    On the positive side, the interior of the house is spacious and pleasant and as described and shown in the details. The garden is most certainly not. It is scruffy, unkempt, and generally in need of considerable maintenance. The garden table and chairs are dreadful, they either need replacing or sanding down and upgrading.     On the positive side, the interior of the house is spacious and pleasant and as described and shown in the details. The garden is most certainly not. It is scruffy, unkempt, and generally in need of considerable maintenance. The garden table and chairs are dreadful, they either need replacing or sanding down and upgrading. Some of the chairs were broken and the patio area is overgrown with weeds. The owners had not even bothered to cut the grass prior to our arrival and the photos on the website bear no resemblance to how the outside space actually looks. The steps to the garden area are covered in moss and debris and need cleaning and power washing. The garden itself is scruffy and the fence is covered in weeds and nettles. Even some strimming would have improved the look. Inside, the downstairs bedroom has evidence of damp and mould on the walls and there are areas where paint has peeled and re-painting is needed. The frontage of the property is also scruffy and uninviting, access to the road is dangerous due to overhanging and uncut hedging, you really take your life in your hands exiting the property onto the road. The house needs better signage, it is difficult to find and apart from a rusty milk churn at the side of the road, it is easy to miss, as indeed we did! All in all, a property that needs money and time spending on it to bring it up the advertised standards and prices charged. I have taken numerous photos to evidence all the points I have made and am happy to share with you if required.

The property

The light and airy open plan living/dining room, perfect for socialising with friends and family, sits at the heart of the house with kitchen and cloakroom to one end and door to directly onto the garden. All three bedrooms are a good size; a double on the ground floor with en-suite shower room being well suited to guests with a mobility challenge, and the additional twin and king size off the first-floor landing, both with easy access to the big bathroom overlooking the garden. This detached self-catering holiday home sits on private land, set back from the road with ample parking on the gravel drive. If you're looking for peace and quiet you're sure to enjoy relaxing in the big garden with long lazy lunches and BBQs on the patio, surrounded by countryside and wildlife. Ground floor: Lovely large open plan living space with an opening to the kitchen and door to the cloakroom at one end, and a double bedroom with en-suite at the other. The floor is wooden in the living space, tiled in the kitchen and en-suite and carpeted in the bedroom and up the stairs which rise from the centre of the room to the first-floor landing. There's a door directly onto the garden and another from the drive. Living/Dining Room Ideal for socialising, this light and airy living space is at the heart of Wheelwright’s Barn. A dining area sits to one side with sturdy table, benches and two armchairs; stairs rise up the middle of the room to the first floor with the sitting area to the other side, furnished with two generous sofas, coffee table, wood burner and TV. A glazed door opens onto the garden, making it easy to enjoy outdoor living. Kitchen/Breakfast Room A good-sized kitchen overlooking the drive with table and four chairs. Units sit along two walls with an electric oven and ceramic hob with extractor, large fridge with a three drawer freezer beneath, dishwasher, microwave and washing machine. Cloakroom Off the kitchen with WC and wash basin. Double bedroom with en-suite Perfect for guests with limited mobility, this ground floor bedroom has a wrought iron double bed with stool and a wonderful antique wash-stand. En-Suite Shower Room With wood effect flooring a large walk-in shower cubicle, wash basin, WC and heated towel rail. First floor A flight of carpeted stairs with handrails both sides leads to the bright landing with large velux window and well stocked bookcase for your enjoyment. You will find a large bedroom with twin beds to one side of the landing and the master bedroom with king size bed to the other, both with easy access to the family bathroom. Both bedrooms are carpeted. Master Bedroom In the eaves of this traditional Suffolk barn, the spacious master bedroom has a king size bed, two oak side tables with bedside lamps, an antique chest of drawers, a rocking chair, useful hanging rail and a cabinet with three drawers for further storage. Twin Bedroom This room is furnished with two standard sized single beds, perfect for adults or children. There is a chest of drawers, a bedside table with lamps and a large shelf in the alcove, useful for storing your luggage. Bathroom A bright room with antique effect white suite comprising of a bath with hand held shower, a large wash basin and WC. The floor is wood effect and there is a large velux window facing the rear of the property. Outside To the front of Wheelright’s Barn is a large gravel driveway with space for two to three cars. The glazed door at the back of the living area opens onto three stone steps leading down to the big enclosed garden, surrounded by private land, with lawn and patio area with a table and chairs for eight guests to enjoy long lazy lunches, and a charcoal BBQ. The owners have goats and hens in a neighbouring field which children are sure to enjoy looking at.
