Dating back to the 1850s, there were 9 shoemakers in Friston. This charming little cottage, built in 1800, takes its name from where one such shoemender used to live and work. Shoemakers Cottage has been beautifully restored since and retains many of the original period features, including the bread oven, inglenook fireplace and cast iron kitchen range.

This welcoming property offers gorgeously presented accommodation, including exposed beams, latched wooden doors and the original brick flooring. Leading from the hallway is the large sitting room, study, a ground floor shower room and kitchen/dining room. Stairs from the sitting room lead to the landing bedroom with a single/double bed, with a further door opening to the master bedroom with en suite bathroom.

The old anvil, shoe lasts, tools and vice featured throughout the rooms in this property are the original shoemaking artefacts. These were found buried within the earth closet which stood where the garden summer house now stands.

Outside, the property is approached over a private driveway providing parking for two cars. There is also a small, secluded front lawn. A gate to the side of the property provides access to the delightfully sunny garden which features a lovely sun terrace, two round paved seating areas, one of which was the site of the original well, summer house with bike rack and a further stretch of lawn.

GROUND FLOOR: The hallway features a part glazed door, a window offering views over the front aspect, tiled flooring, coat hooks and wooden shelving for shoes etc.

SITTING ROOM: The sitting room features a comfortable 2 seater sofa, a plush armchair, a flat screen TV and DVD player, an inglenook fire place housing a Yeoman wood burning stove, a coffee table and a dresser. There is original brick flooring throughout with classic exposed wooden beams. Here you can see great views over the front aspect.

KITCHEN/DINING ROOM: The kitchen features modern furniture with ample storage space and granite effect work surfaces. Also featured here is a panda half bowl sink unit with mixer tap, an integrated Neff oven with 4 ring ceramic hob, a Hotpoint slimline dishwasher, a Daewoo microwave, Zanussi washing machine, Joseph Joseph chopping boards, Dualit toaster, a large fridge/freezer and Sabatier kitchen knives. Here you can see great views of the back garden. The dining room features a dining table (lovingly made from the original back door) with seating for up to four guests, a charming Victorian cooking range and original bread oven, complete with the old poker found alongside the other artifacts, and with access to it from the old cupboard in the sitting room.

STUDY: The study was originally the shoemaker's work room and features a desk with a chair and side lamp, a Pure iPod/radio station. Brick flooring and exposed beams are featured throughout, whilst views of the front aspect can be seen here too.

GROUND FLOOR SHOWER ROOM: The ground floor shower room features a shower cubicle with electric shower, a pedestal washbasin, a heated towel rail and a Low Suite W.C. Exposed beams and brick flooring are featured throughout.

BEDROOM 1: The master bedroom features a king size bed, a built in wardrobe cupboard, a free standing double wardrobe and a chest of drawers for storage and a red brick Victorian feature fireplace.

ENSUITE BATHROOM FOR BEDROOM 1: The en-suite bathroom for bedroom 1 features a timber fronted panel bath with an overhead electric shower, a pedestal wash basin, a Low suite WC., and a heated towel rail.

BEDROOM 2: A dual aspect room with rear views towards the post mill, the Landing bedroom has a comfortable Laura Ashley day bed that can be made up to either a single, twin beds or double bed. It also features a stair gate and polished wooden flooring throughout.

OUTSIDE: The property is approached over a private, fully paved drive providing parking for two cars. The remaining front garden is laid to lawn and bordered by attractive flowers. The side boundaries are defined by panel fencing with a gate opening to the rear. The rear garden features a fully paved and decked sun terrace which runs along the back of the property with steps leading to a raised stretch of lawn. At the foot of the garden there is a summerhouse and bike rack. The rear garden is partly enclosed with timber panelled fencing, mature hedging and fragrant lavender borders.

Friston enjoys a village Green and is within easy driving distance of Snape Maltings, home of the famous Maltings Concert Hall and the seaside towns of Aldeburgh, Orford and Southwold, providing fantastic shopping, sailing and walking facilities. The nearby market town of Saxmundham is approximately 3 miles to the north west and benefits from having a Waitrose and train station offering links to London Liverpool Street. Shoemakers Cottage is located nearby some beautiful walks and is approximately a mile and a half away from the newly restored ancient Sailors Path, a fantastic walk from Snape to Aldeburgh. Friston is a 30 minute walk away from Snape and also offers some brilliant cycling routes and a lovely pub – The Old Chequers.

A well-behaved dogs is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.
