The open plan living space is sure to be the hub of your holiday. A well-equipped kitchen sits at one side with butcher's block and dining table with six chairs; openings lead through to the elegant living room with double doors taking you to the patio and garden. Two pretty bedrooms are also on the ground floor, ideal for guests with a mobility problem, together with an en-suite shower room and family bathroom. An impressive lofty master suite sits on the first floor with a fabulous view of the moat.

This detached granary has an enclosed east-facing courtyard for secure parking and space to sit with your morning coffee. At the back is a wide patio, furnished with an outdoor dining table and chairs; a peaceful place to sit back and enjoy the surroundings with barn owls and muntjacs regularly passing by. For the more adventurous, the beautiful Suffolk coast is a half hour drive away and there's an excellent village pub which you can walk to and get a lift home from the owners.

Ground floor:
Hard flooring runs throughout the ground floor, with rugs in the living room and bedrooms. Double doors open from the courtyard into the kitchen/dining room and there are doors from the living room and hallway to the garden – easy access for relaxing or dining in the fresh air. There’s also a door from the Deer bedroom the courtyard. The ground floor’s divided into living space on one side with a hallway leading to bedrooms and a shower room on the other.

Kitchen/Dining Room
Lovely sociable space with openings into the living room. The kitchen sits at one side with a butcher’s block giving extra workspace. Equipment includes a built-in oven with ceramic hob and extractor, dishwasher, washing machine, microwave, under counter fridge and additional fridge with three drawer freezer beneath giving ample storage for groceries.

A farmhouse style kitchen table with six chairs sits in the centre of the room, and stairs rise to the first-floor landing.

Living Room
Light and airy with skylights plus windows along one wall and double doors opening onto the patio, garden and fields beyond. Three sofas encourage you to sit back and unwind, with a coffee table, other occasional tables and a desk with chair for those needing to do some work or studying. A large flat screen TV sits in one corner and a wood burner in the other to keep you warm on chilly evenings.

Hallway
A door opens from the kitchen/dining room to the hall with access to the garden and doors to the Deer and Bunny Bedrooms, plus the family bathroom.

Family Bathroom
A lovely bathroom with beautiful big bath, large shower cubicle, wash basin, heated towel rail and windows giving natural light.

Bunny Bedroom
The zip and link beds allow you to choose between the king or twin configuration in this pretty ground floor bedroom with the window onto the courtyard. There's bags of space for your clothes in a wardrobe, French cupboard and dressing table with chair. (Please note that the bed/s are slightly shorter than standard at 6'3" long and, when split into twin beds each is 2'6" wide – the standard is 3').

Deer Bedroom
Double doors open onto the courtyard where you can sit with your morning coffee. This attractive room is furnished with a king size bed, bedside tables, a large wardrobe, cupboard and dressing table with chair.

En-Suite Shower Room
With double shower cubicle, wash basin, WC, heated towel rail and natural light.

First floor
Wide wooden stairs rise to the galleried first-floor landing where there’s a dressing table and nursing chair sitting under the window – the ideal spot to sit with a good book! Both the landing and bedroom are carpeted.

Master Bedroom
A gorgeous bedroom with beams in the double height ceiling and a long window with a stunning view of the ducks dabbling in the moat next door. A king size bed has pride of place, flanked by bedside cabinets and a table with a TV on it, walk-in wardrobe, blanket box and handsome cupboard.

En-Suite Bathroom
Overlooking the fields; the bath has central taps and a hand shower and there’s a WC, wash basin and heated towel rail.

Outside

(There's additional parking at the side of the gate if needed) At the back is a wide patio, furnished with an outdoor dining table and chairs and a Weber BBQ – a peaceful place to sit back and enjoy the surroundings with barn owls and muntjacs regularly passing by.

Whats Included?

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This self-catering holiday house is equipped with central heating and appliances include TVs with FreeServe in the living room and master bedroom, plus Wifi. The kitchen is well equipped with a built-in oven with ceramic hob and extractor, dishwasher, washing machine, microwave, under counter fridge and additional free standing fridge with three drawer freezer beneath, giving ample storage for groceries. Therre is also a 57cm Weber Kettle charcoal BBQ (charcoal not provided).

A travel cot, high chair and stair gate are available from the property owners on request at the time of booking.

Property Floor Plan

The Granary is a large detached property sitting on Red House Farm in rural Suffolk, surrounded by farmland, just 30 minutes drive from the beautiful Suffolk Heritage Coast.

Fressingfield is the closest village where you'll find the Fox and Goose, an AA 2 Rosettes fine restaurant and country pub; it's a lovely country walk (just under two miles) and the owners are happy to drive you there and/or home again. Stradbroke is 2.6 miles away, with a couple more pubs and various village shops and there are many other quintessentially English villages with excellent pubs serving local food and ales close by.

The historic town of Framlingham is just over a quarter of an hour's drive, where you'll find a good selection of eateries, a supermarket and plenty of independent shops; plus a majestic Norman castle. For the sporty, there are fantastic cycle routes, horse riding, golf courses and sailing to enjoy.

This comfortable holiday home is an ideal base from which to explore East Anglia with major towns of Norfolk and Ipswich within reach and many picturesque coastal villages boasting stretches of unspoilt beaches with fishing huts and candy coloured seaside houses. Southwold is a must visit with a sandy beach, famous pier and excellent range of shops and restaurants plus, for beer lovers, it is home to the famous Adnams Brewery. Beautiful walks can be enjoyed at Dunwich forest and heath, Minsmere wildlife reserve and the pretty coastal village of Walberswick.

A well behaved dog is welcome if mentioned at the time of booking. Please note that dogs are not allowed in any of the bedrooms.

The owners of The Granary operate a carpentry workshop in the farm buildings next door; there may be minimal noise on weekdays from machinery but the owners can control this if it’s intrusive at all – you simply need to say!

There are two ground floor bedrooms and a shower room so the house is well suited for guests with a mobility problem. There are double doors from the courtyard into the kitchen/dining room, however, the opening into the living room is two foot wide and all other doors are standard width so probably wouldn't be accessible for wheelchairs. There's also a lip to the shower cubicle.

PLEASE NOTE if you're benefitting from a 'low occupancy' discount for two guests both ground floor bedrooms will be out of use. If you'd prefer to use a different room please give us a call and we'll check with the owners but the property is great for a couple as the stairs rise from the kitchen/dining area to the master bedroom with bathroom and dressing area.
