The front door takes you into an L shaped hall with doors to the utility room, cloakroom, all three bedrooms and, off to the left of the hall through a wide opening, the family room. Wooden stairs take you to the large living area on the first floor and, at the far end of the hall, there’s a charming sitting area with desk.

Just next to the front door, so ideal for walking and beach gear, with a washing machine, dryer, sink and storage space.

With a bit of a WOW factor, in addition to the WC and wash basin!
Family Room
This room is a fantastic place to relax at any time of the year, with double doors opening onto the wooden deck to make the most of the good weather, and comfortable seating, shelves stacked with books and a large selection of DVD's for rainy days and a pool table for a bit of entertainment! There is also a abundance of board games and puzzles for all ages, and a large chest box full of a variety of toys for younger children.
Front Bedroom
This lovely bedroom overlooking the front garden, has a wrought iron king size bed, bedside drawers, a chest of drawers, dressing table with stool and a large wardrobe. Doors open from here to the corridor and to the twin bedroom for easy access to the super bathroom.
Twin Bedroom
A lovely light room with twin beds and bedside units for storage.
En-Suite Bathroom
You won’t be able to resist relaxing in the magnificent bath which sits under the window with rain shower above; there’s also the essential wash basin, WC and heated towel rail!
Guest Bedroom
Another beautiful light bedroom with an ornate double bed, bedside cabinets and wardrobe with both hanging and shelf space and there is plenty of space in the room for a cot.
En-Suite Shower Room
A bright modern room with double shower cubicle (and flip chair for those who prefer to sit), washbasin, WC, heated towel rail and natural light.
First floor
Wooden pin lit stairs rise from the hall to the open plan living area with separate TV room and wooden floors other than the family room which is carpeted.
Living Space
A relaxed sociable and spacious space with comfortable living area furnished with a deep sofa, an armchair, eclectic mix of occasional tables and handsome bench. Beautiful beams separate the dining area where a sturdy table takes pride of place with eight chairs, blanket chest, dresser stocked with glassware, wine rack just waiting for your delivery and, for musical guests, a full electronic orchestral piano!
There are far reaching views from the Juliette balcony next to the kitchen and a second drop leaf table with two benches and two chairs for more casual meals. The kitchen area has a horseshoe of cupboards gives ample workspace to prepare meals whilst chatting to your friends. There’s a large Smeg oven and grill with five ring electric hob and extractor, dishwasher and two under counter fridges.
TV Room
Cosy room with comfortable leather sofa and chairs and floor cushions, electric wood burner effect fire and occasional tables and large flat screen TV.
Outside
The Old School House sits in a quiet spot on the edge of Dunwich, set back from the road with a front garden and drive with ample space for three cars. In the front garden there is a covered wild life pond. The garden wraps around the house with a large lawned area stretching down to a ditch and marshlands beyond. Garden is fully fenced with 5 bar gate opening onto the marshes and sea beyond.
There is a BBQ area with traditional chimnea and separate BBQ plus a box of outside games for children to enjoy.
There’s a wooden deck, accessed from the family room, where you can enjoy meals in the open and make the most of the views to Southwold in the distance.

This self-catering holiday cottage is equipped with central heating and appliances include a TV with FreeSat and WiFi. The kitchen is well equipped with a large Smeg oven and grill with 5 ring electric hob and extractor fan, two under counter fridges, dishwasher, washing machine and dryer and a microwave. There is a freezer in the garage for guests to use and there is a coal BBQ in the garden.
A travel cot and high chair are available from the property owners on request at the time of booking.
Tucked between Aldeburgh and Southwold on the Suffolk Coast, you’d hardly believe that this small unspoilt coastal village was the capital of East Anglia around 1500 years ago or that it was at the centre of the wool trade through the Middle Ages. Hundreds of years of coastal erosion mean that most of this is gone leaving behind a rural idyll.
The garden at The Old School slopes down to the Dingle and Westood Marshes - the largest area of uninterrupted freshwater reed beds in the UK – giving wonderful views from the holiday house. Bitterns and Marsh Harriers nest within the reeds which are harvested for thatching.
The village is well served with a popular pub, The Ship Inn, a Fish and Chip tea room and the Bridge Nurseries. Nearby in the Westleton area you’ll find a village store and post office and The Crown, serving local beers and excellent pub food.
Southwold is only 15 minutes drive and Aldeburgh approximately 20 minutes. The area is also great for walking, cycling and exploring, with many wonderful walks straight from the front door, including Dunwich Forest and for bird watchers Dunwich Heath.
A well-behaved dog is welcome and more than one dog will be considered by the owner however there may be an increase in the refundable good housekeeping deposit per extra dog. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.
Please note that the ensuire bathrooms are open plan.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
