With three spacious reception rooms, five beautiful big bedrooms and four bath/shower rooms there’s plenty of space for family and friends to spread out, eat, play, read, run around or simply relax – whatever the weather!

Ground floor

Boot Room
A stable door opens into the boot room - ideal for returning from a muddy walks or the beach, with lots of hooks for coats etc. and space for beach gear and boots. There’s a door to the shower room and another to the kitchen.

Shower Room
Conveniently located next to the boot room, with shower cubicle, wash basin, WC and window giving natural light.

Kitchen/Breakfast Room
Beautiful double aspect farmhouse style kitchen with stylish units concealing a large fridge, three-drawer freezer, dishwasher, double electric oven with induction hob and extractor fan in addition to the boiler fired Aga and free standing microwave. A large sturdy table sits in the centre of the room with ten chairs and there’s a dresser stacked with crockery and cutlery. A door opens to the patio giving easy access to eat outside in warmer months and another door opens into the inner hall leading to the rest of the house.

Between the kitchen, utility room and living/dining room.

Utility Room
Off the inner hall with washing machine, fridge with separate three drawer freezer beneath and butlers’ sink.

Living/Dining Room
A sunny double aspect room; sliding doors open onto the patio and a large wood burner, set in the inglenook fireplace, makes this room great at any time of the year, there is also a TV and DVD player. Furnished with a table with ten chairs for more formal dining plus a couple of sofas and a coffee table for relaxing.

Inner Hall
There’s a front door giving access to the garden, stairs rising to the first floor and a door to the sitting room.

Sitting Room
With windows overlooking the fields and patio, this large sitting room is full of character with beams and a wood burner set in the brick fireplace. A big corner sofa, a second sofa and two arm chairs give ample space to chill, there is also a TV and DVD Player for you to enjoy.

First floor
Stairs rise to the wide L shaped landing on the first. Doors open onto two separate staircases to the second floor, the three first floor bedrooms and family bathroom.

Bedroom One
This bright and spacious bedroom is carpeted and furnished with a king size bed, bedside drawers, a chest of drawers and a chair; the large free standing wardrobe gives you ample hanging space. Windows overlook the fields and pond (where you may spot a heron) on two sides.

Bedroom Two
Full of character with beams, original wooden floorboards and ornamental fireplace; furnished with twin beds, two chests of drawers, a built in wardrobe and a chair. The south-facing window overlooks the patio and drive.

Bedroom Three
Another exceptionally large carpeted bedroom overlooking the fields, which has been colourfully decorated and has a double bed with unique bedside units, a built in cupboard with hanging space plus a couple of chests of drawers.

Ensuite Shower Room
There’s a steep step down through the low door frame into this en suite with shower cubicle, WC, wash basin, heated towel rail and window giving natural light.

Family Bathroom
Inviting you to unwind in the deep bath with central taps! There’s a dressing table with stool and mirror, wash basin, WC, chair, heated towel rail and window overlooking the patio.

Second Floor
Two steep staircases rise from doors on the first floor landing to the two bedrooms at the top of the house.

Bedroom four
Set in the eaves of White House Farmhouse with beams aplenty! The stairs are steep and the opening to this carpeted room is quite narrow so not suitable for unaccompanied children or guests with a mobility problem. There’s a king size bed with bedside drawers, a chest of drawers, arm chair with footstool and window overlooking the drive.

Ideally positioned between the two bedrooms with a lock on each door for privacy, this lovely bathroom exudes character with its beautiful beams, feature brick wall and free standing roll top bath. It’s also got a walk in corner shower cubicle, WC, washbasin, chair and heated towel rail. Beware of the steps up from bedroom four and up again to bedroom five.

Bedroom five
Also at the top of the house, accessed through a low doorframe and step up from the bathroom or through another door with second staircase down to the first floor. Again, this big bedroom is carpeted and has historic beams in the sloping ceiling and a window overlooking the fields. There are twin beds with bedside cabinets, a chest of drawers and chair.

This impressive holiday home sits in an extensive open garden, mainly laid to lawn and surrounded by farmland and paddocks where barn owls can frequently be seen flying over. A double wooden swing seat next to the large attractive pond is an idyllic spot n the summer for a quiet relaxing drink, a good book or spot of bird watching as a heron can often be seen fishing (the pond isn’t fenced in so please ensure that children are always supervised) . There’s a good sized patio with furniture where you can enjoy leisurely meals with a BBQ provided and a dog kennel for your four legged friend.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This period detached self-catering farmhouse is equipped with oil fired central heating and appliances include a TV with Freeview, Wifi and ipod docking station. The kitchen is well equipped with an Aga plus an electric double oven with induction hob, a fridge with three drawer freezer beneath, electric oven and grill, electric hob with four rings, washing machine, dishwasher and a built in microwave at eye level.

A travel cot, high chair and stair gate are available from the property owners on request at the time of booking.

White House Farm is an impressive detached period farmhouse set in rural Suffolk in the peaceful village of Rumburgh, a charming rural village with a good historic local pub, The Buck, within walking distance which serves food and won CAMRA Suffolk Pub of the Year for 2012.

Rumburgh is close to Halesworth, a Suffolk market town with several options for eating out, great cafes, take-a-ways and lovely shops; just a short drive to the market town of Beccles on the edge of the broads with more restaurants and shops to choose from. The historic town of Framlingham is also nearby, with its fortress castle, traditional market square and stylish boutiques.

You can also enjoy visits to the popular coastal towns of Walberswick, Aldeburgh, Orford and Southwold nearby which offer a great range of entertainment for all of the family with popular pubs, shops and restaurants as well as the iconic Southwold Pier, which is a mixture of traditional fun and games and quirky, interesting amusements.

As you might expect in a period farmhouse, there are wonderfully wonky floors; (particularly upstairs), there are some low door frames; both staircases from the first to second floor are steep, turn and do not have railings;and the entrance to the king bedroom on the second floor is relatively tight so White House Farm is not ideal for guests with a mobility problem.

Please note that the pond at the front of the house is not fenced so children must be supervised at all times.

Strictly one (1) well behaved dog can be accommodated on request at the time of booking and is subject to our terms and conditions. Additional dogs may be considered at an additional charge of £50 per dog. The garden is fenced, however it’s not secure for dogs so you may want to bring a stake and rope to tether your dog and prevent it from running off.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
