Need to know what might happen if you can’t travel?
100% refund if cancelled within 24 hours of booking.
If Covid-19 restrictions mean travel is no longer permitted, we will issue you with either a voucher credit, valid for a new booking at the same property for use before 31 December 2021 or a full refund, if preferred.
No Covid-19 Restrictions
If there are no restrictions, but you feel you don’t want to travel, we will try to re-sell the dates for you. If we fully resell the dates, you will then receive a refund for the amount you have paid minus the booking and admin fee.
We recommend taking out Booking Protect cover with all bookings as standard.

The Granary and Roost at Retreat East at Hemingstone
These properties can be booked separately to sleep two or four guests respectively, simply click on the following links to see details The Granary and The Roost. As you can see from the floor plans and photos, there's sufficient space in both to socialise with your friends and family in the living and dining rooms, with long patios for summer months.
Retreat East is an exclusive farm estate which retains an atmosphere of calm and individuality with all accommodation enjoying privacy. There's the added benefit of communal areas where you can enjoy a light complimentary breakfast daily; a workout in the gym, unwind in the spa and sauna, or have some fun in the bar with a game of billiards.
Whats Included?All prices include a light breakfast served in the bar, 100% cotton bed linen, towels, bathrobes and slippers, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

A travel cot and high chair are available for each property from the owners on request at the time of booking.
You'll have every opportunity to cook up a feast in your designer kitchen or savor a meal from the in-barn dining menu, inspired by the kitchen garden and local suppliers. There’s also a bar where you can enjoy a fine selection of wines from the multi-award- winning East Anglian vineyard, Tuffon Hall.
Located in The Great Barn, the spa is a peaceful space complete with a well-lit gym, Finnish sauna, outdoor hot tub, and full-sized Turkish hamman. There’s also barn-style treatment rooms for luxurious massages, facials, body wraps, manicures, pedicures, and more. Please note that all treatments and therapies are chargeable (advance booking is recommended).
The Granary and The Roost are two semi-detached property tucked away in a corner of a magnificent 35-acre farm in the peaceful Suffolk countryside, roughly a 30-minute drive from the Suffolk Coast and Heaths Area of Outstanding Natural Beauty. You’ll also be approximately seven miles north of Ipswich – the town best known for its coastal lifestyle, maritime history, and foodie culture.
Must-dos include booking a boat trip to sail down the River Orwell, admiring works by Thomas Gainsborough and John Constable at the 16th-century Christchurch Mansion, taking a stroll in one of the lovely parks, and whiling away an evening in one of the buzzy restaurants and bars on the Ipswich waterfront.
The Granary at Retreat East is a two-hour drive from London (by train, it’s just over an hour from Liverpool Street Station to Ipswich Station).
One well-behaved dog is welcome in each property. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.
The Roost is single-storey; you'll find that there are ladder steps up to a galleried room, however planning permission has not been granted for guest use so please respect this.
Sorry, children aged 12 and under are not permitted at Retreat East outside Suffolk school holidays and no unaccompanied teenagers.
Accommodation is no smoking.
Items are not to be moved between the two properties under any circumstances, if belongings are found at the incorrect property on departure there may be a charge deducted from the security deposit.
Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
