“It’s a lovely house that is very well presented throughout.”
For a family of four it doesn’t quite work because there aren’t enough bathrooms upstairs (although we knew this going in).
Also, the double beds are uncomfortably small and there is plenty of room for a bigger bed in the Master so this is unnecessary.
The two main problems were 1. that there wasn’t enough hot water - it runs out after two showers and it just isn’t on that the manual suggests that everybody showers at different times of day. You can’t use the bath at all as the water runs out before it’s full so it’s pointless having it. 2. the living room looks attractive and there’s a great television with loads of channels (far better then most holiday houses) but the furniture is incredibly uncomfortable, especially the sofas. It’s more like a waiting room than a cosy place to linger.
For two people - which we were most of our visit it works as we slept in separate rooms and only needed two showers. However, I don’t think we could return with our (adult) sons as there isn’t enough sleeping space or hot water.
It is a really lovely house though and beautifully equipped so these problems would be easily rectified. It seems such a shame to limit the hot water in such a high end house as it gives an impression of money saving/inhospitability at odds with everything else.
Thank you for taking the time to share your thoughts on 11 Crabbe Street. While we appreciate your detailed feedback, we would like to offer a different perspective on some of the points raised.
11 Crabbe Street consistently receives excellent feedback from guests, many of whom highlight its charm, presentation, and thoughtfully curated amenities. The property has been sympathetically renovated to retain the character of a traditional seaside home while offering the comfort and convenience expected of a high-quality holiday let. It has been enjoyed by a wide range of visitors, including families.
With regard to the bathroom configuration, we understand that every family has different needs. However, the layout is clearly outlined on our website, and many guests have found it to be both practical and functional for their stay.
In terms of the beds, comfort is highly subjective. The master bedroom features a king-size bed, while the additional rooms include a full-size double and a single. These choices were made to ensure a balance between comfort and spatial flow within the rooms.
We’re sorry to hear that the hot water system did not meet your expectations. The system is programmed to operate in the morning, afternoon, and evening to accommodate typical usage. As with any property using a hot water tank, there is a finite capacity, and staggering showers is a common recommendation. Once you raised concerns, we promptly adjusted the settings to provide continuous hot water, although the tank’s maximum capacity remains a limiting factor.
Regarding the living room furniture, we appreciate that comfort preferences vary. While many guests have commented positively on the style and quality of the furnishings, we will certainly take your comments into account as we continue to review and enhance the guest experience.
We’re pleased that you found the house to be beautifully equipped and well-presented. Your feedback is valuable, and while some of the concerns raised are subjective, we remain committed to maintaining the high standards that our guests have come to expect.
