“Packway Farm is one of our absolute favourite stays with Sykes Cottages.”

The cottage was immaculate, spotlessly clean, and set in a wonderfully peaceful countryside location. Surrounded by beautiful meadows, there are lovely walks right from the doorstep, making it the perfect place to relax and enjoy nature. The owners were exceptionally helpful throughout our stay without ever being intrusive. They even saved our holiday by kindly giving us a lift to the train station when we were unable to find a taxi, which was greatly appreciated. We would not hesitate to ...

The cottage was immaculate, spotlessly clean, and set in a wonderfully peaceful countryside location. Surrounded by beautiful meadows, there are lovely walks right from the doorstep, making it the perfect place to relax and enjoy nature. The owners were exceptionally helpful throughout our stay without ever being intrusive. They even saved our holiday by kindly giving us a lift to the train station when we were unable to find a taxi, which was greatly appreciated. We would not hesitate to recommend Packway Farm to friends and family. We rarely return to the same place twice, but this is one destination we would happily make an exception for. A truly wonderful stay.

“We took our grandsons away for the Easter Weekend.”

Such a lovely cottage. We had a wonderful time. It was well equipped with everything you could possibly need. The owner popped in to check everything was ok. He also gave us a print out of things to do nearby. Could not fault it. Definitely would return

“We had a really nice stay at Packway Barn.”

Just a few things that could be improved. Master bedroom needs an option to cover the sky light in the ceiling. We were woken up early by the dawn light. Second bedroom, the smoke alarm has a small green light that is very bright and illuminates the whole room when dark. Dripping noise coming from the bathroom sink all night. Both bathrooms are quite tired and could do with updating. The sheets on both beds were too small for the beds and kept coming off. Lots of dust and cobwebs on the window frames. Cream blinds are quite dusty and look dirty. No up to date guest book to write in which would be useful to see other peoples comments. However, we enjoyed our stay and the location is brilliant for those wanting to holiday with their dogs. Beatiful setting.

“Nice accommodation and well presented.”

The Packway sign should be set nearer the road as it is easy to miss. Strange there is no toilet roll holder in either bathroom and the toilet paper is of very inferior quality. It would have been nice to have a separate cupboard to store food items not needing putting in the fridge. I found it extraordinary that we were expected to take glass for disposal to a bottle bank over two miles away and if the Council won’t take it surely the owner should provide a receptacle for guests and get his cleaners to remove the contents. These are just a few points I feel would improve someone’s visit. We enjoyed our week and it is particularly good for exercising dogs

“We had a lovely relaxing stay at Packway Barn.”

Warm welcome from David, the owner, who was very knowledgeable about the area, and the homemade apple juice and jug of milk was very thoughtful. Our dogs loved walking around the surrounding meadow and nearby footpaths. Very peaceful, just mainly birdsong. We both enjoyed our stay very much, and of course the glorious weather helped. Will hopefully return in the future.

“Hi, we found Packway Barn as described.”

Great instructional folders for use, the best we've experienced to date. Very dusty on top of fridge and kitchen shelf and some pans needed cleaning before use. The shower controls need attention as flow control very loose. We however enjoyed our time but unfortunately had to leave early due to personal circumstances. Would recommend to those looking for a peaceful country location with great walks on the door step.

“We had a lovely time and our dog enjoyed the freedom of being off the lead on the adjacent fields.”

The cottage had everything we needed. We had slight issue with hot water but once I reported it to the owner it was dealt with straight away. The cottage was lovely, clean and in ideal place to go sightseeing around Suffolk and into Norfolk. Highly recommend.

“We had a lovely relaxing stay at Packway Barn .”

The place was very clean and welcoming . The surrounding area was lovely with lots of walks . Very peaceful . The appliances are top end and towels are lovely . The only thing I can say is the velux style window in the main bedroom needs a blind or shutter on it as bright in early morning . Would recommend this place to family and friends . Will be back next year .

