The property

The Sandy House is a truly beautiful, tranquil, pet-friendly holiday home situated in Leiston, close to Aldeburgh and Thorpeness. The property offers comfortable space for a party of six to enjoy, positioned across two floors and complete with private parking and garden. On the ground floor is a spacious kitchen/dining room at the rear with french doors out onto the garden, as well as the living room and cloakroom towards the front of the property. Carpeted stairs lead up to the first floor, with three ample size bedrooms, one with en-suite shower room and a family bathroom. To the rear is a generous sized garden, mainly laid to lawn, but with a patio area featuring a table and chairs, perfect for dining alfresco. There is off-road private parking for two cars. The property is positioned on the fringe of Leiston, with ample footpaths taking you across the Suffolk Countryside towards the wonderful Coastal Towns and Villages of Eastbridge, Aldringham, Aldeburgh and Thorpeness, perfect routes for walkers and cyclists. The Sandy House has an abundance of wonderful places to visit close by, with the coastal areas positioned within 2-3 miles from the property, so be sure to pack your bucket and spade. Leiston is home of the famous Long Shop Museum featuring some classic steam engines. In addition just a few steps away from the property is the newly renovated Leisure Centre, offering a large gym and swimming pool. For those looking to enjoy the nature on offer, the property is just a short drive away from RSPB Minsmere, so grab your camera and binoculars and prepare yourself for hours of discovery. Ground Floor Entering into the spacious hallway with hard flooring, to the left is the living room, to your right is the cloakroom, and the hallway leads to the kitchen/dining area. Sitting Room Positioned at the front of the property, vibrant yet tranquil colours and designs fill this room, creating a light and inviting space, which is the perfect position to retreat to at the end of the day. There is ample storage provided with a built-in wardrobe and chest of drawers with hairdryer. A wonderful added extra of a Smart TV has been provided. En-suite Bathroom A modern suite consisting of a shower cubical, wash basin and WC. Bedroom 2 Located at the rear of the property, with partial countryside views. Another wonderful room, with a stylish double bed with bedside tables and lamps. There is a tall chest of drawer unit with hairdryer provided for your storage. Family Bathroom Run yourself a relaxing bubble bath and grab your book and unwind. This modern bathroom features a bath with shower above, wash basin, WC and heated towel rail. Bedroom 3 A space perfect for adults or children to enjoy, with two full size single beds with bedside table and lamp. There is a double wardrobe and chest of drawers provided for your belongings. Outside The Sandy House benefits from a fully enclosed garden space, mainly laid to lawn. There is a large patio area with garden furniture, perfect for dining alfresco or enjoying a glass of wine in the sunshine. The garden is a space for the whole family and furry friends to enjoy. There is off road parking for two cars provided.

Aldringham 1 mile; Thorpeness 3 miles; Aldeburgh 4 miles.

Leiston is located in the heart of the Suffolk Heritage Coast and offers excellent links to the popular seaside towns of Southwold and Aldeburgh. The town thrived by manufacturing steam tractors, and cast and machined metal products, in the late 19th and early 20th centuries. The town is now home to many of the workers of the nearby power plant, Sizewell, and is served well by an active leisure centre and the oldest purpose-built cinema in Suffolk, which today offers the latest digital 3D projection systems! The 14th century remains of Leiston Abbey lie northwest of the town and its high street has a good range of shops, banks, pubs, restaurants and takeaways, plus a Post Office and a library. RSPB Minsmere is a short drive away towards the coastline of the Suffolk Heritage Coast, which offers lovely walking opportunities through this designated Area of Outstanding Natural Beauty.
