The Barn at Moat Farm is a beautiful barn conversion which stands in a rural position overlooking open countryside and is within a short drive of the market towns of Framlingham and Diss. Internally the property is superbly furnished and equipped for a family holiday; with a gorgeous open plan living space with vaulted ceilings, exposed beams and double doors to the patio so you can make the most of indoor/outdoor living. The well-equipped kitchen is at one end of the living space, leading through to a ground floor wet room – ideal after a swim!. Stairs lead to the galleried Master Bedroom with a door through to the bathroom and more stairs up to the twin bedroom sitting at the back of The Barn.

The Barn at Moat Farm is approached down a long shared drive (with the owners of Moat Farm) which leads to ample parking. The front garden has been landscaped and features a table and chairs. The principle south facing courtyard garden is simply stunning; a walled patio with large heated swimming pool for your exclusive use; with furniture for dining or simply lounging around!

Sitting Room – Dual aspect, vaulted room offering views over the courtyard's garden. There is ample seating with a three seater sofa, seater sofa and two armchairs centered around an impressive wood burning stove with an assortment of coffee and occasional tables. There is also a flat-screen TV with DVD player for your entertainment.

Dining Room This area has double doors opening to the courtyard garden, a long refectory table with benches and tiled flooring. Carpeted stairs rise to the first floor.

Kitchen Adjacent to the dining area, this bespoke kitchen with two central islands has a two bowl butlers sink and a wood burning stove. For the chef of the family there is a Falcon five ring gas hob/double oven with overhead extractor hood, a dishwasher, fridge/freezer, washing machine and tumble dryer.

Wet RoomWalk-in shower, low suite W.C, wash basin, tiled flooring and heated towel rail.

First Floor

Master Bedroom This is a unique mezzanine bedroom with views over the open plan living space; furnished with a king size bed with side tables and lamps, boarded flooring and exposed beams.

Twin Bedroom – There's a door to a small landing with a small flight of stairs leading to this room which has a window with garden views. There are twin beds and, at the foot a chest of drawers and built-in wardrobe cupboard.

BathroomWith lovely garden views, a timber fronted panel bath with shower head attachment, low suite W.C, pedestal wash basin and heated towel rail.

GardensThe Barn stands in a beautiful rural setting and is approached over a long shared drive with the owners of Moat Farm. The property benefits from plenty of private parking. The front garden has been landscaped and features a small table and chairs. The stunning south facing courtyard garden is accessed through double doors from the living area and has a superb large heated swimming pool which guests will have exclusive use of. A wide patio surrounds the pool with ample seating for dining, lounging or sunbathing!

Please note that the swimming pool is heated between 1st May – 31st August.

Whats Included?

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and nibbles to help you get your break off to a relaxing start.

The Barn at Moat Farm benefits from oil fired central heating. Appliances include a flat screen TV, DVD and IPod dock in the sitting room. In the kitchen there are integrated appliances including a FIVE ring gas hob and double oven, dishwasher, washing machine, tumble dryer and fridge/freezer.

A travel cot and hair chair are available on request at the time of booking.

Property Floor Plan

Wilby is a charming hamlet and has a church, primary school and vibrant community centre. A mere 2 miles away is the picturesque village of Laxfield, which features the great "The Low House" pub. Denington is 2 miles away with "The Queens Head" which serves excellent food, as well as Fessingfield, which is 3 miles away, and features the "Fox and Goose", a magnificent restaurant. The beautiful town of Aldeburgh is only half an hour away with it's gorgeous pebbled beach. The county town of Ipswich is approximately 20 miles to the south. The historic town of Framlingham is 7 miles to the south east and Diss lies 11 miles to the north west, with main line rail services to London Liverpool Street (approximately 90 minutes).

The Barn at Moat farm is a converted building adjacent to Moat Farm House. The barn does stand on a working farm and is adjacent to a stable yard with horses.

Please note that this stunning holiday home is available for family holidays and is not available for additional guests. Guests must accept full responsibility for use of the swimming pool. Children are welcome, however they MUST obviously be supervised by an adult at all times due to the pool not being secured in any way and there's also the moat surrounding the property. Young children must also be supervised at all times in the mezzanine Bedroom (Bedroom 1).

The swimming pool is heated between 1st May – 31st August and sits in a lovely walled area with wide patio furnished with dining and lounge furniture.

A well-behaved dog is welcome downstairs only. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.

Sorry, no smoking or unaccompanied teenagers are permitted at this property.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
