    “Rookery Cottage is a real 'home from home' and we loved our stay here.”

    The cottage is warm and comfortable and had everything we needed. We stayed for 10 beautiful autumn days filled with lovely long walks and tasty food. Favourite walks included Dunwich Heath, Orford (very good Saturday Country Market), Southwold and Snape. Would definitely plan to return!

This sustainable property which runs off solar power, has been lovingly refurbished to make a beautiful family holiday home with all you need for a tranquil break away. Upon entering the property you are welcomed into the warm and sumptuous open plan kitchen/dining kitchen area, bursting with style. The sitting room offers a space to retreat to at the end of the day, in the summertime open up the beautiful French doors leading out onto the patio area. Whilst in the winter you can enjoy the warmth from the gorgeous wood-burning stove. Rookery Cottage offers three spacious bedrooms to chose from, whether it is the master bedroom with stylish en-suite shower room, the second king bedroom with garden views or the fantastic childs bunk room, there is something for everyone. In addition there is a spacious garden for guests to enjoy, with options to enjoy those meals alfresco and morning cups of coffee. Ground floor Whilst this is a single storey property, please note there is a step up into bedroom 1 and the family bathroom. Kitchen/Dining Room Wooden flooring runs throughout this room, with beautiful high end touches and views out onto the garden. The kitchen has everything you need to cook up a storm, with an electric oven with four ring hob and extractor fan above, fridge, freezer, dishwasher, kettle and toaster. Whilst the chef of the party is enjoying the facilities on offer, the other party members can pull up a pew at the kitchen bar. Meal times can be enjoyed at the dining table with three chairs and bench. Sitting Room A charming space to enjoy all year round, in the summertime open up the beautiful French doors leading out onto the patio area, whilst in the winter you can enjoy the warmth from the gorgeous wood-burning stove. There are two three-seater sofas, coffee table and Smart TV. Bedroom 1 Stepping up into this sumptuous space with a boutique feel. En-suite Shower Room Offering a walk in shower with hand-held attachment, wash basin with mirror above, heated towel rail and WC. Bedroom 2 Looking out onto the garden, this room offers a king size bed with bedside table and dimmable reading lights. There is a wardrobe and a chest of drawers for your belongings. Family Bathroom Oozing with style, enjoy a long soak in the bath with shower above, there is a wash basin, WC and heated towel rail. Bedroom 3 Located off of the sitting room. Children will be sure to get excited when they see this fantastic space, with a fun bunk bed with twinkle lights, side table and lamp and cosy reading corner. There is a wardrobe and hooks for your belongings. Outside Rookery Cottage offers a space for guests to relax in whilst soaking up the Suffolk countryside. The property boasts two patio areas, one immediately outside the main door with a bistro table and chairs, ideal for your morning cup of coffee. There is a main patio area with wooden outdoor dining table and chairs, easily accessed from the kitchen door, the perfect space to enjoy dining alfresco. There are two off-road parking spaces available at the end of the garden, reached by a path to the property.

Saxmundham is a small market town located on the River Fromus, in the heart of Suffolk’s Heritage Coast. The town is well serviced with a Waitrose, Tesco, independent shops, local museum, and a train station, as well as art galleries, a weekly market and a farmers’ market. Situated so close to the coast, Saxmundham is a great base for a seaside holiday; within easy reach of Aldeburgh and Thorpeness, as well as Dunwich, Southwold and Walberswick, you could enjoy a different coastal location each day. Also close by is the inland market town Framlingham with beautiful historic architecture, a castle and an array of independent shops. South of the town there is the well known tourist destination of Sutton Hoo, an ancient Royal Anglo-Saxon burial site.