Lots of space in the property and lovely grounds to wander around in with seats on which to relax. Well positioned to visit the coast and other parts of this lovely county. David and Fiona were very friendly and helpful and we would definitely consider staying here again.

The cottage itself is really well appointed and is a lovely, calm place to stay. Beds were comfy, the lounge dining area is spacious and great for relaxing as a family, and the grounds and surrounding fields provide lots of places to explore. The hosts are friendly and welcoming and were on hand if needed. Thanks for a wonderful stay.

“The cottage, adjacent with two other properties, is set in the grounds of a beautiful house.”

The cottage is well equipped with all the kitchen utilities you'd need for your stay. The bedrooms and beds were clean, well presented and complete with plenty of fresh towels. We had some issues with some of the bathroom facilities, which we reported to the owner. We also found the Wi-Fi to be quite temperamental and as mobile reception was poor inside the cottage, could be a minor issue for some. All in all we enjoyed our stay and with the exception of the maintenance issues, found the cottage to be lovely and well located.

Dear Michael, Thank you for your feedback, we are very glad you enjoyed your stay here. Thank you for drawing our attention to the issues you encountered with the bath and shower. It is very helpful to get notice of problems as soon as they crop up, so that they can be promptly resolved. I decided to replace the shower head and bath taps to avoid any future problems and this work is now complete. I wasn't aware of your issues with the internet while you were here, but our rural position means it is quite a distance to the nearest fibre cabinet. We have not previously been notified of an issue, but I will monitor it. I am also sorry about the mobile signal, again our position does mean that with some providers the signal can be weak. We overcome this ourselves by using wifi calling. We do hope you will choose to come and stay at Packway again. Best wishes, David and Fiona Property Owner

The property

Packway Barn offers a beautiful barn conversion, which has been lovingly restored to retain its character whilst adding all of the contemporary touches expected. Positioned within four acres of beautiful grounds surrounding three holiday lets and the owners' 16th century Suffolk farmhouse. The property is set on a single level, with a spacious open-plan kitchen/sitting/dining area, two sumptuous double bedrooms, both with their own en-suites. The area is just waiting to be explored, with footpaths and bridleways to explore directly from the property, with quiet lanes taking you to the villages of Chediston and Wissett. In the historic market town of Halesworth you will find a variety of independent shops, pubs and restaurants. For those looking to explore the Suffolk coastline, Southwold and Walberswick are just a 25 minute drive away. Ground floor The front door leads into the spacious open plan living area. Kitchen/Sitting/Dining Room The living room has a large wood-burning stove and 42 inch Samsung flat screen TV. The sitting area has a generous corner sofa and two contemporary chairs. The dining area is in the center of this open plan room with a dining table seating four. The fully equipped newly-fitted kitchen is fitted along the length of the back wall, complete with beautiful granite worksurfaces. There is a Belfast sink, an integrated Neff electric hob and oven, a washer/dryer, an integrated dishwasher and a feature retro Smeg fridge/freezer. Bedroom 1 This walk through bedroom houses a double bed with a vaulted ceiling and en-suite shower room. There are matching bedside tables with lamps and a two-door wardrobe. Access to Bedroom 2 is through this bedroom. Shower Room En-suite to bedroom two, this shower room has a corner shower cubicle, WC and a hand basin. Bedroom 2 A lovely large room with a double bed featuring an incredible feature fire and an en-suite bathroom. There are matching bedside tables with lamps, a chest of drawers and a two-door wardrobe. Bedroom two has a separate exit through the bathroom, leading out onto the garden area. Bathroom En-suite to bedroom one, this room has a bath with a handheld shower, WC and a hand basin. Outside There is off-road parking on the shared drive-way for two cars. The property sits within 4 acres with an array of benches for guests to enjoy there morning coffee, guests of Packway Barn can enjoy their private garden located via the rear door. In addition there are 40 acres of local accessible farmland for guests to enjoy.
