7 Old Grammar School is part of a unique conversion of an Edwardian Grammar School in Leiston, close to Sizewell, Thorpeness and Aldeburgh. The property has undergone an extensive renovation to create a bright and spacious pet-friendly family holiday home, retaining many original features throughout, and subtle quirky accessories reflecting its history as a school. Entering into the impressive open plan kitchen/living/dining space, with hallway leading to two bedrooms and family bathroom. Carpeted stairs lead up to the first floor bedroom and en-suite. 7 Old Grammar School benefits from a spacious enclosed garden mostly laid to lawn, patio area with table and chairs. There are two off road parking spaces. Ground Floor A step leads up to the front door, opening into the open plan living/kitchen/dining space. Hard flooring runs throughout the ground floor, with the exception of the two bedrooms which are carpeted. Open Plan Living Room/Kitchen/Dining Area A truly wonderful bright and spacious open-plan room, with light flooding through the original windows. The room has been carefully furnished to create a space that works for all. The kitchen and utility room are both fully equipped with all integrated appliances, these include an electric oven, combi-oven/microwave, ceramic four ring hob with extractor fan above, dishwasher, 70/30 fridge-freezer, kettle and toaster. In the utility room there is a washing machine and tumble dyer. The kitchen is perfect for the cook of the family to enjoy, with bar stools for family/friends to sit and socialise together. First Floor Carpeted stairs lead up to bedroom 3 with en-suite shower room. Bedroom 3 A beautiful bedroom suite, featuring a double bed with bedside tables and stylish desk lamps. About the location

LEISTON

Aldringham 1 mile; Thorpeness 3 miles; Aldeburgh 4 miles.

Leiston is located in the heart of the Suffolk Heritage Coast and offers excellent links to the popular seaside towns of Southwold and Aldeburgh. The town thrived by manufacturing steam tractors, and cast and machined metal products, in the late 19th and early 20th centuries. The town is now home to many of the workers of the nearby power plant, Sizewell, and is served well by an active leisure centre and the oldest purpose-built cinema in Suffolk, which today offers the latest digital 3D projection systems! The 14th century remains of Leiston Abbey lie northwest of the town and its high street has a good range of shops, banks, pubs, restaurants and takeaways, plus a Post Office and a library. RSPB Minsmere is a short drive away towards the coastline of the Suffolk Heritage Coast, which offers lovely walking opportunities through this designated Area of Outstanding Natural Beauty.
