Between the Clockhouse and Barn there are 7 luxurious bedrooms, each with an ensuite shower or bathroom meaning 14 guests can sleep in ultimate chic country. There are two kitchen and dining areas as well as two living spaces giving all guests plenty of space to relax. Outside space is split between the central courtyard in the middle of the horseshoe shaped Clockhouse and the beautiful landscaped garden facing the Barn.

RECEPTION HALL: A grand space with striking furniture and artwork introducing you to the themes of the rest of the property.

KITCHEN/DINING: A generous dining space, perfect for dinner parties or entertaining. The kitchen overlooks the dining space and is well appointed with large work surfaces for even the most ambitious chef to create a feast. The dining table looks out over the courtyard outside.

UTILITY ROOM: The utility room has washing and drying facilities.

DINING HALL: In addition to the large dining area this understated room is perfect for afternoon tea with space to seat eight.

DRAWING ROOM: The drawing room offers copious amounts of space, lots of light with bold furniture and artwork. This is the perfect place to relax in comfort with friends.

BEDROOM 1: This king-size bedroom is light and bright with a flatscreen television and french doors opening onto a patio outside.

EN-SUITE: The en-suite to bedroom 1 is a shower wet room with W.C.

BEDROOM 2: This chic king-size bedroom with aztec highlights and a flatscreen television also has french doors opening onto a patio outside.

EN-SUITE: Leading from bedroom 2 is this luxurious en-suite bathroom with full length roll top bath.

BEDROOM 3: At the end of the right hand wing is bedroom 3 with a king-size bed, flatscreen television and french doors opening onto the courtyard.

EN-SUITE: The en-suite to bedroom 3 has a shower, W.C. and hand basin

BEDROOM 4: At the end of the left wing of the house is the most secluded bedroom with a king-size bed, flatscreen television and en-suite.

EN-SUITE: With a W.C, hand-basin and shower.

CONSERVATORY HALL: A stunning glass fronted reception space, infused with light. The eclectic dining furniture for six enables you to dine inside with floor to ceiling view of the grounds.

KITCHEN/DINING: A vast, contemporary farmhouse kitchen and dining room with exposed ceiling beams. The high specification kitchen is complete with iPod docking station. The kitchen overlooks the dining area which as well as a table comfortably seating ten, also has a flatscreen television. French doors line one side of the room.

MASTER SUITE: The lavish en-suite master bedroom has a spacious reception area with a sofa and doors opening onto the courtyard. The raised section of the room houses an ornate four poster bed.

EN-SUITE: The en-suite to the master bedroom has a roll top bath, shower attachment, hand basin and W.C.

BEDROOM 5: A spacious bedroom at the end of the Barn, benefitting from the exposed beams found throughout the building. It has a king-size bed, iPod docking station, views of the garden and a hidden flatscreen television.

EN-SUITE: The en-suite to bedroom 1 has a shower, hand-basin and W.C.

BEDROOM 6: This bright, ground floor bedroom with exposed beams has a king size bed and a flatscreen TV on the wall.

EN-SUITE: The en-suite to bedroom 2 has a shower, hand basin and W.C.

DRAWING ROOM: The drawing room is in the eaves of the barn with stunning views over the garden and grounds of the Sibton Park Estate.

OUTSIDE: The Clockhouse hugs a central coutryard with a barbecue and a large table with chairs and umberella, perfect for a summer evening. The courtyard is mainly paved with sculpted triangluar flowerbeds and benches along the permimeter.

All prices include 100% cotton bed linen, towels, heating and electricity and daily housekeeping to help you get your break off to a relaxing start.

This large self-catering Suffolk country estate cottage is equipped with gas central heating. Appliances include flatscreen televisions in all bedrooms, WiFi and DVD player. In the kitchen there are gas hobs, an electric oven, dishwasher, microwave, fridge and freezer.

A travel cot and high chair are available on request at the time of booking.

This large ground floor Suffolk self-catering country estate cottage is situated between the picturesque villages of Peasenhall and Yoxford. Peasenhall’s village's facilities include a very popular pub serving fresh local produce, a village stores, a delicatessen specialising in cured hams and Spanish produce and a family butchers selling produce from local farms. Yoxford’s facilities include a village store and a post office that sells organic produce, two pubs and two popular restaurants. It's an ideal location from which to explore Suffolk's country lanes and pretty villages and market towns and the Suffolk Heritage Coast, a short drive away. Several footpaths lead from the village over open fields into the glorious Suffolk countryside and bicycles can be stored in the enclosed back garden.
