This bright, double aspect cottage kitchen is under renovation and will have all the appliances you’d expect and require for your holiday in the coutry. There’ll be an integrated waist height double over and grill, ceramic four ring hob with extractor over, wooden work surfaces housing a butler’s sink. Seating in the kitchen will be a bench or pew.
A super room beside the kitchen with a useful WC to the side. The utility has a washing machine and a tumble dryer, a large fridge with three drawer freezer beneath and lots of storage for coats and boots in the cupboard. There’s also a small butler’s sink beneath the window.
A very sunny room with two large bay windows, a huge velux window over head and a door leading to the front enclosed courtyard garden. Sitting centrally in the room is a solid oak table extendable seating up to six and there’s other more relaxed seating to enjoy a book or a game.
A door from the dining room leads to the which is characterful space with lots of light from four windows and original ceiling oak beams. Seating will include a four seater corner sofa and two armchairs in keeping with the style of the cottage. There will be a flat screen TV and DVD player for your entertainment, a large oak coffee table for glasses or games and carefully considered lighting.
From the living room, walk through into the inner hall which leads to the front porch with book shelving and storage for books and games, then on to the bedrooms and family bathroom.
A pretty room with two windows over looking the beautiful cottage garden. Sitting centrally is a cast iron double bed with bedside tables and lamps. At the other end of the room is a pine double wardrobe with hanging rail and drawers beneath for your belongings.
Opposite the double bedroom is the twin with two pine, standard size single beds. One of the beds has a truckle under which can be requested at the time of booking if required.
The re are two windows overlooking the garden and the courtyard which let in the light and sound of the neighbouring wildlife all around.
There will be hanging facilities on the wall.
A practical room with tile effect lino floor, bath with electric shower over, wash basin and WC. There will be a heater towel rail and there is a window with blind for natural light.
This glorious cottage is surrounded by a lawned cottage garden on two sides, the shingle courtyard to the front and parking for four cars to the rear. There is a public footpath at the bottom of the garden which leads to a bluebell wood interestingly named ‘Dollops Wood’. The village pub ‘The Cock In’ is a short 15 minute walk down the lane where there is also a children’s play ground and grocery store. There is a footpath leading from the driveway around the farm heading towards the village. There is an unfenced pond on the farm as you walk down the footpath so please take care with your children and dogs.

The village of Polstead is located in South Suffolk not far from the Essex / Suffolk boarder. The village its self has a welcoming local pub called The Cock Inn which is a shot walk through ancient woods and fields from Sprotts Farm. Just a little further past the pub is a large playing field with children’s play equipment and a skate park.
For days out the historic town of Colchester is less than 30 minutes drive and with large shopping centres, independent shops, cafes, restaurants and a castle there’s plenty to do. Don’t miss the fantastic Zoo and leisure centre, which are both fabulous for children and adults.
You’re also close to Dedham Vale, which is a designated Area of Outstanding Natural Beauty. The characteristic lowland English landscape made famous worldwide by artists such as Constable and Gainsborough is still recognisable today. The charm of the villages, fascinating local attractions and beauty of the surrounding countryside mean there’s no shortage of places to go and things to see.
If you're after a day out at the seaside then Frinton on Sea is perfect for groups of adults and young families. Less than an hour away there are clean sandy beaches, lots of parking and plenty of green spaces for playing and picnics.
A well behaved dog is welcome. Please provide the breed of your dogs at the time of booking.
There is a large pond in the garden beyond the fence from the footpath which runs along the boundary of the garden. There is a fence but it's post and rail so please be vigilant with dogs and children outside of the garden.
