St Margarets Cottage at Laxfield

Sitting at the heart of this holiday cottage is the welcoming kitchen dining room with double doors to the garden, stairs to the first floor and opening to the charming and spacious living room – perfect at any time of the year with cosy wood burner and doors to the garden. Both elegant bedrooms are decorated in restful colours to ensure you have a good nights sleep and have their own classy en suite shower room.

Summer days can be enjoyed in the secluded courtyard style garden or on the slip of south-facing lawn watching the world go by and there’s a parking bay conveniently opposite the front door.

Ground Floor
The front door opens into the sociable kitchen/dining room with double doors to the garden, walk through to the living room (with curtain if you like to separate the two rooms for extra cosiness) and door to the utility room with cloakroom beyond. Hard flooring runs throughout and wooden stairs with a banister rise to the first floor.

Kitchen/Dining Room
You know you’ve arrived somewhere special when you step directly into the lovely light dining area with well-stocked Welsh dresser, two-seater sofa, settle and dining table to seat four guests. Double doors open into the garden, ideal for summer dining!

The Shaker-style kitchen has units on either side of the beautiful big mirror. A double sink overlooks the garden and equipment includes a super big fridge/freezer (with three drawers), a dishwasher, an electric oven with grill and induction hob, a full-size dishwasher and Magimix coffee machine with milk frother.

Utility Room
Great additional space for your groceries, outdoor gear etc. and equipped with a sink, washing machine and microwave.

Off the utility room and handy when you’re downstairs, simply with a toilet.

Living Room
Cosy, comfortable and spacious living room with two enormous sofas, an extra chair, and coffee table, all positioned for you to relax in front of the impressive fireplace with wood burner, and enjoy a movie on the flat-screen TV with DVD player and a few DVDs to choose from. This room's full of character with its brick wall and an interesting collection of busts and home accessories. Book lovers will find a good selection on the shelves here and, for those who prefer games, you can choose from Scrabble, Chess or Draughts or simply sit and watch the world go by with the church as the backdrop. Double doors open onto a small lawn so you can let the country air in during the summer months.

First Floor
The eclectic mix of artwork lining the stairwell is sure to fascinate you as you mount the stairs from the dining area to the first-floor landing where doors open to both bedrooms with en suites.

Master Bedroom
The high super king-size bed takes pride of place in this large, beautifully furnished bedroom with windows over Market Street and to the church at the front. Ornate bedside tables sit on either side of the bed and you’ll have ample room to unpack with stool for your suitcase, two wardrobes, additional small chest of drawers; there’s also a dressing table under the window with stool, a wall-mounted TV and comfy velvet chair inviting you to sit and enjoy your morning coffee!

En Suite Shower Room
A skylight is an added bonus in this chic shower room which has a large walk-in shower with both a hand shower and rain shower; there’s a washbasin with storage underneath, WC and heated towel rail.

Guest Bedroom
An added bonus at this luxury holiday property is that both bedrooms are equally luxurious and double aspect giving lots of natural light. This one is decorated in a restful palette of warm earth colours which work well with the original beams, wooden floorboards, and a wrought iron double bed. The mirrored wardrobe has shelves and hanging space and there are bedside drawers, a dressing table with mirror and stool, a table for the TV and a little armchair.

En Suite Shower Room
Super modern en-suite; the double walk-in shower has a hand shower and rain shower, a washbasin in a vanity unit, WC, heated towel rail and light from the frosted glass window.

Summer days can be enjoyed in the secluded courtyard style garden with a high fence accessed by a gate from the road or double doors from the kitchen/dining room – perfect for outdoor dining. There’s also a slip of south-facing lawn through the double doors in the living room, with a picket fence separating you from Market Street and a wrought iron table and chairs for you to relax with the morning paper. There’s a parking bay conveniently opposite the front door where you’ll usually find space for two cars and ample more space along the road if needs be.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This semi-detached self-catering holiday cottage is equipped with central heating and appliances include a TV with DVD player and Wifi. The kitchen is well equipped with a super big fridge/freezer (with three drawers), a dishwasher, an electric oven with grill and induction hob (guests with a pacemaker are advised to keep a safe distance away), a full size dishwasher and Magimix coffee machine with milk frother. There’s also a washing machine and a microwave in the utility room.

A travel cot and high chair are not available as children under the age of ten are not permitted to stay at this property.
Laxfield is a large, relatively remote but well-supplied village in rural Suffolk - a great location for exploring the inland towns such as historic Framlingham and the charming market town of Halesworth, or the picturesque and popular coast and haunts of Aldeburgh, Southwold, and Walberswick. There are plenty of independent shops, traditional country pubs, cafes and restaurants to enjoy.

The cottage sits on the corner of Market Street and Goram’s Mill Lane, next door to one of Suffolk’s most historic and quirkiest pubs, The Low House, with a garden at the back. A second village pub can be found just up Market Street on the high street, together with a well-stocked Co-Op and a local museum in a 16th Century Timber Framed Guildhall.
A well-behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking. The courtyard at the back is fully enclosed with a fence, approx 5 ft high; at the front the lawn is small and has a picket fence between it and the road so not safe to let a dog out on.

Sorry, no children under the age of ten or unaccompanied teenagers, and no smoking.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
