The property
The dining room sits at the heart of this traditional Suffolk cottage, with a large kitchen to one side and comfortable living room to the other; plus a porch for all that sailing, walking, and beach gear! Stairs rise to the first-floor landing where both the master and twin rooms have amazing views to the river at the front and tranquil water meadows to the side. A Victorian-style roll top bath in the beautiful bathroom is just waiting for you to relax in, with a glass of wine and a good book!
River View is set quietly back from Pin Mill common, with a large gate opening into the garden, where the path meanders through an orchard and shrubs to the patio in front of the cottage. Parking is at a nearby Public Car Park with a short walk to your destination, so you’re well away from the buzz of traffic! The beach hut in the garden is magical for kids; furnished with bunk beds and having its own shower room; it’s a wonderful place to lose yourself in a Swallows and Amazons style adventure book before exploring the area for yourself.
There is a Bunk Room in the beach hut outside which is for guests to use if they wish rather than sleeping in the cottage.
Ground Floor
Through the glazed front door, enter into the large porch with a tiled floor, a perfect space for all your walking and beach gear, which leads into the dining room with the kitchen to the left and the living room to the right. There is hard flooring throughout the ground floor and carpeted stairs rise to the first floor.
Kitchen/Breakfast Room
The kitchen at River View is huge and has everything you need to prepare meals and spend time together. With three windows, this bright room also has a stable door at the back leading to another enclosed courtyard area. The terracotta tile floor and impressive wood burner in the original fireplace provide heaps of character, whilst the electric oven with separate grill, four ring gas and extractor, butler sink, woodwork surfaces, fridge with freezer compartment, dishwasher, and microwave meet all your practical needs.
Dining Room
Step down from the kitchen into the well-proportioned dining room, furnished with a long table and four chairs. A feature Union Jack curtain divides this room from the entrance hall and carpeted stairs rise to the first floor and there is an opening into the living room.
Living Room
A cosy bright double aspect living room with Aga wood burner and paneled wall. Relax in this peaceful place in the two cane and cushion sofas or the Ercole style chair. For your entertainment there is a bookcase well stocked with an assortment of river/sea-themed books, board games and a flat-screen TV.
First Floor
Carpeted stairs with handrail rise to the landing where you'll discover the large master and twin bedrooms both of which are carpeted and the bathroom between them which has a tiled floor. There’s a step up into the master bedroom.
Master Bedroom
Lovely big bright bedroom with windows overlooking the water meadow to the side and estuary at the bottom over the garden. A King size bed is perfectly positioned so you can enjoy the views, with bedside tables, couple of cane chairs with a table where you can enjoy your morning coffee, a chest of drawers and blanket box.
Twin Bedroom
Windows look over the garden with the estuary beyond. Furnished with twin beds and bedside chairs and there’s ample hanging space for guests staying in both rooms in the two wardrobes, plus a shelf and cupboard for suitcases.
Bathroom
Relax in the feature roll top claw foot bath and gaze out to sea. The beautiful bathroom has a washbasin, WC, heated towel rail, and washstand.
Outside

The garden is open to the water meadows with a mixture of hedging and shrubs with the gate at one end and further outside furniture in the shed to the side of the beach hut, which is also where you could store your bikes.

Located on the south bank of the tidal River Orwell, Pin Mill is a lovely little hamlet on the outskirts of Chelmondiston, a village on the Shotley Peninsula in South Suffolk. The area is a designated conservation area and an Area of Outstanding Natural Beauty, with an abundance of walking and cycling routes to be enjoyed, including fantastic walking along the banks of the River Orwell. Famous for its sailing and its popular pub, The Butt and Oyster, which is located on the river edge, Pin Mill is a great base for a getaway exploring Suffolk.
