complete with covered patio area, perfect for dining alfresco, hot tub, barbecue and play area for children with slides and swings. The property has been meticulously renovated, is very well furnished and accessorised and is in excellent condition.
Moat Barn is a traditional family home, well appointed, homely and spacious. It is one of the most special properties in our portfolio. It is well located and surrounded by great British countryside for long walks, cycling and access to local amenities including great pubs, restaurants and local activities. Access to local towns and villages is also very easy by car including Woodbridge, Aldeburgh and Hadleigh. The beach is only 20 minutes by car.
Ground Floor
Entering into the spacious entrance hall, with stairs leading up to the first floor. Hard flooring runs throughout the ground floor, with the exception of the TV area. The house is perfectly accessorised making your stay extremely homely, warm and comfortable.
Kitchen/Dining Room
A grand kitchen awaits with french doors leading out onto the garden. The kitchen has everything needed to cook up a storm, complete with a six door AGA with heat plates and extractor fan above, Fishers & Paykel double fridge with freezer drawer beneath, dishwasher, microwave, kettle, toaster and nespresso machine. The kitchen also offers an island with bar stools.
There is a long wooden dining table complete with seating for 10, allowing a space for the whole family to enjoy meal times together.
Sitting Room
This vast room with exposed beams offers comfortable seating for all with a fantastic inglenook wood-burning stove to create a beautiful cozy space. The room features two three seater sofas, armchair and cuddle seat. An array of coffee tables and side tables sit around the room, with the most stunning artwork scattered around the whole property.
Movie Area
The second half of the sitting rooms offers the most ideal space for movie night, with its vibrant red walls and ceiling with large L-shaped sofa. There is a 55'' Smart TV with access to Netflix/Amazon Prime and other catch up channels.

Featuring a wash basin and WC.
Games Room with additional Sitting Area
A space for the whole family to enjoy games night, with a pool table and table football. There is a sitting are with traditional style seating with two-seater sofa, two arm chairs and 50'' TV.
First Floor
Original wooden stairs with exposed brick wall leads up to the first floor landing area, with access to all five bedrooms, bathroom and shower room.
Bedroom 1
This double aspect master bedroom offers a spacious retreat at the end of a long day enjoying Moat Barn and all the area has to offer. This is a beautiful super-king bed, with bedside tables and side lamps. This room offers ample wardrobe storage for your belongings, with both hanging and drawer space.
Bedroom 2
Take a step into every kids dream, with this under the sea inspired room! There are three full size single beds, with drawers underneath for storage.
Bathroom
Sit back and relax with a good book in the p-shaped bath with overhead shower. In addition there is a wash basin, WC and heated towel rail.
Bedroom 3
With exposed beamed window looking out onto the ground floor entrance hall. This room offers a single bed, with bedside table and lamp. There is a chest of drawers for your storage.
Bedroom 4
With a beautiful antique double sleigh bed, with bedside tables and decorative lamps. There is storage provided in the chest of drawers and wardrobe space.
Bedroom 5
Suitable for both adults and children, with this fun brightly coloured room. Featuring a small double bed, with chest of drawers and wardrobe.
Shower Room
This modern shower suit consists of a corner shower, WC, wash basin and storage unit.
Outside
Moat Barn offers a fantastic spacious garden mainly laid to lawn. There is a covered patio and alfresco dining area with a large oak table and chairs for 10 people. You are spoilt for choice for activities, with the garden featuring a wonderful play area with sides and swings and table tennis. A sumptuous larger undercover hot tub awaits, perfect for relaxing in at the end of the day.
There is off road parking available to the side of the property, please note this is also shared with the nursery next door.

Woodbridge is a historic riverside market town boasting an outstanding selection of independent shops, restaurants and pubs. The town has been famous for boatbuilding, rope and sail making since the Middle Ages. The working tide mill is a major attraction and a must visit for anyone staying in the area. The River Deben runs alongside the town and is popular for boating, walking and wildlife with wonderful views over to the National Trust site of Sutton Hoo. The town hosts a number of events throughout the year and is a wonderful place to visit.
