    “When we booked to stay at Grosvenor House, there were no reviews yet as it was a new listing.”

    Having seen the reviews that were added by others in August, we were concerned and contacted the owner to ask if the issues raised had been resolved. We were reassured they were. Whilst the missing balustrade on the stairs was fixed, many of the issues raised by others remained. There is a general lack of cleanliness - the sofa is stained (covered with a blanket) and uncomfortable to sit on, there is insufficient seating for the number of guests.     Having seen the reviews that were added by others in August, we were concerned and contacted the owner to ask if the issues raised had been resolved. We were reassured they were. Whilst the missing balustrade on the stairs was fixed, many of the issues raised by others remained. There is a general lack of cleanliness - the sofa is stained (covered with a blanket) and uncomfortable to sit on, there is insufficient seating for the number of guests. Cobwebs between the pictures and dust on the light switches. There is very poor workmanship of decor all over the house with gaps in flooring, between flooring and skirting boards. The downstairs toilet handle is hanging off. The catch for the under stairs cupboard is not screwed in, meaning the screw is protruding at just the right height for a small child to hurt themselves. The en suite on the first floor doesn’t have a door handle at all. The main bathroom on the first floor has a large gap under one end of the door and between the bath tub and the wall. There are damp patches on the walls in the lounge and second floor bedroom. There were dirty tissues under our bed. Two of the spot lights in the kitchen did not work and we asked for them to be fixed, only for a box of bulbs to be dropped off whilst we were out - were we to fit them ourselves? We could not reach and do not know how to change spotlights. There is a hole in the kitchen wall by the back door. There were glasses in the cupboard purchased from a charity shop with the price sticker still on (so clearly not been washed for use). The day bed in the family room slanted and some of the slats were bent. The wallpaper in the family room was coming away from the wall and had been coloured in with black marker pen in places, presumably to hide defects. There are a lack of utensils and supplies in the kitchen, thankfully we had brought our own baking trays based on one of the previous reviews. Overall, we were not impressed and would not have booked if we’d read the other reviews before going. The house needs significant maintenance to a higher standard and does not justify the price paid.

The property

Grosvenor House is a gorgeous, three-storey, Victorian terrace with an original stained glass front door and a woodburning stove in the suburb of Kirkley Rise, Suffolk. Perfect for a group celebration, a family holiday or a reunion of friends, this home welcomes 12 guests and two dogs to enjoy a seaside break. Inside, a sitting room with a woodburning stove provides a space to unwind after a day out, whilst next door is a lovely dining room for home-cooked dinners with loved ones, with French doors leading to the courtyard. From here, the kitchen has a smaller table, ideal for a quick breakfast ahead of a beach day, and is well-equipped with all the home comforts you could need, such as a washing machine, dishwasher and air fryer. Finishing off the ground floor is a convenient cloakroom. Climbing up the stairs, three of the six bedrooms lie on the first floor, with a variety of layouts to choose from: a king-size with en-suite bathroom, a single, and a handy family room with a king-size and day bed, serviced by a bathroom. Climbing again to the second floor, three doubles serviced by another bathroom complete the sleeping arrangements. When you're ready to head out and explore, pass the wooded area outside the property and the short walk to the local independent shops and cafés, a charming addition to the suburb. Lowestoft's South Beach and Claremont Pier are also within easy reach for a day of seaside fun, and there are plenty of pubs along the waterfront for a drink and a bite to eat with a view. For family-friendly days out, Africa Alive and Pleasurewood Hills are just a short drive away, or you can head to the popular Great Yarmouth, where there is a Pleasure Beach and leisure centre. Slightly further afield you can enjoy days out in the beautiful seaside towns of Southwold and Dunwich, both just a scenic drive away.
