The property
The welcoming hallway opens into the well-equipped kitchen with breakfast bar which extends into the dining room and through to the large living area with wood burner set into the open fireplace; floor to ceiling French windows open onto the decked terrace making it ideal for outside dining. Accommodation is divided between the ground floor with twin and double rooms, an en suite shower room and family bathroom; both bedrooms on the first floor have stunning views – the twin has a luxurious en suite bathroom and the king-size has an en suite shower room.
Located in a quiet location, just a short walk from the beach and The Ship gastropub, this detached holiday house is set back from the road and has an exceptionally large garden which leads down towards the marshes, overlooked by the super galleried terrace.

Hallway
Guests are welcomed through a small porch with coat hooks, into a welcoming hallway with doors opening to the living room, kitchen/dining room, the two ground floor bedrooms and family bathroom. Stairs rise to the first floor.
Ground Floor King
Super big bedroom at the back of the house, overlooking the drive; carpeted and furnished with a wooden king size bed, double wardrobe, bedside cabinets and chest of drawers.
En-Suite Shower Room
Fully tiled with walk-in shower flush with the floor, basin set into a vanity unit, WC and heated towel rail.
Ground Floor King Size Zip Link
A big sunny bedroom overlooking the terrace with the garden beyond. The Orla Kiely wallpaper is a great feature in the room that is furnished with a king-size zip/link bed that can be made up as a twin beds (2'6") on request, with bedside drawers, a unique colourful chest of drawers, chair and built-in wardrobe.
Family Bathroom
Conveniently located off the hallway, between the two ground floor bedrooms, with bath and shower over, basin WC and heated towel rail.
Kitchen/Dining/Living Room
Light and bright open plan layout with large floor to ceiling French windows that open out on to the decked terrace and doors from the hallway into both the kitchen and living areas.
The kitchen area has a wonderful Rangemaster with ceramic hob and six burners, two ovens, plate warmer, a grill and an extractor fan. The American style fridge/freezer has a water cooler; there is a dishwasher, a water softener, microwave and Nepresso Coffee Machine. The sink is positioned in a ‘breakfast bar’ so that you can enjoy the view whilst doing the chores and chatting to guests who can use the two bar stools.
Leading through from the kitchen, the dining area has an extendable table with ten chairs.
Adjacent to the dining area, the living area has a state of the art Hunter wood burning stove and is furnished with three large comfortable sofas, chair and table with flat-screen TV. There's also a dresser and bookcase stacked with reading material for you to enjoy, plus occasional tables and a coffee table. Superfast Broadband is an added bonus!

Carpeted stairs lead from the hallway to the landing with two bedrooms leading off it, both carpeted.

Seadrift is set back from a quiet road - St James’s Street, with a gravel drive and front garden with borders with shrubs.
At the back of this super self-catering holiday home is a stunning spacious garden with very large elevated terrace overlooking the garden and panoramic views of the Dingle and Westwood Marshes - cows can often be seen grazing. There is plenty of room on the table and chairs for outside dining and a BBQ is provided. The garden itself has traditional cottage garden borders with a willow fence dividing the top and bottom half making this area great for ball games! The back garden is fully enclosed – ideal for children and dogs; plus there’s a dog kennel and run.
A Utility room is located close to the house and has a sink, WC, washing machine and dryer – ideal for sandy feet and beach gear!

WESTLETON
Saxmundham 6 miles; Southwold 9 miles; Aldeburgh 15 miles.
Westleton is an idyllic village near the Suffolk coast, nestled between Southwold and Aldeburg and offers all the attributes you could hope for in a Suffolk village, with a village green complete with pond and ducks. The village is easily accessible from the local train station at Darsham approximately two miles away. The village has a store, a bookshop where you can also enjoy a tea or coffee whilst browsing, an old fashioned garage, as well as two pubs, The White Horse Inn and The Westleton Crown, one of Suffolk’s best traditional inns where the Duke and Duchess of Cambridge, William and Kate held their first wedding anniversary. Every August, Westleton hosts the infamous Barrel Rolling Fair where contestants have to roll barrels down the Village Green using a pole, and the men have to roll the barrel back up the hill too. Barrels are supplied and all are welcome to join in! The local Emmerdale Farm Shop and Butchery as well as a tea shop is approximately a mile away. The area is a haven for nature lovers with Westleton Heath National Nature Reserve, Dunwich Forest, Dunwich Beach with its famous fish and chip shop located on the beach, and the RSPB Minsmere, all close by. The town of Saxmundham, 6 miles away, is located on the River Fromus, in the heart of Suffolk’s Heritage Coast and is well serviced with independent shops, supermarkets and a train station, as well as art galleries, a weekly market and a farmers’ market.
