St James House is an impressive Southwold holiday home positioned in a prime location on St James Green, with sea views, just steps from the sandy beach. The property has undergone an extensive renovation to create a stunning property perfect for family and friends to enjoy, carefully retaining original features whilst adding a modern twist. Spacious rooms are spread across four floors, with a mixture of social spaces to enjoy, sunny garden rooms and luxurious bedrooms and bathrooms. The icing on the cake is the garden, ideal for those long sunny evening dining alfresco.

Entrance
Positioned up the external steps, St James House has a grand entrance leading you into the internal porch and then into the impressive hallway on the first floor. From the hallway stairs then lead you down to the ground floor or up to the second floor.

Living Room
With views out onto St James Green, this room is a bright and spacious area to enjoy, with light streaming through the large window, high ceilings and gorgeous wooden flooring. There is comfortable seating provided with two three seater sofa's and two wicker chairs, there is then an array of coffee tables and side tables with decorative lamps. There is also a 65'' TV with Sky for you to enjoy.

Study
This superb room can be used for multiple uses, it includes a desk for you to catch up on some work, an arm chair for you to make the most of the wonderful variety of books provided or even just sit back relax and enjoy the view, or perhaps why not enjoy the piano - you never know you could be a natural.

Ground Floor
Positioned down the wooden staircase from the main entrance. There is a glass french door which leads out into the garden.

Garden Room
The perfect room to sit back and enjoy the stunning garden. This room acts as a second living room with two two-seater sofa, glass side tables, floor standing lamp and flat screen TV. Whilst renovating the property the owners uncovered the original parquet flooring, which helps to enhance the character of St James House.

Utility Room
This room doubles as a boiler room and utility room, with a washing machine, tumble dryer, clothes airer and butler sink. This room is also the ideal space to store your suitcases.

Storage Cupboard
Housing an additional 50/50 fridge freezer.

Second Floor
Wooden stairs lead up from the first floor hall way up to the second floor, which has the kitchen, dining room and sun room.

Kitchen
The heart of the the home, where all of the tasty treats are made. The kitchen has all of the mod-cons you could need for your stay, these include a Bosch oven, microwave, 4 ring induction hob, Fridge with three drawer freezer beneath, dishwasher, kettle and toaster.

Dining Room
The ideal space for enjoying well deserved meal times with family and friends. The room features a large mahogany table with 8 chairs. It is a wonderful light yet cosy space. In the summer time light streams through the double glass french doors, and in the winter time the lights help to create a relaxed ambience.

Sun Room
Located off the dining room, this space is perfect for enjoying the sun all year round, particularly in the winter months from the warmth of the house. Sit back with a good book, cup of tea and enjoy the view.

Third Floor
Wooden stairs lead up to the third floor

Bedroom 1
This spacious bedroom with beautiful high ceilings and wooden flooring benefits from fabulous views of both the sea and the lighthouse. This room features a Super-king zip/link bed, with bedside tables and lamps. There is ample storage provided with the three chest of drawers and built in wardrobe. There is a 65'' TV connected to Sky for a leisurely start to the day.

En-suite bathroom
This luxurious en-suite has a built in vanity unit around the basin with ample storage and shaving point. There is a bath with views of the sea, WC and walk in shower cubical with over head and hand held shower attachment.

Bedroom 2
With views of the lighthouse, this room features a King zip/link bed, which can be split into 2'6 single beds. There are bedside tables with stylish lamps, along with a built-in cupboard for your storage. This room also has a built-in wash basin with a free standing ladder for your towels.

Fourth Floor
Wooden stairs lead up to the top floor with circular skylight provided ample light down the staircase.

Bedroom 3
With views across the rooftops and pretty garden, this room has a King zip/link bed, which can be split into 2'6 single beds. There are bedside tables and sophisticated lamps. There is a chest of drawers and built in storage for your belongings, along with a coat rack.

Family Shower Room
This modern shower room as a large walk in shower unit with power shower, WC, wash basin and storage cupboards for your belongings.

Bedroom 4
With views across the rooftops, Adnams Brewery and the garden. This room has a single bed with bedside table and lamp. There is a built in cupboard for your belongings.

Outside
The garden is a super space to enjoy, a patio area with table and chairs, along with beautiful garden area established flowers and shrubbery.

This property doesn't have any allocated parking although directly outside the property is public parking (please however be considerate of the neighbours). There is ample parking provided along St James Green and neighbouring roads.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This self-catering apartment is equipped with a single electric oven, four ring induction hob, dishwasher, washing machine, tumble dryer, kettle, toaster, three TV's connected to SKY.

St James House is located on St James Green in the heart of Southwold with easy access to both the bustling town centre and the lovely seafront with the long sandy beach adorned with a string of colourful beach huts and the fun filled Pier.

Adnams Wine & Cellar Kitchen Shop, almost on the doorstep, is a great place to buy local goods or simply relax and unwind in the café or courtyard where you can enjoy tempting hand-made sandwiches, hot meals and freshly-baked cakes. Just a short walk from there is Southwold high street which has a host of award-winning pubs, restaurants and cafes, plus a strong local retail offering with fashion favourites and food outlets including bakeries, delicatessens, butchers and convenience stores.

There is a pretty walk from the harbour over a footbridge to the picture-postcard village of Walberswick, home to two good pubs (The Anchor and The Bell) and a long sandy beach. Fresh fish can be bought from the fishermen’s huts along the harbour.

The area boasts a wide variety of attractions, amongst which are the renowned RSPB bird sanctuary Minsmere, many countryside and coastal walks and the internationally renowned Aldeburgh Music Festival.
